I've just offered 5.5% below asking (downwards trend in London house prices since mid 2023 hasn't changed) and the seller came back to me with an acceptance after initially countering for £5k more. There is now another offer on the table (close to mine, so I hear). So I think it'll come down to who is more proceedable. I am hoping that as a single household, solicitor instructed, mortgage offer in place (actual offer, from a failed sale), living with parents buyer, I might come out on top. I also offered to buy it without survey so they know I won't gazunder, and with furniture as-seen because it's probate -- I saw Kirsty win a couple a house this way on LLL many years ago. Wish me lucky, pray for me!

Good evening there, I was just wondering I’ve had an offer for my property and I’ve accepted the offer. How long does it take till then? Does my estate agent get a solicitor that I’ve used before like doing probate? What is that happens next thank you very much

Two biggest problems for sellers are a) seeing their house through rose-tinted specs, particularly if they've lived there for a long time & got used to any problems and similarly, b) making false comparisons with other properties when doing their own research, always resulting in the seller over-pricing their own home, funnily enough! This tempts/pushes agents into over-pricing which can lead to frustration & disappointment, particularly in a flat maket.
