I've been looking for a rental in Adelaide since December, I counted 40 people at a recent inspection in Para Vista. I haven't been successful yet even though I'm offering 3 months or 6 months rent payment upfront.

The markets pretty competitive atm, Agents aren't along to ask you to offer more than the advertised amount, however if it suits your situation and budget doing so can be the leg in sometimes. I've done it in the past as a renter, and as a LL I see tenants do it all the time in applications.
