Love Broady, it has been gentrification on steroids and heaps to go. So close to the cbd, close to everywhere and its still undervalued in my opinion. In addition to all this, theres two other important details!: the east-west airport rail link via the new line is going to make Broady station absolutely critical. Also Broady has been selected as a high density activity region for the governments housing investments.

A lot of guests have been talking about this area recently. I can tell that Jun really hesitated about Broadmeadow. I had a retail store there before. Its a high crime, high unemployment, low income area. We got to ask ourselves how much room is left for rental growth, how much room is left for price growth. Will price growth exceed the interest rate?

I should add similar areas start take off when the price was just around 250k-350k in Perth and Brisbane. Evan doubled now still around 500k, still affordable.

Exactly, these areas make sense at 300k but not 600k. It’s the most economically deprived suburb in Melbourne, and perhaps any major city in Australia.

3mth rental growth is a bizarre metric to choose.... Almost meaningless without context ie number of properties rented, on offer for rent, rental yields etc... There was some tiny suburbs in there, very lumpy data due to sample size and the time scale chosen

Looking at short term growth at the end of 2024, 3 months growth is a great way to find short term increase to track an areas that could be on the rise, it’s not a panacea to choose the perfect suburb but an isolated indicator to lead to where to look at in more detail.

Very informative video but Few things to consider 1. You dont include negative gearing for the rentvesting scenario. This is what makes it such a powerful tool. 2. Would like to see a scenario for Melbourne. I currently purchased in outer western suburb and plan to rent an apartment in inner east. 3. How does it change if instead of interest only, its P+I. You just buy 1 property, then re-finance sooner to buy the 2nd. Reduces the risk of owning 2 properties at once and less deposit required. 4. Maintenance, agent, rates, land tax ate not considered too which can make a difference. 5. Past performance is not reflective of future performance. A bit unfair in my opinion to nit pick areas that have done super well. I would suggest sticking to 1 city for the analysis just to control the variables a bit better (rent inner city, purchase outer suburb)

If u get equity out without 2 tears, the mortgage broker gets claw back so how do u get equity?

Great question, if you’re using the same broker they get a claw back on the loan but re write a bigger loan recouping their com and getting more, or sometimes you just need to switch brokers if you want to move fast and they don’t want to and they will get a claw back

You can get another valuations with the same lender and extract equity without having to refi. If not a quality broker understands this refi will allow them to get a larger amount approved and funded and that is how they make more money.
