Good video. My dad purchased a two bedroom, one bath american general 30 years ago and it has held up well. I bought a brick home 14 years ago to be my forever home...i never understood people that buy homes to live in them for a short period of time.

Your answer to that last question is spot on! We looked at many homes and narrowed our choices down to two. Both beautiful homes but we got a feeling that I can't really describe every time we walked into the one we ultimately chose. We walked through both several times for two months just to be sure before we committed to buying. Like you said, go with your gut!

an interesting way the ability to pay is determined is credit to debit ratio and pay off those credit cards folks even a little bit and that will help you to afford the home your looking for. The Diva has probably covered this but it was very important in my situation.

When do you put down your down payment? Is it at the beginning or at the end of everything? Can you talk about the process for adding your land into your loan, meaning does the amount you get approved for, does that include your land, home, and anything else that needs to be done?

Is it possible to finance the land and mobile home from ine company/bank? Like with out doing a lot of back and forth for example company A) will finance the home but company B) still has to approve the loan for the land and in that process you still have to go to work, pay bills and eat. Can it be done all at one place? How does it work? Is there still land that companies buy up to divide it for smaller acreages?

I have a question that might be a dumb question to other people but I need to know. If we get approved for a $100,000 loan and the home we want is $140,000, do they accept the $100,000 for that home or can we only get a home for $100,000 or less?

You can only get a home for 100,000 or less. However the dealer may be able to reduce the price to something you can afford. Keep in mind the 100,000 is for the home, set up and delivery etc so you have to factor all that in also. Anything over the 100,000 you would have to pay out of pocket

Yes we put ours on land, and we didn't have a charge to add utilities to the land as there were sewer, and water already there, we paid 150 deposit for lights and the 200 for cable, but nothing for adding it into the property. Only to turn it on.

That honestly would be a question for a lender. They love a good credit score but want you to be able to pay for the home. I see it going one of two ways. 1. You get approved but for less than you thought or 2. Your pleasantly surprised at the approval! Either way you should be fine !

All taxes are included in the mortgage. I will have to pull out my papers to see. I did get a tax statement , but the lender had already paid it
