Satu lagi disadvntage bayar loan awal adalah nilai duit itu sendiri....kalau kita hutang rumah 500k sekarang lagi 35 tahun value duit itu sendiri dah kurang berbanding sekarang...lagi 35 tahun 500K mungkin dah punya nilai 200K sahaja disebabkan inflasi... Satu advantage settle loan awal adalah ketenangan jiwa...Bila loan dah settle bole enjoy lebih skit😅😅

Duit kat EPF tu nanti berganda sendiri... Keluarkan lah apa yang patut dan bayar hutang cepat..ko nak tunggu apa lagi!?INTEREST BANK kadang naik.. Ko boleh kejar ke?? dengan nilai mata wang menurun..zaman sekarang kene setel cepat perkara yang melibatkan duit ni.

interest rate loan sekarang pun nk cecah 5% ,ceiling rate boleh pegi 10% .apa nk difikirkan sangat EPF,ada duit keluarkan je selagi bernyawa.kalau umur tak panjang pun,principal dah xbanyak balance. bayar extra monthly + yearly keluarkan EPF account 2 utk bayar principal.sy x mengharap benda yg x pasti lagi,selagi terdaya & mampu,settlekan secepatnya.

Cara A sesuai kalau tiba tiba hilang atau kurang punca pendapatan. Atau untuk yg tak suka hutang lama lama. Dah tak suka, nak buat cemana kan.

For me, interest rate saya lebih tinggi dr pulangan epf. Itu kenyataannya...apa lagi amik islamic loan. Mungkin sebb pinjaman rumah per1 x smpi 150k (tahun 2001). Pulangan epf pun tak pernah melebih interest loan. So, dlm hal sy, sy keluarkan akaun 2 je dan alhamdulillah habis awal pd akhir 2016. Jika ikutkan tamat pada 2030. Kembali pindah ke rumah pusaka arwah sejak beliau sakit hingga meninggal dunia pd 2017, dan rumah per1 tu saya sewakan... kadar sewa pula dpt lebih dr byrn rumah sebelum ni. Cukuplah tuk maintenance dan beli makanan kucing tiap2 bulan, 😅

Correction for B kalau buat full settlement after 287 months you only need to just pay principal variance saja. Lebihan simpanan EPF lebih tggi dari yg Faiz nyatakan on whiteboard. Saya dah buat calculation before this for my housing loan and also check with Bank.

perkiraan yang lebih tepat memang akan lebih tinggi. apa yang Tuan Faiz berikan contoh berdasarkan assumption interest rate loan 4% tak berubah & EPF 5% tak berubah. Apa2 pun, principle & teori, cara B lebih untung.

Cara D - Rajin sikit cari duit lebih bayar rumah lebih RM250 pun cukup lah tak guna duit epf. Cara ini better than cara a,b dan c .

x jgk tu. if extra money RM250 tu simpan kt tmpt yg bole bg dividen more than housing loan interest. lgi bgus. kecuali x kesah janji dpt setel hutang awal. so berbalik la pada matlamat masing2. for me. better compounding kt mne2 tmpt yg bg dividen lebih dri housing loan interest.

Team bayar awal2 pakai EPF account 2 here 🙋. Saya dapat settlekan home financing dalam 13 tahun. Tiap bulan bayar lebih dan every few years bayar pakai EPF withdrawal. Now baki EPF saya masih sihat dan berkembang mekar, saya hampir financial freedom except for hutang ASB financing dan 2nd house yang saya sewakan. Rumah yang saya duduk sekarang dah tak hutang dan dah appreciate in value almost double. Saya dah kurang tension sebab saya tahu I have the 'F' you money in case of emergency. Kereta dah umur 12 tahun tapi masih steady lagi, Alhamdulillah x payah beli baru (go Honda!). Masa MCO dapat moratorium saya start beli emas, sikit2 now dah ada few hundred grams. All it takes adalah sedikit ketahanan diri, deferred gratification dan kerendahan hati untuk hidup bersederhana di usia muda. Bila kita boleh enjoy hidup kita dgn spend less than what we can afford, we are in a good place. Insya Allah.

