I live in this neighborhood and watched these places go up over the summer. I was highly impressed with how fast both places came together and the quality that went into the projects. They both rented quickly. It was nice to find this youtube channel and learn more about it all. It is also nice to see how much Derek cares about community.

@@paulmarso1220southern Oregon. It really doesn’t matter what a house looks like here because the market is so limited for buying and rentals. He could have thrown a wooden box in his yard and someone would have rented it out. The market is great for him here but for average workers we have very little opportunities

Glad you enjoy it! Yes, free was the best way to get the info to more people. The though was if it was a $1,000 course maybe 100 people a year would buy it, but free, thuousands a year could potentially see it.

Very interesting. The YT algorithm brought me here, since I was looking at small apartment vids (dang the AI, lol). I'm planning to build rental apartments (in my country) and the advice you gave is the same: choose neutral/ light colors, put the utilities outside for easy maintenence, etc. I've mentioned in one of your previous vids - the size of your ADUs are bigger than many "main" dwellings for poor/ lower middle class people in my area. Lofts are also becoming more common due to limited land area (they weren't 10 or 15 yrs ago). Thanks for the tips. Cheers!

@@ThatADUGuy Philippines 🇵🇭. Apartments being built nowadays are 4x5m (13x16.5 ft) for 1 BR and 3x5m (10x16.5 ft) for studio type. Condo units are usually 4x6m (13x20 ft). They're like shoebox apartments in NYC. People are generally smaller too, lol. Cheers!

@@ThatADUGuy you're welcome. When I visited the US, I was surprised by how BIG everything was - the houses, roads, portion sizes, even people! (lol). The 1-storey rowhouses being sold by developers here are usually sized at 4*5.5m (13x18 ft). The 2-storey townhouses (also by developers), each storey is 4*5m (13x16.5 ft). From afar, they look like the "Monopoly" houses and hotels. I've seen similar "mass housing" developments in other SE Asian countries. Cheers!

Does vault ceiling affect gas/electricity consumption? It increases the inside volume but I do see it is more affordable since it does not have a flat ceiling. How much did you spend in the 2 ADU's? They look fantastic! (what city is it?)

Really love this! I live in Australia and we definitely have a housing crisis. Sadly, the local government regulations are still not keeping up with planning laws to allow ADUs in many areas. This is definitely what we need. The quality and thought that you have put into these is amazing, and I love that you are thinking about aging and what people with mobility needs require, especially in bathrooms, etc. Well done and keep going. It's inspriational.

Been wanting to ask this the whole series. When building an ADU, can you speak to when to pour a slab/install the sewer line OR when it makes more sense to cut into an existing slab/dig to install/connect a sewer line as opposed to adding to the existing concrete slab. I’d love to do an ADU but bypass the land development/concrete pouring but then I run into the issue of how I do a sewer line on an existing slab.

I'm looking to build a small home for myself and homes this size are what I'm looking at. Being partially paralyzed those lofts are just big spider dens to me, haha. The two bedroom with some tweaks (only need one bedroom, but a small mudroom, small butler/pantry and office space, with a walk in shower w/bench instead of tub since lifting leg can be painful) would be perfect. The green and yellow look so crisp and beautiful in your homes. You do great work.

I really love everything about this. I like the sustainability and the opportunity to give folks an affordable housing option. Silver Maple....might want to have that inspected if it's on your lot. As they age the trunk slowly rots out and it's very brittle wood. Just an FYI. 😉

I’m in Cali high desert outside of LA can build reg ADU and Jr on my lot & trying to figure out if I can do for about $150,000 for both I’m not real optimistic lol but the Jr would be either garage conversion or the bonus room already built above my garage so cheaper so maybe $150 isn’t unrealistic.

I love what you are doing. I built my first ADU in Portland in 2015. One of the best properties I own. Question for you. How long is it taking you to get through the land use and building permit process? Have you thought of doing these using a modular build?

Thanks! I touched on it in video #1 of the series. 1-2 mo to get planning/zoning/building approved in the markets I develop in. No, modular up to this point. If I could find a cheaper, faster process I would try it.

@@ThatADUGuy That is great. You couldn’t even get a pre app in Portland in that timeframe. Might have to check out Southern Oregon. They desperately need workforce housing. On a side note for my day job I am transforming an old marine terminal into a housing innovation manufacturing campus. Hopefully will have a missing middle housing modular factory mass timber modular and flat pack panelized housing along with University of Oregon’ acoustic research lab. I think the panelized housing would work really well in your application. Will keep you posted.

Not an expert an FL and they do not have a great state code, but some areas support ADUs.

Love your series! Why not go with Quartz, since you dont yave to reseal it annually like granite? Also, having the power panel outside, does that pose any security issues for thr tenants if someone wanted to switch off their power and mess with them?

Thanks! Great questions. Quartz is nice but 3x the price, horrible to cut due to toxic dust and the bonding glue deforms if a tenant sets a hot pan on it. As for ext panal, yes possible but I would say only invest in this strategy where that time of crime is not an issue. These are both behind gates in back yards. One could say similar of hose bib, hvac dissconect, cut your net or cable line.

Main reason not to use quartz counter tops in any situation: Too many workers who fabricate quartz counter tops are dying from silicosis. TBH, I've had granite counters and floors for 17 years in one home and have never resealed it. Still looks new.

Here in Ontario Canada i think the code is going for a main power disconect outside , so fire fighters can turn off power to house if there is a fire from the outside. It makes sense, but still not perfect as i thought about break ins aswell?

I’m surprised you’re in southern Oregon. Everything is so expensive here. It’s near impossible to buy or rent here. Nothing stays empty.

How were you able to get permit to build two ADUs? In California we can only build one at 1200 sqft max is the main house is 1500 sqft.

Does a piece of land need to have a house on it before you can build an ADU, or could you purchase a small plot of land and just build an ADU?

Im building a 400 sq ft 20x20, is there any wall finish i could do that would be more cost effective than sheet rock? Ive been cutting my own ship lap but i dnt wana do the entire house itll take me a decade

Thanks Jo! Sorry we only do our own projects. In our area a standard GC price would start around $225/ft and go up fast from there. I do have a network of builders I know and trust depending on what market you want to build in.

@@ThatADUGuy Thanks for the quick reply! I am in Sacramento, CA (near downtown) on a deep lot with alley access [50 feet wide] and was told by ADU builder 2 stories would cheaper. I would feel that if I build two independent ADU's (like yours), my property will go up in value further than a tall 2 story ADUs. [One ADU downstairs and another upstairs]. I really like your channel! Cheers!

No, these are not set up for fee simple lot splits. It's possible but our strategy is hold not sell. Time wealth of big pops of $.

No, by sourcing/creating land/lots and self managing, we can build for 1/2 the cost of buying.

The use of available space in a smaller footprint and practicality of this build is so next level genius. Everything is quality and built to last over time. There is way too much fluff on KZbin to waste hours of your time on but not much that brings the kind of value as the in depth, detailed videos that Derek presents to his audience. Over the course of this video series I have learned new things and also realized things that I have done myself that I could have done better and smarter.
