Good sharing, bro! 👍🏼 However, there is another better way to do it. The extra RM200/300 can be invested in ASB/EPF (or other investment vehicles that can provide decent annual dividends). Here, you can leverage the power of compound interest. High-level example: Method A: Use extra payment to pay the principal. Let’s say, in 19 years, you manage to settle your house loan. Method B: Use extra payment to invest in ASB/EPF. If you calculate, let’s say with a dividend of 5% - within 19 years, you generate a decent return where you can fully pay off your house loan PLUS additional money due to the compounding interest. My point here is to INVEST the extra money, then within X years, you can fully pay off your house loan PLUS additional money

Yeah, i took pro-mortgage stand here, cus some prefer to be debt free . of course the logical way is to invest in better performing asset.

This has been proven to only work for a very small % of people. Check out Dave Ramsey's studies. I would rather finish my house loan faster and sleep well at night knowing I no longer have any loan overhead. Financially putting money in ASB is the better option, but emotionally settling the loan faster is better mentally.

@@afhamyusof Hi Bro I have same thought on what bro @rafiq mentioned.. but can I say EPF is the best place for me to invest as I can see in conventional account average is 5% and past years I have never seen less then 5 %. So is it wise to invest and letak extra je dlm EPF and at the 19th year do full settlement for the house ?

Afham, x silap aku utk basic term loan kita akan bayar bulanan tetap (fix) tanpa dipengaruhi oleh kenaikan OPR semasa. Tapi kalau ambil flexi monthly instalment kita dipengaruhi oleh OPR. Betul kan?? And dia ad beza full flexi and semi flexi.

Ya, fixed rate utk basic term loan, bayaran sama saje untuk 35 tahun. flexi bergantung pada rate semasa. Flexi dan semi flexi beza sikit saje, kita kena inform bank dulu utk pembayaran extra

kalau rumah interest rate hanyala 4%, better simpan dekat pulangan lain leh bg 5-8% ker, duit tu sampai certain tahun boleh bayar duit balance dekat loan rumah td, ni lg berbaloi

Ha'ah kalau ada EPF boleh setelkan jugak, tapi boleh keluar akaun 2 saje.

this is what i 've been doing for the last 2 years, alhamdulliah semakin lama semakin berkurang jumlah kena bayar profit tu and principal pun makin kurang, satu lagi kalau nak ambik balik duit extra payment tu boleh je redraw so tak payah takut nak bayar banyak. btw kalau islamic dia guna istilah "profit" bukan "interest" tapi basically the same thing. rajin2 lah check berapa profit dia caj setiap bulan dan dia akan kira ikut hari ye.

Sangat bermanfaat, tapi daalm pandangan lain, ikut keadaan ekonomi juga, boleh pertimbangkan untuk dimpan duit lebih korang dekst asb dan dengan konsep compounding dividend, korang boleh dapat pulangan llagi tingg berbanding cara ni

Salam, saya ade pernah tanye banker mengenai bayaran lebih utk tolak principal ni. Banker tu nasihat kalau ade bayar lebih, kena call inform pada bank yang kita bayar lebih utk tolak principal. Daripada video ni, ade sebut yang bank akan secara automatik tolak principal. Jadi, apa maklumat terkini mengenai ini?

Saya ambil Islamic financing.. banker tu kata pula blh letak duit lbih dlm acc tu, every month ikut schedule installment, tapi kiraan interest akn include extra duit yg kita bank in dlm acc tu (user still blh draw out extra duit tu).

apa yang saya baca kat gugel, full flexi boleh keluarkan balik duit lebih yang kita bayar untuk prinsipal. kalau semi flexi, rasa boleh keluarkan beberapa percent dari lebihan prinsipal yang kita bayar @ mungkin tak boleh keluarkan dari current account tu langsung
