My current home has a breezeway. Love 💕 it … Now I’m getting ready for a much smaller home … on property that my niece and husband own .. It’s a exciting time and in Nova Scotia nothing is easy … I’m sure there will be up and downs , so collecting information now . Mine will not be on wheels , a foundation… slab . I have never seen anyone discuss the possibility of building down, as in excavating a basement. The footprint would remain the same. The bonus is room for utilities and water heater, furnace, softener, water filters etc., as well as storage space and a cold storage area for preserves/wine, whatever. Of course there’s the added cost of excavating, but the spoil could be spread around the perimeter of the structure to raise the grade. This would negate the cost of any haulage to remove the spoil.

Hi, Cris T. Usually, people are talking about tiny home to use their money in the best way possible for the most return on their dollar. With the codes in Ontario about what has to happen in the basement in regards to insulation and vapour barrier and even radon mitigation, you are looking at an additional $30,000 or more. I highly recommend just building a larger tiny home and putting the $30,000 into something above grade instead. But, to each their own. It's not out of the question, for sure. I've discussed it with several clients, but no one has gone forward with anything like this due to the additional costs.

Considering a tiny home build up in Bracebridge- Huntsville area but know nothing about their zoning laws. Do you have any suggestions how to begin research ? Would this breezeway idea work if primary home is tiny and is joined with large garage structure with a breezeway ?

Hi, Rob. The breezeway idea works to make something one building if a municipality doesn't allow accessory dwelling units. It could also work to get around minimum house sizes, especially seeing as Bracebridge-Huntsville area has minimum sizing still. However, a garage is not considered when determining house size, so you would still need to have the main dwelling area be larger. I’m in the Ottawa Valley area as well. Really interested in the tiny home movement. Sister has an empty rural property about 5 minutes away from Calabogie, Ontario and I desperately need somewhere to live. All the laws and building codes are a bit overwhelming if you’ve never built a home especially accepting that it can change from county to county.
