And as you're planning out your property, don't forget to consider snow removal. A 1000' driveway can be tough to plow 50 days a year.

Thanks! Nice to see other KZbin creators in Vermont! :) For the driveway, do you mean just the length, as in the shorter the better? Or are there other considerations to make it easier to plow?

I lived in VT for four years. When I tried to use my cell phone, my carrier advised me that I was on “Roaming,” because, ATT, said, I was “in a foreign country”! Cell service would work at the top of a hill, but not at the bottom. But the result of that was, I got to have actual conversations with real people. It’s beautiful, lots of wildlife. And that pine scent! Lovely!

Congratulations Matt & Diana. Jeff installed our septic system himself last year on our property here in CO. If you have questions I'm sure he would be glad to talk to you about it. He had to take a class to become a certified septic installer in order to do ours. Congrats again.

Congratulations on your new piece of heaven! Central Vermont always has my heart! It's where I've spent my childhood summers at my grandparents house outside Marshfield. Now days, I keep my RV up there year round at a campground....just a few lots over from the old house. Looking forward to seeing your progress!

This is awesome..............we too have been building a homebase for the last three years, because we are cutting and clearing the land all on our own, and not always does the equipment work as it should. LOL. We had gone through the steps of having blueprints and all of our cabin, but then the COVID hit and it drew the cost up three times before breaking ground, and if we would have spent that we wouldn't be able to travel the way we want, so we dropped those plans and hold the blue prints in hand as a lost dream at this point but went another avenue........Congratulations, and Kudo's for having a level head about the project.

Thank you! Like you, we're trying to do as much of the work ourselves, and it's going to be a long journey! Material prices in particular are crazy right now (and still going up!) but we're hoping by the time we get to the house build itself, maybe prices will have started coming down. Fingers crossed!

I’m so glad I discovered your channel. My wife and Injudt purchased a blackstone 280RKS we’re moving to Idaho and we’ll be living in it for 2 years while I work on a project. After the project is over we plan to buy land and build a home just like you guys!

Congrats on your purchase and look forward to following your adventure. I'm fellow Vermonter who has done similar. We bought 34 acres and lived in a trailer while building our house. If I can be any help, I'd be happy to share our experience. We are 3 plus years ahead of you. Now settled comfortably in our house. We built a super energy efficient house and use heat pumps to heat and cool. You can see much of our adventures on Facebook. Best wishes.

Congratulations! We just left Killington/Pico area where we parked and visited with friends for a few days! It has been a tad surreal being back in on our old stomping grounds as full time RVers now. We will continue to weave our way through the northeast for the upcoming month, then we will start our slow path back to the west coast before ending up in Tahoe area for early ski season, then off to Heber City for two months to ski Park City areas. This is great news!! Many Congratulations!! Yes....it is always great to have a home base! Our ORV that we ordered in January will arrive to CO in September or October. We'll mostly just boondock for 1-2 week trips for the next 5 years. After that, we'll push out for 1-2 month trips. Our home in Ouray is pretty much like a national park; so we'll definitely keep our house and return for a month or so in between trips. And....as in last years pandemic, it is definitely good to have a basecamp to return to. Safe travels!

I just discovered this video, and I look forward to watching all of the subsequent videos! I'm from Vermont but never owned land there. T here's a good chance the spruce forest was planted by the CCC in the 1930s. They don't look that old, but Vermont does have a very short growing season, so who knows. Do they seem to be in straight lines and evenly spaced? I've had similar experiences when walking in the woods of Vermont- suddenly a different forest just appears! I hope you find an old stone wall or two, although you probably would have found them already. You seem to have a good idea of the challenges you may encounter, so I hope it's going well!

When you finally live in your home you’ll have this supreme feeling of happiness & satisfaction. Be also ready for your property taxes to go up substantially, unless you go into the current use program….something to think about with the acreage you have, but you have to qualify for it. If your not going to development your average look into it.

You two are such an excellent partnership. I love the massive variety of species around you. Congratulations! I've been watching My Self Reliance in Canada. He's built a cabin, a sauna, an outdoor kitchen and a workshop - now he's starting over for a lot of reasons but he began with a greenhouse because he wants to live as much off the land as possible- the point is that you may find his channel of interest as he too has taught himself the skills to make things happen. They just have outhouses now but I think his wife has asked for an indoor bathroom, so we'll see. It certainly appears that you have done your homework and will continue to do so as things move from project to project. Oh, when we bought this house 2 years ago this month, part of the closing was cleaning out the septic tank. He said that it should last indefinitely as there are just 3 of us and no one flushing diapers or dolls or trucks - so we've not done anything to it and it's fine. So exciting!!!!!!!!

