I love the fact that your kitchen is separated from the living room. I hate open concept. If my kitchen is a mess I don’t want someone walking into my living room and seeing it. That and my kitchen is my area to get away to cook with no disturbances. So your area is gorgeous!

Having worked in construction, I can tell you it's a lot easier to save the baseboards until after the carpet is removed, walls painted, new floor installed. In that order. Beautiful blank canvas. I'm so excited for you.

As a “wood shop wife”, I’d use that cottage for canning. The garage has the capacity to load large sheets of wood and large tools. You need as much space as possible for wood projects. Just to rip a sheet of plywood down, you need a full sheet of space on both sides! How FUN! Again I’m so excited for you both!

Yes! Canning outside of the house is great to keep from overheating your house! It's also easier to organize your canning all in one place without having to stash it all away in cupboards and drawers every time you finish canning and need to make dinner!

I agree. Also the cottage would make a great "summer kitchen" for those things you need to do in the summer months like canning that you don't want to heat up the main house. I bake a lot of bread, would put an oven out there for that purpose too.

We are 65 and 68 and will move in the next year, but yes, I hear you. I’m glad we’re doing it now and not waiting. I’ve had to convince my husband of this, that we’re not going to want to move in ten years. If we have ANY desire to move , we need to do it ASAP.

Hi Becky. This is exciting news. One thing I want to point out is you most likely have a septic tank and they require a drain "field" so before you plant anything or build anything find out where the septic and drain field are because there are restrictions on putting anything in those areas. Get a copy of your property description from the county you're in with a drawing where your septic is and ask about drain field restrictions. It will save you a big headache. Cheers and congrats!

Hey, just wanted to let you know that there's a device called a Solar Pathfinder that you can buy, set up anywhere on a piece of property, and it'll show you what the projected sun pattern will be for that spot for the entire year based off trees, slope, ect. It's mostly used when installing solar panels to track how much sun/shade an area gets. Worth looking into

Becky! It's amazing! Consider..... A kitchen couch! My grandma had a beautiful couch that I was going to put downstairs when she passed, but it didn't fit 😂. So we put it in the kitchen temporarily, and realized it's the literal best part of our entire house. We can snuggle on it, watch sunsets, relax when there is something to keep an eye on in the kitchen, and curl up on with a snack. Not to mention the ability for your guests or partner to be so comfy and hang out with you while you cook. Whatever you do will be perfect though, I can't wait to see it!

I am absolutely thrilled for you, Becky!!! It really is the perfect home for the two of you, and for all your projects. My instinct is that Josh’s shop should be in the garage room and you should get that canning kitchen. If at a later point you wanna buy a boat, you can change things around - it won’t be impossible. And that amount of space for his shop will be awesome for him, too. (PS In Armenian, we have this notion of good jealousy and naughty jealous; good jealousy is when you are happy for the other person and you’d like to have the same for yourself… And that’s how I feel about your berry garden!)

(He also has a homesteading channel.) Both of them have made moves to quite large properties in the past year or two, and while neither of their gardens will be like yours, listening to them talk about how their thought processes and how they made decisions and all of that might be good fun for you to watch and listen to.

Way cool! Congratulations🎉 A recommendation I heard from another KZbinr who bought a farm with a house that needed renovation - live in the place for a year before you do any major changes or renovations. Things that seem like a great idea can be nulled by a factor you are unaware of or can't foresee right now. It could be a location that floods when it rains, or a room that doesn't get light that you need for projects. You will also settle into a routine and naturally realize what suits you best for how to organize the space. This will help prevent any financial disasters that could have been avoided.

For your greenhouse maybe consider digging out at the lower part of the slope and putting the greenhouse in ground partway. The warmth from being in ground could be very helpful and being dug in wont impact your view nearly as much.

You asked for ideas... consider putting your canning kitchen in the walk out basement. You can walk right in from the garden to prep and process your harvest. You will be right next to your planned root cellar/canned goods storage with no stairs up and down with produce or finished items! Also you will be cooler in the basement with less need for the AC. This will also keep the main floor cooler by not having the canning kitchen next to your main kitchen. Looks like the basement is large enough for the canning kitchen, your food storage area AND Josh's drum studio. 🥁 Best of luck to you both and congratulations on the new homestead!

