if property is 16 year old, A khata certificate/extract, BWSSB approval is present but OC/CC is not present, will it be considered as 'A' Khata?

Developer has made a layout and it’s not registered or approved layout either by local authority or BMRDA, and also it’s DC converted for residential or layout purposes is this what it states in dc document’s, also title is very clear but in E-Swathu portal it mentions in the note has this property can not be registered since it’s form 11b also from 1 survey no they have divided into multiple plots in panchayat will they register has individual e-Khata Can we buy this plot or not? If no why?

@@Fitnessdairies Purchasing any plot or house without Khata is not advisable, it would be difficult to resell this kind of properties, you will not get loan fron nationalised banks, you will not get building licence, there are chances of developers selling same plot to multiple people, it is totally risky to invest in unauthorised layouts.

Sir, can a DC converted site get A-katha from BBMP without layout approval? Developer is saying since it’s less than 1 acre land layout approval is not needed, but BBMP has given A-Katha for individual sites, is it possible, can we buy this? Please clarify

Yes sir, even I have heard such cases but i am not sure if we can buy site without layout approval, i think atleast they should have NOC from BDA or other Planning authority under whose jurisdiction the layout comes. Finally, i suggest you to consult a good property lawyer & proceed further.

Sir, i understand your point but how many people would have strength/power to fight against real estate mafia when govt officials themselves are hand in glove ? People like me can work within our limitations. Hope you got my point.
Sir, yava land village limits (there is some limitations of certain meters) alli barutto anta site/land na gramatana sites antare. modalu DC Conversion aagidya nodi, amele Grama Panchayat limits nalli 1acre ginta kadime iro land ge thasildar approval aagirbeku, 1 acre ginta jasti idre DTCP athava BMRDA (sakshama Pradikara) dinda maatra layout plan approval aagirbeku illa andre adu illegal layout aagutte. I personally don't suggest for manual khata, yakandre manual khata na yaaru bekaadru easy yaagi manipulate (tiddupadi/forgery) maadbaudu. Yavude layout formation legal aagi maadidre adakke neevu betterment charges pay mado avashyakate illa, illegal layout aagidre maatra neevu betterment charges pay maadbeku. Hope you got my point. So it is better to stay away from such illegal layouts.
