Flat roofs no problem. Flat roof waterproofing No Problem. I do commercial roofs on Australia, bathrooms as a builder with 40 years experience. The correct product with correct application 50 years in aussie sun no problem. All waterproofing here by Law must be flood tested for 24 hours, with photographs before signing off for payment.

I'm sure there will be a solution to water ingress thru the cement...There are coatings that will seal it up and/or elastomeric paints ? ....They have done some great work. The gentleman reminds me so much of my dad...Hardworking and so much knowledge...It will all work out.

13:50 finding the leak on the flat roof now is truly much preferred to finding it after you build everything. I had the fun of getting a very small leak in our basement wall in a finished basement. The repairs required ripping out all the finished materials and throwing them in the trash... ...still dealing with it 2 years on. Meanwhile your guys are stepping up to own and fix the problem. Let's give them the benefit of the doubt.

Dear Andy don’t get discouraged. I’m sure you and the builders will fix the roof problem. Re: layout, take your time and resist building walls too soon or closing areas just because you have pillars. These can be made into architectural features. I agree that large bedrooms are a waste of space and ensuites are unnecessary in small homes. There are many websites and KZbin channels dedicated to small space design which can be helpful. Deep breath. It will all work out

Don't know which commenter came up with this idea, but switching the kitchen and bedroom on option 2 is an interesting idea! The kitchen would be close to the patio and bbq area, a good sized pantry could fit into that hallway, and the bedroom would be closer to the bathroom! Nice!

I like the second plan. The one big bedrooms and smaller studio/bedroom. The sitting area is better placed for summer and winter relaxation. (Hope the flue for the fire doesn't cause more damp problems with the flat roof). It's going to be gorgeous!

I'm amazed there is no polymer type coating recommended for the roof. So difficult to get masonry products to be truly waterproof. Good luck with the builder and don't bust yourself up moving those rocks.

I would put the kitchen in the place of the main bedroom, this will then open out onto the rear patio, accessible from both kitchen and dining area. Close off the front door and turn what was the sitting area into the main bedroom, which then provides direct access into your ensuite bathroom. In your second plan, the kitchen now becomes your sitting area. Main access to the house is through the side entrance which provides access, left into the sitting area, right (knock down that 'passage wall') into the kitchen and directly ahead the dining area. The 'pivot point' of the house for living purposes then is the 'L-shape' provided by the kitchen/dining area which flows seamlessly into your outdoor patio for year round entertaining. Whilst for relaxation the sitting area/bedroom are off to the left at the front of the house.

Dear Andrew, in minute 6 you explained the way you will build the floor: water barrier - concrete - installation fo the underfloor heating - concrete - tiles. If you don´t isolate it well below the floor heating system, you will loose a lot of energy just heating the ground. (Maybe you had it in mind but did not mention it, I comment it just in case). Hard work ahaed, lowering the ground level, tons of concrete and earth... If your body is still recovering, it might be a good idea to repaint the house from outside first. It will look so much better - you did it already once - and raise your mood every time you look at it. Happy that the giraffe stayed safe... Wish you all the best!

Done lot of jobs when I lived in Brazil having to deal with water. The high humidity is a nightmare, then walls suck up moisture trough ground and air, and then there are roofing jobs. When taking down the bottom of a wall or an entire wall being an option then we used sealer on the inside of the walls and for roofing on-top. That stuff gets soaked in the cement very well and you can even mix it in with cement, it works like a charm (though dont try to render on top of afterwards as it wont adhere properly). We moistened the walls/roof slightly then add the sealant/water 50/50 let it permeate well and before it dries add a 75/25 coat. If the roof needed tiling we did that on the same time, prefarably before the sealant totally dried. That purely so the tiling cement wouldnt have any issue adhering. If that wouldnt be an option then we mixed sealant in the tiling cement to have no issues with adhering. Never had anyone coming back to us about it except the very first costumer which we had to redo rendering due to it not adhering properly. Hard lesson learned.

Love your roof and what you are trying to do with it. Your troubles can be solved: First increase the size of the drain pipe. Second, increase the slope by 1/2 degree to a larger drain. Those two changes will greatly help.

I can understand your disappointment so well. After months of chaos, the anticipation of a happy ending and then THAT! - To your plans! The first thing I thought, especially with the 2nd plan: The bedroom and bathroom are really far apart. Maybe it will be different for you later, but I hear from most people that after they reach a certain age they often have to go to the toilet at night. Just a thought...! 🙂

Love your roofer’s response. I had my clay tile roof repaired in a number of spots last summer. Every time it has rained since then, I’ve been nervous about leaks. So far, so good. The roofer did tell me there is a 10 year warranty on the work, but it’s such a hassle. Hang in there!

