It's very easy to get taken in by what you see. This is a good example of a house that WAS medieval, but is now a confused mess of features resulting from a complete rebuild in the 1930's. It's a pastiche of medieval and Arts and Craft house, done by a local builder! www.heritage-house.org

Always a pleasure to get a new video from you, Peter. As bodged-up messes go, it's quite nice. I've always liked the Arts and Crafts style myself. Shame about the location though.

It'll be sorted - it's the fakery that gets me - this was 1930's - not proper art and craft, which had superb workmanship - this was banged together with nails.. .

We see a lot like that - best taken out and replaced with lightweight infills - sheepwool in the middle, woodwool boards either side, and lime plaster..

@@WarmDryHome you'll be pleased to know I've been repairing the Victorian dry lining in my house with lime plaster! I went to view a house before I bought this one and you could smell the damp when you walked in and the estate agent said at the.time it was because the previous owner had taken the dry lining off (obviously it was Victorian lathe and plaster) and plastered the solid brick with gypsum, I didn't understand at the time but after watching a lot of your videos it did.

Interesting tour. As you say, it's a shame about what has been permitted to be developed around the house, though one wonders whether the Grade II listing is justified.

The listing was mainly about the decorative ceiling I think - you're right though - probably overall not justified...

Very interesting how and why some buildings are listed. In my own listed place the 1970's single glazed pine windows meant that I wasn't allowed to have any doubled glazed windows except where I built on a small extension with 3 small windows into which I was allowed double glazing. I don't think that the powers that be really care too much as they seem to have a different agenda it seems. If they really cared then more public money might be available to help our many hundreds of local rural churches that are falling down and in urgent need of repair On the subject of oakum, I thought that oakum was a tarred fibre used for filling gaps in boats, surely this would be the wrong material to use in an area that you want to be able to breath wouldn't it? But as you say, use lime, lime and more lime but I have noticed you talking about using a hot lime mix when an ordinary putty mix would be just as fine and adequate wouldn't it, just so long as it's not any of the commercially available NHL 3.5 made by firms jumping on the lime band wagon like a certain big mega company whose name begins with H and ends with S and who supply a lot of aggregate as well as cement products on many modern building sights. Not wanting to put people off using hydraulic but a putty or hot mix is better and kinder for these old buildings (like an NHL 2.0) and in conservation they should actually be using a like for like material when possible. Hydraulic is mainly used because it dries faster and you get your money quicker. Keep up the good work Mr Ward.

Good points all peter.. The oakum is breathable and flexible - amazing stuff... we sell caulking kits on the heritage house website - very popular...

Big job and a lot of planning - depends on the conservation crowd too - but looking at what they approved around it, maybe not too many problems..

So busy building the business - taken on more surveyors - one ex Historic Royal Palaces team, andother ex National Trust, and another ex Historic England, so with a bigger team, I have more time to work on stuff like this - I love doing it - just need the properties, and the time...

Why are some of the bricks spalling when lime mortar around them? Also you can use hot lime in cold weather, just add NHL 2 to the mix. How much, I don’t know.

you know your stuff.the ''antique authorities''' cant object since all i would tear out is not ''period'' . if it was my property , now that i know. i would tear out everything to what ever is ''period'' and rebuild from there. just to see what is there. . the surroundings are terrible. so the owner may have got a deal. but if they have the money thats what i would do. . suggest it.
