Been eyeing this property for some time but couldn't get myself to like it because of the topography. Being a grower (of veggies and fruities, mind you) and someone who values privacy, the land having very low spots and with neighbors able to look down at you doesn't quite cut it for me. I'll have to see it in person to decide, though.

I bought a one-story house not knowing I would hate to have a neighbor looking down at me from the second-floor window each time I was in the backyard. This 6.2-acre property has two neighbors on opposite sides who could look down at you. Privacy could be an issue there. A curious person with a pair of binoculars could easily watch you through a window. I said to myself: "Never again!" Agents should be aware of this when they're selling a property with privacy issues and reveal it to any prospective buyer. Or, buyer beware! Too late for me when I found out. This land was on the market for around 5 months, and only when the price went down to $40k (was more than 2x at first) that it had an offer. The sale is pending right now, so someone bit on this lowest price. Good luck to the future owner. Didn't get a chance to look at it, as I'd been too busy, but now I realize I wouldn't be very happy with it.

May I suggest that you adjust the title of your videos by adding the word "SOLD" when a property is no longer available. It is a waste of time for serious buyers to view the videos if the property is not available.

This one is going to be a tough sell I bet. You can’t build and there is no deeded access. Plus being habitat porotected you probably could never build anything. Water is no problem but a septic system would be out of the question.

Thanks for the suggestion but that would just show a bunch of tree cover and no parcel boundaries. Might work for an open non treed parcel. I do use a massive 15 ft pole now to show more of the land and a real good 3D aerial with lot boundaries at the beginning of each video.

good luck getting permits for anything, we are talking about california here, you wont even be able to cut one tree down without the environmentalists being all over you. you would be lucky if they let you set up a tent. I left that crazy state because I was tired of getting permission for doing anything on my own property, I couldnt even paint my house the color I wanted.

Ya, but you did not live in this area and not all of CA is the same as a lot of people who are not in this area seem to think. The cost of living is so much different here. You must have had heavy CCRS or an HOA that dictates what you can or can't do.

It is a good idea to always describe the well. What rate was it flow tested at? How deep is it etc. Was a temperature taken? All of this describes the real potential of the land.... and water.

Of course, I know of many creeks in my area that are year round, even springs. We have mountains on all 3 sides up here, North, East, and West.

Without a deeded access to this property you are at the mercy of the National Park Service which DOES NOT have to let you have access from the road so the only real access is to drop in from a helicopter or park on the road, if you can, and walk in. There is no guarenteed right to walk over NPS land to access private property without a permit if you can get one. You could potentially beg the NPS to grant you an easement, the fact that the land doesn't already have an easement doesn't speak well for getting one. In my opinion you need to check into access across NPS land before purchasing this property.

Yes, definitely check into what NPS will allow. They have told me in the past that walking on their land it okay and by the signage of "No Motor Vehicles" at the beginning of their land, it does appear to be the case. It does not say, "No Trespassing," just no motor vehicles as I showed in the video.

Riparian Water Rights are here in CA. I doubt they will give you a deeded easement, but my guess is they are okay with you walking across their land.

Several problems with this property: 1. If you do not have deeded water rights then you have no claim to the water that flows over it and do not have the right to use said water. 2. If the owner of the spring decides to cut off or divert the water you have no recourse to get the flow back again unless you have water rights. 3. Assuming that there is a coal mine on the property and it is discharging water from it that ends up in the Waters of the United States if that water is contaminated the EPA and state agencies can come in and force you to treat that water at your expense forever as long as the contaminated water is still flowing. It might look clean, you would need to have it tested to make sure that it is really clean. 4. If you can see Reading then Reading can see you. It is VERY hot in Reading in the summer time and theyare very willing to share that heat with you.

CA and one other state recognize Riparian Water Rights and those are not deeded water rights. There is always a real estate attorney if one needs that. I do not know if water is coming out of the coal mine, I don't even know where the coal mine is as there are 2 places with large boulders. Perc test, water test, surveyor, all tests are available for one to do and always highly recommended on any property. It is Redding, not Reading.

Those are wild domestic pigs correct? Is hunting them on one's own property any time without a hunting license ok? Pigs are very destructive! (Peccaries are protected with limited hunting times & counts) Peccaries are my main problem & part of why I wish to move to a new location.

It has a beautiful stream you can’t get in , that you’ll NEVER be able to own the stream on your own property , you can’t drink the water , you can’t fish the water and The Government WILL TAX YOU TO DEATH !