I'd scrap the kitchen walls in option 2 and have double-sided kitchen units. Come along to Museu do Traje, São Brás de Alportel on Fridays, 10.30. We do a gentle somatics class which has worked wonders on my back. It's unlike anything I've ever done before and is truly amazing.

Take care of your back man, I've got 2 herniated discs so I'm familiar with that pain and it's not fun. When you get back to lifting things like those rocks, don't twist your back to put them down elsewhere, rotate your whole body then put them down straight. It seems awkward but small things like that have really helped me (along with regular trips to a chiropractor)

an ethylene rubber membrane should have been applied, or AT LEAST an hydrophobic rubber coating.That's an old school building company doing old school builder things, i cringed when I saw he thought a couple layers of 2mm cement and net would stop heavy rain..although they only get that type of weather once every 5 years.Those thin layers of cement will also start to chip away in the heat and being a walking roof pretty quickly. It hurts to criticize the man's work because he's hard working but let's call a spade a spade, that's the kind of company you hire to build you a wall or render a few walls, not fixing a flat leaking roof.I understand it can difficult to find a good one there though, the algarve is extremely expensive to live in so you only get the locals, and having lived and worked there in the 90's (we built most of praia da luz hotels,there was barely anything there back then)in lagos, the portimão firefighters building..and 99% of the builders came from the northern regions, that should tell you something

Best reply in this entire comment section! I think you're spot on in your thinking because of your past experience and a whole lot of common sense. As Andy mentioned....he already knows what that problem is but wisely chooses not to get ahead of himself with complaints and "speculation". The workers have done a tremendous job structurely but if I had to guess...the finishing work on that roof was done by cutting a couple of corners that should not have been cut. It will be resolved however (assuming they want to be paid the balance due) and Andy will look back on this with a slight smile and the same positive attitude that has gotten him this far.

@@nwicconsultants6640tks,i was born and raised in Portugal, me and my brother owned a building company since 2002 (i decided to take on other stuff i always wanted to do in 2017,company's still going),and the way/tools that company uses is something i haven't seen for probably 20 years, old school tools old school methods.. They recoated the roof with concrete come on man,give yourself a level chalk line and pitch that coating 1cm/m ,barely noticeable and would prevent 99% of the stagnant water it's getting, and finishing it with a trowel applied thin coat of hydrophobic cement MIGHT have prevented leakage (in this case it didn't) for a little while but that stuff will start to chip away in 2 years or less, i will bet my life savings on it. A "normal " or should I say modern company would have done this job in 3 to 4 weeks the correct way, wich will always be a torch applied rubber membrane going all the way up to the roof walls under the concrete.Luckily the algarve is one of the sunniest places in Europe, there's a hurricane going through Europe atm,that kind of rain is basically unheard of there.Luckily there's a spray able hydrophobic coating this days and if i was Andy I wouldn't set for anything but that solution, if he doesn't we will hear about this roof in the future. I would also bet my residence mr. João doesn't have A CLUE that stuff exists, he's seen rain 70 times in 70 years..

Having a second large bedroom seems a waste - having a study that doubles as a guest room seems much more sensible use of space in what is to be your forever home and particularly nice to have your desk set up away from your main living space when vlogging is your job. I'm a retired builder...........flat roofs are a nightmare. I know that you are stuck with yours due to local requirements. I was wondering how the waterproofing would perform. We now know the answer to that. Your patience is a credit to you. I believe that you chose an excellent local builder. He is making all the right noises. You may have to consider an alternative waterproofing system. With a concrete roof of that size, you will always get expansion and contraction and cracking. The cracking will not be structural but will always demand a high performance flexible membrane to prevent water intrusion. Good luck. all the best from down under.

Yes expansion and contraction is a big problem with the temperature ranges we experience in the Algarve with concrete flat roofs .(effects pools as well if they are left empty of water for a long period of time,Not to mention earth tremors ) .We had problems for years with a very similar flat roof until we used a flexible membrane .It’s been a few years now since that and so far so good ,but who knows when the drip drip might return .If it does then a low aspect pitch within the current, but slightly raised parapet walls ,will be the next and final option .That would not even be visible from ground level . Yes planning is a pain here but I doubt it’s something that will cause a hoo ha on a small rural house .Much bigger fish to fry here when it comes to planning violations .I have infact put in for planning for a pitched roof ( not a second story ) and it will eventually chug through the hopeless system .It’s been 2 years now .could go to five ! Endless Patience and karma is an essential requirement when dealing with the bureaucracy here !

