Good day po Atty., nais ko po sanang itanong patungkol po sa lupa na sinasaka ng aking mga magulang, dati po yung lolo kopa po ang nagsasaka ng lupang iyon hanggang sa napunta sa mga anak, bali Agricultural tenant lang po kami simula po ng panahon pa ng lolo ko mga nasa around 30 years na po kaming tenant at nagbabayad po kami ng upa o kada ani, ang pang-apat(25%)napupunta sa kanila. May karapatan po ba sila na paalisin kami? Kung aalis po kami, may karapatan po ba kami na maningil sa kanila ng bayad para sa naging improvements ng lupa? Sana po masagot nyo ang aking katanungan... hello po may itatanong lang po, Nag benta po kami ng lupa tapos 3/4 lang po yung binayaran ng buyer pero kinuha na ng agent niya yung title namin tapos binawasan pa po nung agent ng buyer ng additional 1/8 para daw sa “buffer” ibabalik din daw po pag successful na po yung transfer ng title sakanila. possible po bang di na nila bayaran ng full yung lupa namin at itakbo nalang yung remaining balance nila? ( nasakanila na po kasi yung title namin)

Boss eh pano po mangyayari kapag naalis kame sa bahay ng lolo at lola ko dahil wala kaming tubig kuryente dati tapos ngayon nalipat sa pangalan ng tita ko ung titulo ng lupa kase sila ung sumalo ng bahay namin kase naka sangla. I think that all LGU's that notarized the Deed of Sale and the Revenue office (BIR or something) should be educated about Land Laws and all Presidential or legislative proclamations before notarizing any land transaction. And, those who receive the Tax payments, should have proper access to the landowner's tax information. So when a John comes in and pay tax to a land that belongs to Peter, then a question should be raised as to whether or not John has been authorized by Peter to pay his land tax on his behalf. This way, Filipino criminal-minded squatters and thieves can not blossom and land owners are protected, by law

Hi. According to atty's other vids, a foreigner can only own land via intestate succession (if he was the spouse of a Filipino citizen who died, and they didn't have children). If you hold foreign citizenship, land cannot be willed to you/ transferred to you via a will.
