instead of doing small claims, I suggest you file rent escrow with the courthouse instead. Small claims will take awhile. Escrow will be immediate. What happens is you report to the courthouse that you want to set up an escrow because you're going without certain necessities within the property. Then you pay your rent to the courthouse instead. They can't evict you, and the court deals with the property owners to get everything fixed.

I don't think I have that option in my state. Everything I researched said rent abatement is my only option.

Oh man. I'm a landlord so have a certain perspective. Is there an actual homeowner or does this management company own it? I couldn't live with myself if something tragic happened because of a problem I ignored. the homeowner may be unaware they are handling it that way. As little as you are paying, they may want to"encourage" you to move on. I know we wait for major work like windows or electrical till our properties are vacant. You may need to get an independent inspection done since it sounds like they are sending a maintenance guy who they employ. I'd do that for my own peace of mind anyway because you don't know if what they say is wrong (or not) is actually the case. Best of luck.

There is a property owner. He and his sons actually mow our yard. He's hateful. He cares less than the realtor does. He's a retired probation officer with a huge ego. How much I pay in rent shouldn't be a factor in any of this. I think property owners use this realtor because they have a reputation for not making repairs. I've called the electrical inspector, but he hasn't gotten back in touch with me.

heck yeah , you and your daughter could go together on a nice RV . they make some really nice ones now . i can't imagine not even having a functional Kitchen. Always eating out ? yuck and expensive. hell they might be mad at you for living there because they want it to burn down !! like for real . Good luck with everything sincerely ❤
