Thank you for this information, it’s extremely informative and valued. So many foreigners what so ever reason don’t get it or just refuse to except it that they can not own land in the Philippines. A condominium yes they can as you have stated can be own. But not land. Which I hope that Philippines will never change this law. I am a foreigner, I know what will happen if this law was ever changed. There’s many racist and bigots moving there, who have no respect for Filipino’s, they would buy as much land that’s available, and treat the people of the country with total disrespect and as second class citizens in their own country. We can see how they treat the people of African descent in America, The people who actually build America. Philippines never never ever change the law if do you will lose your country.

This is easy to understand . The problem is fraud purchases. In addition you must hire a lawyer. Then pop your nerves till you can handle the BS on paperwork...money spend ..and red tape. Selling it is another story. How much money you can transfer back to your u.s. bank. How long and how much red tape during the transfer for you to finally get your money back to ghe u.s. bank.

The Philippines government really need to consider to let any foreigners to be able to buy any land or home in the Philippines period . It will attract more business into that country … But with the rules of course. Because we as Pilipinos in America, we’re allowed to purchase any home with land or home including the land . As long you follow the limit buying property in 2:30. A limit of 1000 sq. meters of house and lot is already enough to buy multiple house and lot.

House with 2000sm2 land title, other small lands in subdivision, a business in a touristique place (resort). Have kids (more than 18 years old and they have dual citizenship since birth). USA shouldn't allow people for Philippine to own property in USA. Philippines is so one sided they want everything and give nothing. US natural born citizen can't work as Registred Nurse in Philipppines, but we have many of them working in the USA. USA should impose same rule that the Philippines imposes on US Citizens.
