40 Acres for just $50K! Lot 126 BIGFOOT Rd. Ono, CA 96047
Sweet price for this lovely Wilson Creek front property. There is about 800 feet of Wilson Creek running though the land and about 1600 ft of another unknown creek meandering though as well. Has metal roof shed to keep your items out of the weather. Recreate, target shoot, or just use as a get away from the city and own your own 40 acres of wilderness. Build a cabin or off grid home after obtaining a Certificate of Compliance from the Shasta County Building Department. There is an old path leading into the land from the main road for easy ingress into the property. This lot offers privacy down by the creek and has a rolling topography. Out of the snow at about 1,500 feet elevation. The property burned in the 2022 Zogg Fire. 40 acre minimum lot size so not splitable at this time. Owner financing is not available.

I lived out there off grid for 3 yrs, this was back in the late 90’s. Unless you have a lot of $$, it’s not worth it. The creek didn’t go year round when I lived there, our property was 40 acres for $40k. It’s dry hot and miserable in summer, cold in winter. Had a dusting of snow once, we were at 1500ft as well. Never saw any bigfoots, lots of coyotes. People out there are very scary, some say dig a few feet you might find a body. No law is coming out there, firearm is mandatory. There are bears as well, not much deer. It’s an experience I’ll never forget, neither will my 3 kids.

If have any kind of dwelling there you'd probably want to build it like that shed, cement walls and metal roof. Or maybe something like dig a dwelling into a grade of the property somewhere kind of dig into the side of a hill so you dwelling is part of, or into the hill or whatever mostly earthen.. so fire would just burn over it not into it, something like that anyways.

What kind of zoning is needed to build multiple structures on a large acreage undeveloped property? I'm thinking something like a few zomes (geo domes) or cabins, an outdoor lounge space/kitchen underneath a roof supported by two shipping containers, an outdoor ampitheatre style performance stage, a few sheds, small office (like 100-200 sq feet each), etc. I'm thinking something that could function like a summer camp without actually being a summer camp. Not sure what type of zoning is required for that. Many of the properties I've seen say they only allow a single structure, or even none, despite 30+ acres.

That is totally false. A property owner can file for a C.C. with the county building department. You may have conditions to meet like a perc test etc to get one but it has nothing to do with the court system.

@@MountainValleyRealEstate- Any idea about mineral rights? ... it's a little bit interesting that there's quartz vein float in that drainage (although that particular sample didn't appear especially mineralized). Chances are, I suppose, that the exposure is not on the property, though. Or, more likely maybe, it bumped down that drainage from some old tailings. **edit** Now that I watched the rest of the video, definitely looks like there's some quartz float from a nearby exposure. @Mountain valley real estate: I live and worked there for 20 years. Summers are regularly 110°+. Even at midnight the temps are above 90°. The community is clan driven. If you're not from there you will be treated as an outsider. There are places in Shasta county that are great but Ono, Happy Valley, Shasta Lake City and south Redding are places you want to avoid. Meth and thefts are rampant in those areas. Just for references, Redding CA has a higher crime rate per Capita than Los Angeles CA. I appreciate you trying to make a sale but be honest about the area. Good luck!