BOSS OF THE SWAMP!!!!! Matt and Diana, you need to start watching Boss of the Swamp. He's a YTer based in NH who has built his own cabins in the woods. He would have many tips for you on things like heating, gardening, homesteading in general. They use a wood stove to heat, cook, heat water, and everything else in their home. They are also clearing land on a new piece of property they bought recently and planning to build their "final" home. I'm sure his lack of technical knowledge that you have for things like solar will be offset by his knowledge of the northeast, handling forests, and building simply. Good luck!

Congratulations! I'm not in that region of the country and cannot speak from any personal experience, but a friend of mine in the construction-engineering community who knows the Northeast quite well says that, if he was building in that region and didn't want to soak up years of time just to build a new house, he would be considering Unity Homes' service among his options there. I believe they do factory cutting and section assembly of your final design, which is significantly more precise and quick than can be done on-site, and the savings in time and hassle plus that extra quality fit can be worth it. Just in case that info might be of any use...

We actually did a lot of research into Unity Homes a little while ago - they have some really cool stuff! In the end we decided it wasn't right for us, but would highly recommend others to check them out and see for themselves.

I'm not sure what you mean about not liking where we came from - we've been full-time RVing around the country for the past few years and have absolutely loved it. Had an old chair by the pond so tells me someone was fishing at the pond...congrats on your new purchase. Dont know why you would want the east coast but if thats what you want i think thats great,really great for you. I was born Wisconsin but raise west coast,, not into humidity or bugs but that is me and you know i sure wish you the best will miss the travels of yours, and life is too short to not have what you want so congrats and toast to you..Rick Madison

BTW in VT you are allowed to put in your own septic system. Our lowest estimate by contractors was $25k+ because we needed an engineered mound system. I put ii in myself using a Dodge Caravan to move the shit, a wheelbarrow, pick axe. spade. and bow saw. Came to about 6k. Learned from KZbin tutorials. --- Wells. (not Wells River.)

Yes, ours is similar to yours and in theory while we could do it all ourselves, we've chosen to contract out the heavy material hauling. However, all the plumbing and wiring we're doing ourselves - as you say, it saves a lot of money!

Cabot? Stone walls? Previously farmed, spring tile looks 1900's. Of course Vermont was 70% open farmland 100 years ago and now has reverted back to 70% forested. Retired Vermont forester here, and history buff. Good luck in your new project!

I think I saw some ash trees. Since emerald ash borer will likely fell them within the next decade or so, you might want to have a plan if they will affect your driveway or utilities or other planned structures.

I have been looking for this type of land in Vermont. My current offer got rejected today. I am a cash buyer. It can be so frustrating. Congrats on this.

Oh, I'm so sorry! We had a similar thing happen to us on a previous property before we found this one - we put in an initial offer and several higher offers but eventually lost to another buyer. We are much happier with the property we ended up with than the first one we had put an offer on. Best of luck with your continued search - it'll all work out for the best in the end.

Noticed the spruce was coming of age, amd will start coming down with high winds. If you harvested the spruce you might make enough moeny to pay for your long drive way and make a cleared site for your buildings.

Funny that you were so worried about the zoning. I think you’ll find in the US the zoning in the rural areas are far far less restricted and enforced. This isn’t Europe. Hope it goes well.

It really depends where you are in the US. We've been looking at zoning regulations all over the country as we've been traveling and looking at land. There are plenty of even very remote places, in Colorado for example, where zoning laws would stop us living in our RV on the property, impose restrictions on the size of house we could build, or other things that we didn't want to live with. Even here in Vermont, zoning regulations vary significantly by town, and in many areas we wouldn't be able to live in our RV while building like we can here. As for enforcement, that's up to you, but personally we'd rather not take the chance and instead just play by the rules.

Apologies in advance, but... As hard working native Vermonters, we're finding it harder & harder to find OUR dream property with prices being driven through the roof from deep pocket out of staters coming here and buying everything up.

Very nice property. Looking forward to seeing more of it in the future. Sounds like you are surrounding yourselves with professionals that will be helping you with your future plans. Better get that tractor and a brush hog ordered soon and you are going to need a wide brimmed hat for both of you for protection from the sun.

Thanks Randy! We're definitely doing our best to surround ourselves with professionals that we trust to help us build our dream home. Our very first stop after closing on the land was to put in an order for a tractor....very excited!

So glad you found some property that you love. Quite the endeavor you have ahead of you. If you haven’t already, you should check out the KZbin channel Trent and Allie. They are in the process of building a house in the Utah mountains themselves. They were full time traveling in their van before that.

We will only be building for a few years, but we will live in the house for decades. We love 4 seasons and winter sports, so it's a tradeoff that works for us.

The house we had before going full-time (5 years ago) had a septic system. The septic companies told us that pump-up is better. Their reason is that when the leach field is downhill, waste trickles in a little at a time... with every flush or shower, etc. They said that the field tends to get wet in one area and that is not ideal. With a pump-up system, the pump will put a lot of wastewater in the field at one time (mine was 500 gallons). Basically, the whole field gets flooded which is ideal. They said that the field will last a lot longer.