Tremendous idea - especially the difference in temps - much less stress on the kitchen equipment and hvac in summer/fall when harvests are pulled in - AND you can get a golf cart or side by side with a tow point to attach a gorilla cart or something similar to help you pull in your harvests right up to the sliding doors so that you can detach the cart and pull it right inside.

Hello becky! I’ve got a suggestion for your vegetable garden, since you plan to regrade your property you’ll have lots and lots of earth to redistribute, so you could do tall raised beds! You could make them hip height so you don’t have to crouch down to weed and harvest your crop. That way the soil that your plants are growing in are going to be elevated with the sun hitting them all day so the soil is warmer and your growing season is longer. I’ve had raised beds like this and it’s really been amazing having everything at eye level without needing to bend over to inspect my plants! I’m so very exited for this new chapter in your life! And jealous for all the planning that you’ll need to do for your garden!

LOVE YOUR HOUSE!!!! I would definitely make the woodshop in the garage! That way he can store wood outside, work on BIG or small projects and have TONS of storage for those bulkier tools. Then having that smaller space for canning would be great because it LOOKS like it is off the backyard which would help for carrying in the harvest!

I wish I was able to attach a photo or video because I can 100% relate to the loudness of drums. Both my son (who is also in a band) and my husband both play the drums. Our 4th bedroom is a music room. We have two full drum kits, four electric guitars and five amps. My son also writes and records music for his band, as well as for other bands, so we also have computers and recording equipment in that room as well.

I lost my husband of 52 years suddenly from cancer in 2013. So I am sure you will understand how very much I am looking forward to following your journey together in this forever home. Having that workshop space as your canning kitchen sounds perfect, leaving the machines out all the time no need to find cupboard space for them in your kitchen or basement is such a luxury that you 100% deserve, also makes complete sense since it is so close to your garden. Great that your husband will have areas of his own even if you take the workshop next to the garden

Congratulations! Very happy for you and Josh on the new spread. Idea: Maybe consider embedded raised garden beds for the new garden terracing. Easier to do... you may even be able to do it yourself, lower cost, and you can start using them as you go. Also, less bending over to plant and work --- make the natural incline of the hill work for you!

I grew up in Oregon, my aunt grew u pick gardens snd our full family also canned out of it her home had a summer kitchen off the back of the house with 3 stove/ovens 2 freezers and two frigs she also sold milk and eggs, we were women rich in our family do annual garden snd canning were one of my favorite memories!!! Summer kitchen fir canning is a great way to go snd keeps the heat out of the inside of your home! Love your new home, kitchen to die for!!!! Love the property has a lot of pluses can’t wait to see your terracing! Raspberry once pruned you can get them in controlled left alone they will take over

Definitely plant fruit trees as soon as possible. They will grow fine on a sloop. Just make use they are far enough apart that a riding lawn mower will easily fit between them

I think the room would make an awesome canning kitchen and the RV garage would make an awesome workshop for Josh. It is right off where his tractor is parked and looks like a nice little shed there where he could store lumber and such. Congratulations on your new home. Also, in your laundry room, where the cabinets are, if you can put the cabinets on the floor, put a cabinet shelf on top for a folding table. On the wall above, put a closet rod across the top for hanging laundry as you take it out of the dryer n

I'm a year and a half late and soooo jealous!!! This is like a dream for me too! I'm from upstate NY..the home of the Lilac Festival (Rochester,NY..world festival every year around mother's day)....and the land is my dream with a 2 or 3 story Victorian Home with a rap-a-round porch....I'm disabled now and could never do stairs or even the gardening, it makes me sad and I cry a lot thinking about never being able to do that, but seeing you get your dream is something that makes me smile!! God Bless. If you ever have room for a small guest house to rent out I'd like to be the first guest!!!!

I am new to canning too! I love her enthusiasm. I remember when we bought this house, we wanted to do all of the things, even though it's only a regular suburban yard. Now we have an herb spiral, a hugel-bioswale, vertical garden, converting lawn to garden... It's never too late. I'm thrilled you have some tomatoes!