Hey Andy. Those rocks look like a hernia in the making. Don't hurt yourself further if you can help it. I like the second layout better. Just seems right. When I broke my ankle in October I had no idea everything was gonna go south on me. I had just stripped the roof and was getting ready to put some rubber roof on. Well, I spent four and a half months sitting in a chair at my sisters house . Wasn't able to do anything. It rained in my house. Now I have to pull up the floor boards and tear the roof off. Rip out the carpet and put a new floor in. I understand your pain. I was living in the house at the time. Lost quite a few things . I'm glad you weren't moved in yet when it happened. There's a silver lining for ya. Take care.

We also only had one bathroom as children in our rented house but if you can squeeze an en suite in it makes a difference if one has guests particularly if one has an other half and or if someone isn’t well saves traipsing to the bathroom.

I think in time, you might regret not having the kitchen opening out to the back. That was your first instinct. For me, Option 1 is much nicer. (Am I the only one!).The walled kitchen to the front looks too large somehow. and seems to squeeze the living area. Better if that's all open plan or a half wall maybe. I can't tell what part of the house is south facing, but if it's the front, the kitchen (Option 2) could be very hot in summer and using a sink at a south facing window in summer, however briefly, is like being in a sauna! Even with a dishwasher, the sink is used a lot. Wish I could move mine. Bedroom is quite far from bathroom in Option 2. It's nearer in Option 1, which is preferable without an ensuite. In Option 1 actually, I'd reverse the bedroom and living room, so bedroom is next to the bathroom. BUT - it's your house and must suit your needs of course! Great work so far and hope the roof fix is not a major job and is rectified very speedily for you.

Hi Andy, in my entire life (65 years) I have never seen a flat roof that doesn’t start to lose water one day or another. No matter how much waterproofing you do, water will always percolate, if not today it will be in a few years. I think the best solution will be to build a open space with a roof. It will make you a very pleasant space to live in all seasons.

I think you will probably adjust the floor plan a few more times, that's normal. I agree with a previous comment about the distance from the bedroom to bathroom. As we all age the trips between the two become more regular and who wants to go that far in the middle of the night in a dark house. Also someone mentioned the hall as being wasted space, probably true in a house of this size where every square meter counts. Either way your previously displayed cleverness will make something that turns out amazing. Sorry about your roof. Good that you found it sooner rather than later.

One suggestion if yoi like. A murphy bed for the smaller room...gives it 2 uses. Gutted for you re roof cos last thing youd expect after all that effort but decent theyll fix it good job you are seeing it now...more than a lil pleased to sea the giraffe survived.. im sick of the rain here too in south devon... we know we need rain but its SO depressing x Looking forward to windows...youve made great progress.... backs feel better out of the rain... wont be long 🙂

I love option one. Flow between rooms is great with nice sight lines.BUT you have given the second bedroom to much real estate, I did a re-jig and even got you an ensuite shower room. Move the second bedroom door to beside the front door and spin the bed so it's looking out the window. Move your desk under the window. Shrink the second bedroom from window to wall, so the wall is on the window side of the external door. Use the end of the hallway at the entrance of the rear bedroom and the metre plus stolen from second bedroom to create an L-shaped area that becomes an ensuite. The outside door could be changed to a window and use that door to make the main bathroom like a mud room with a door to the outside so you can wash up after working outside with easy access to the washing machine for dirty gear.

Andy It’s quite common to have flat roofs in parts of southern Europe. It’s great to have breakfast on a flat roof on Mykonos. Not great in practice as the first part of a house to go is the roof. However, it is what it is for Portugal and it’s more the character. What concerns me most is the removal of 20cm of rubble inside the house. Sounds like a lot of work and strain on your poor body. Maybe you can get a small excavator. Denis

I like option 2 but would make it more open plan and thereby take advantage of the 'lost' corridor space. The back of the settee would form a division between the kitchen and lounge area and could be moved further back. The dining table could also be moved further back towards the kitchen side leaving an uninterrupted view through the patio doors. I like the way you are reacting to this roof problem. No point wasting energy on emotions that will not solve the problem. Stay positive and as you say, when the problems are resolved the memory will be history. You've got this..... one step at a time and remember you have come a long way already. Glad you have had your back adjusted. Often these types of injuries do not get better without help. p.s. I was recommended by my builder to have water based underfloor heating but went for electric. I have solar panels and batteries which for most of the year run the heating for free. In the UK I use overnight cheap rate electricity to heat the flooring and fully charge my batteries in winter. p.p.s. A "terraço" (flat roof) is something absolutely typical in the Algarve. There are no reasons for doing such a poor job. Those guys look experienced, I don't know how they could have done such a botched job. Nevertheless, they are committed to fixing it, which is a good thing.

