Jam needs more registered and certified builders and contractors , especially since everything is being sold at such high prices. Would love to see more small business owners running a registered business with a portfolio and testimonies . So many of us want to buy and build, but we can not find reputable small builders to support.

I will say this many "small business" owners are tradesmen, some registered some aren't, not saying they cannot accomplish anything but... once you do the time to become a qualified contractor clients tend to neglect the QS work and just say the cost is too high... when you ask if they accessed the what you want from what you can afford the answer is generally no... cause they just want what they want and anyone that doesn't want to play ball they call you a thief then use a tradesman

Termintes do not eat cedar. Our house in Jamaica was in built 1968 and one of the rooms has cedar flooring while the other floors were of a different type of wood. They were all eaten by termites except the cedar room. It is now 56 years and still going strong.

Send a message to Richmond Estate, regarding Cedar. Termites has eaten out many homes there and continuous treatment for termites

Great content and very informative video. As a professional cost manager (quantity surveyor) in construction with 15+ years of experience in the industry from various types of projects around the globe, I feel like we are missing out two, perhaps three important functions in the design team that should be included in this presentation for the laid man. Regardless of size of the project you will need an electrical engineer, plumbing and HVAC engineer Maybe it is not a requirement in Jamaica and it is covered by the Architect.

As a new property owner, I find this video very interesting as I plan to build on my lot. I think I’ll stay away from drywall because I want nothing to do with termites.

I wish someone would explain why all these professionals always need to charge a percentage. Lawyer, valuator, quantity surveyor architect etc. just don’t make sense to me. Happy to hear the view of others.

I live in Jamaica had construction Business for 38 years ,In the UK Jamaica is still way behind in all areas of Construction especially in Health and Safety , Building Management , Building Control, you have no Building Control Officers, And lastly as for full building Regulations its sparce. In terms of works wearing proper construction health and safety clothing forget it, people can mix concete in flip flops😮😮

Jamaica is a place where you will do business with an entity for $10 but you have to spend $20 in watchmen or watch women to watch each other because of scamming. I will never forget I when I came to jamaica on vacation and visited my cousin at a hardware store, she bought a few things and their were 4 other people checking her bags before she could leave, no lie.

Alot of cowboy so called builders out there charging qualified builders prices, becareful!, as the finishing touch can be lacking and a bit rough, compared to foreign standards. Very interesting points raised, and very helpful to first time home builders, also need better quality fitting and fixtures in the hardware stores!

I also was hoping for information concerning the identification and hiring of contractors. Building codes and permits, surety and insurance,etc. We are looking to renovate and upgrade a 2 unit residential home in Ocho Rios.

@throp can u talk about the mold on the homes in pyramid point in Ochi. Manukah Developments. Same developer building Paradisiac Beach Club. They are ignoring the residents. This should be given more attention as it discourages people from buying homes in jamaica

So true. No body on You Tube wants to cover that story but many Jamaican You Tubers were showcasing those homes on their channels but now that it's a nightmare development they too are ignoring their viewers request to get an update and interview the builder, and owners. It's a darn shame. I know someone who paid cash for one and retired there.

All these platforms and no coverage of this pyramid point mold story. I saw another real estate Channel giving a tour of Paradisiac beach club to unsuspecting prospective buyers smh. Unit starts at 500k and the people don’t even know seh the last development had a mold issue and the developers just ignore the complaints. Jamaica is extremely unprofessional. Not a great place to do business

Jamaica cam be a Paradise and it also cannot be a Paradise. For me it has been both. I have a major piece of real estate and might be working 100% with foreign contractors because of all the drama and corruption that goes on here. THIS ONE SESSION HAS BEEN IMPORTANT IN EQUIPPING ME WITH KNOWLEDGE OF THE PROCESS.

water Infrastructure is a problem in Jamaica and it should not be so , this is the land of wood And water. hermitage Dam has not been properly dredged of sand in over 100 years , which means it holds less water water each year. the hydro electric generator which was a part of it has lay idle for over 20 yrs. it must me revitalized and rain water harvesting must become a requirement for all new construction.

Where in Jamaica do said building contractors go to school, register, or study construction cost to provide accurate cost to compare to quantity surveyor reports??? A building contractor is a profession, so how you have a profession without an education program and expect good results???

I agree , the astronomical cost to build and buy homes in Jamaica is not supported by income earned by its citizens🤔 it seems the focus is on foreigner and the wealthy that can afford these builders.

He is not mentoning that there're not using wood anymore to seperate the space inside the house to hang the drywall, if you're not using the concrete wall for space seperation. Metall is used create the space to hang the drywall, thay are also using Metal for the rafters.

I really do appreciate this entire production. However, you may never need any of these people on the panel, especially if you have a relatively flat parcel of land. The most important person needed is a Qualified Mason, Qualified Electrician and a Qualified Plumber. Make sure to do your research. ✌🏾

No, smh what is the Quantity Surveyor saying it's not up to no Politicians to make such decisions. It's up the technical professionals for example the Urban Planner, City designer, Town Planner, Transportation Planner and Community Planner.

The developers are crafty, they think money first and look later. All of Jamaica woodlands is full of termite, the island has never been so developed all land is not meant for house building due to insects in the earth. Ex farmlands should not be used for developments, unless treated before the build. It's not nice for termites to eat out your wood furnishings. They should use marble where necessary and sand blasting. Too many termites and lizards coming through crevices no matter what you do the lizards are everywhere especially Richmond Estate, where there is a lot of greenery and trees it's a lizard's paradise and termite nest. Mongoose and rats also having tea party right there. 😂😂😂😂😂😂😂😂😂😂😂 Also wild cats 🤔🤔🤔🤔🤔

The second person questions are good questions but no one on the panel are Urban Planner, City designer & Town planner to actually give a accurate answer. This really shows not enough effort goes into Urban and Regional Planning in Jamaica.

@@quantities4904the ancestors built homes with proper ventilation. Air condition was not invented and those homes were cool. I lived in them and they are still standing. We just open the windows to get natural breeze and the homes were built with cross ventilation. The indoor air quality in American homes is terrible. We have to get humidifier attached to furnace because the heat is so drying to nasal passage and throat. The off gassing from the sheet rock is another story. It might regulate the indoor temp but it's possess respiratory issues to humans especially childern . There must be a better way to have a cooler house without using toxic materials. If they doing the same thing in Jamaica as they do in America there will be a rise in asthma.

The only people who use a landscape architect in jamaica is hotels, too many times you see nice houses with concrete jungle, in jamaica people don't take into account for landscape.