What an amazing blessing! I told my husband when we sell it will not be to an investor. I want a family to enjoy our home. It was soooooo hard to get a house when we were searching because investors beat us with cash offers for a whole year. I cried and was about to give up.

Very cool! I think rv bay would make a great work shop for Josh. Having a processing kitchen would be great. We call them summer kitchens. As for the new garden area, you should 1st locate your septic and we'll systems because you can't dig in those areas. Congratulations! 💯❣️

Becki, when you and Josh start settling into your new home, think future. If you use the building away from the house for canning you will have to go from the house to there in rain, wind and possibly have to take one or more small children with you. I am 74 and look back now thinking about what would be easier today if I would have a made certain changes in our home years ago. If it's your forever home think long term. Love you and your life style. Prayers will be said for your new journey. Pat

Congrats!! So glad you get to harvest from your other garden before selling! So much work put into that garden this season! I think you have the right idea to watch your sun patterns and also observe drainage on your property. Maybe even set up a trail cam to observe what wildlife comes through! It’ll be fun watching what you guys build! Super fun you have that orchard area!

It's a lovely house I can't wait to see how you make it your home. I think the small room would be better for you preserving room. And the larger space for Josh's workshop as he will be able to have the room to expand when he need to. Could you do a Deer fence like Living Traditions have done with double fence and they have there chickens and Ducks in the middle of the 2 fence lines like a moat.

A sun room for your plant starts, double ovens!! Definitely canning kitchen, there's a door to the outside, and you won't mess up your main kitchen. Garage workshop because the garage doors make it easy to bring in/out lumber. Congratulations on finding such an incredible place!

I would put the wood workshop in that garage (you DO NOT want all that dust in your house), and make that other room for your canning like you said….great idea! The potential area for your large garden and chickens is awesome, plus all those fruit trees! I would be makin apple pies like nobody’s business 😜 The area with the strawberries is wow….love it! I never heard the term "daylight" basement before, we call it "walk out" basement. I love ours! I also have my storage room for my canned goods, garlic, etc. in ours. I can see so many great possibilities with your new home!

What a blessing, Becky!!! I am so thrilled for yall! 7 sky lights! The view! So many things to gush over! I agree it makes sense to have your kitchen separate from your living (Also I imagine it's good to have separate areas to gather, instead of feeling like everyone is on top of each other). As far as workshop or canning kitchen, maybe canning in your main kitchen will answer the question for you? How neat that Josh is a drummer! And a daylight basement is perfect! Love that there are existing gardens and orchards in your area to move to. And what a blessing to be able to keep harvesting from your current garden and watch the sun pattern at the new house! I'm looking forward to watching the journey. I'm the same age as you and have been keeping a small garden for years. I've been watching your videos for a few months. A Walk-in freezer. You are in a position to start this preserving/ canning kitchen correctly. It is less costly to put in and maintain a walk-in freezer than multiple regular freezers. Your husband seems to be very capable of doing this himself And you have the space in your basement. I grew up in construction and on a farm. You can do it. Good luck. You have a beautiful home.

SO EXCITED FOR Y’ALL!!! Congratulations! 🥰🥳💃🥒🍅🌶🥦 Thoughts: For your canning kitchen, how easy will each location be, once you have processed the food, to transport it to the location you will store it? And how easy will it be to retrieve those items when you go to actually cook a meal with them? Thinking about heavy glass jars, etc. Maybe you could keep the current garden as a fruit garden, since it already has all those well established perennials, and make the new terrace garden primarily annual vegetables. Something I heard that seems to work for my garden: take your dogs regularly into your garden, brush them in there, etc. it seems to make the deer more likely to avoid it. Strange but it works for us! GAAAAAA!!! So happy for you!!!

Holy All The Things, Becky! Your new home is amazing! I really enjoyed the tour and your eyes were just sparkling while you discussed your plans. So happy for you! All that space to do all the things you and Josh enjoy. To have a ready orchard and space to expand out your garden, no wonder you are glowing!