Your house looks great with the big open space in the middle. Nice to keep it that way - don’t put walls up! Bedroom location in plan 2 makes sense. I’m sure you will get lots more suggestions for your kitchen plan - I would put an island between the two columns… What does Cristina say? In the future maybe you can build a separate little house for guest accommodation- officially or unofficially (wooden non permanent structure for example). So I wouldn’t worry about a second bedroom …

What a difference from where you began! My sister has a flat roof house. It has been a headache from beginning to end. She's on her third roof. She is not a happy camper!!! If I could go back in time, I don't think I'd choose stucco for this climate. The temperatures fluctuate too radically. Ours run from -23C to +30C. For your "studio" what would you think of a murphy bed? There are some lovely designs of bookcases and a sofa which flip down to a double bed for guests. It's far more comfortable than a sofa bed. Just an idea.

I'm a dumb dumb when it comes to construction. Is the process of fixing that simply to just tear the roof down and starting all over again? I have been watching all of your videos and I STILL can't get over how absolutely stunning the property is. Been stuck in a big city for the last 30 years and seeing you pan around you place it like a breath of fresh air here!

I seriously admire your stoicism and refusal have a rant against your builders. Everything I saw told me they were 'old school' good guys who understood this type of building and the climate it sits in, and worked very hard to do a good job. From what I've seen, and what you've said about their reaction, I think this will be fixed properly pretty soon. Not an expert in internal layout, so not going to comment on your designs (it's YOUR home after all). Maybe worth looking at similar buildings in the area that have been 'reformed' to see if you can grab some inspiration? (AKA nick a few good ideas). Keep up the good work, and thanks for sharing.

I like option 2 as well; plus being closer to the bathroom if you have to get up in the middle of night is a huge benefit. Staying positive with you!

Hi Andy. I like option 2 also. I've found over the years that the main room's I use (with 3 kids) has been the kitchen and lounge. Only in their late teens did they start using their bedrooms more... but I didn't. Good luck with the roof, I'm sure it will work out great and you will love that additional outdoor space that it gives you. Keep the videos coming. I'm thrilled with your well upgrade, I was so excited about that when I first saw it in your videos quite a while back now. Great job. Very excited to see how the food growing area turns out. 😊

I Like the second one- could you add a outdoor shower off the bathroom possibly were that window is. A nice glass door with some natural stone walls- let the moss grow on the walls. . The flow feels better in the second plan. Raised garden bed for veggies and herbs off the kitchen. Think I would keep the fire outside the house- so a pizza /bread oven- and a bbq grill. Possibly on the other side of kitchen and bath wall could be a fenced in area for the salvage material collection possibly with a layer of sand then landscape fabric and then rock- to try and keep from the ground compacting if thats the drain field for the sewer. Then definitely a water feature for birds and wildlife and the dogs to drink from and to have the sound of water. Seems like you could possibly shower outside 90 percent of the year and keep the moisture out of the house. laying down on a lounge chair or hamock on the roof star gazing is a nice thought.

Well, best to find out now that the roof leaks, rather than later. Not sure the larger kitchen with island in Plan No 2 is best use of space, unless you entertain & like to cook up a storm. And that corridor could be be used as walk in cupboard space. Also note where you want to put the flue for the fireplace, maybe an outside wall rather than the roof. Storage for your gear seems to be missing as well. No need for unnecessary external doors either. You just lose wall space. This is still very exciting, & looking forward to the build! Looks like you could also use a pergola/ carport thingy for your toys. Take care of that back! Hugs to Will & Cris, they have the best life! 😊

Is the cistern filling? Impressed with the water level in the well. The roof leaks are a shock. As had been said, knowing about them now is not as bad as if the leaks weren’t realized until next fall. I’m sure there’s a lot of design tricks that maximize the square footage to return a really pleasant outcome. (Square meterage?) With all the renovation vids on YT this is the only I’m interested in. You’re living the dream, not dreaming the dream.