Based on EPF vs mortgage numbers if you had let the money to yo grow in your EPF account you would have settled the loan quicker than in 13 years. Your loss, you cant argue against maths.

Yes its his loss for not gaining any extra interest income from epf but in his case to my understanding and lots more out there, theyd rather not worry about how to pay big ass loans in 20yrs which during that time anything can happen(sick,sacked etc) rather than cash in extra chump change after 30yrs.. 🤷

Good point of view. Another few good points of early settlement is that one can request to cancel the MRTA/MDTA and get some refunds. (1) The earlier one fully settle the mortgage, the higher the refund from insurance. (2) tak risau pasal interest hike by bank (3) guna wang (instalment) extra utk melabur (cash flow is important)

actually this one is complicated to calculate n required a lot of assumption especially on insurance part…you said about cash flow but u just transfer your epf to loan so no cash flow problem here, still the option B and C is better your point on interest hike boleh je follow time interest dh naik dr epf time tu laa kita transfer some amount from epf… anyway both ada pros and cons and depends on our target…settle loan earlier? cash flow focus on retirement? buying new house?

After paying off the housing loan, any recommendations that we should continue to pay the MRTA insurance by ourselves or not canceling the MRTA life insurance beside continue the renewal of the house owner insurance?

@@shahrulnizam5263 as far as i know MRTT or MRTA, protection only for the loan if u paying off the loan amount earlier u could get a cash back because the premium amount has been included in the loan amount if u ask about MLTT or MLTA, it is different story, u can ask your property or insurance agent actually, i wonder why you guys opt for assurance rather than takaful.

Tuan faiz.. Skrg dgn kenaikan opr n gala bagai interest rate dr 3.7% da naik ke 4.95% da Sgt tggi, jika kita simpan Asb + tlak zakat x bole da nk cover interest rate loan da So bkn ianya lbh baik jika kita byr lbh untuk loan drpd simpan ke Asb or Kwsp? Mohon pencerahan

Why bother nak buat early settlement? House loan memang akan attach with MRTT/MLTT so selagi bekerja bayar jelah macam biasa then EPF compounding sampai 35 tahun. Then lets say berlaku kematian/TPD, MRTT or MLTT cover the house loan terus. Then lets say takde jadi apa apa dapat 3 in 1 bonus, EPF RETURNS+PAID OFF HOUSE+MLTT MATURITY BENEFITS=BOOM RETIREMENT/EDUCATION FUND. This is my personal opinion, i hope Mr Faiz can tegur if salah my thinking.

Hutang 35 tahun tu tinggi risiko untuk terjerat pada late payment. Sebab tu orang nak fully settle. Mortgage rate berbeza ya bila dah terlewat 1 bulan bayar.

ada org yg prefer untuk bebas hutang awal. kalau financially pn, katakan lah umur panjang, tuan akan fully byr loan tu for 35 years which means tuan byr full yg dipinjam + kadar keuntungan. selesai hutang awal bermaksud tuan byr yg dipinjam + lebih kurg dibayar pada kadar kenuntungan bank. jadi, kalau umur panjang, rugi sebenarnya

Triple A content! Tqvm! Sedikit perkongsian dari pengalaman sendiri. Bila nk beli rumah, saya cari rumah yg max out dsr, jadi gaji cukup2 makan utk serve loan. Memang sakit bayar rumah bulan2 masa awal2 loan, tapi over time, gaji saya meningkat dan loan rumah akan jadi ‘kecil’. Maka pada awalnya saya buat epf withdrawal utk bagi cushion (cara A). Tapi bila gaji saya dh cukup selesa, saya stop cara A, dan fully bayar guna gaji utk serve loan, dan beralih ke cara B. Pada saya itu lebih praktikal. Betul, memang ada yg tak tgk mcm ni, ramai kata beli rumah murah sudah memadai sbb nk selesa bayar bulan2, masih ada duit lebihan utk bayar benda lain. Tapi bila family dh besar, kena upgrade rumah dan perlu lalui proses yg sama, dan harga rumah selalunya lagi cepat naik dari peningkatan gaji maka nak upgrade akan lagi susah, ditambah lagi faktor usia meningkat dan loan tenure yg makin singkat. Utk saya yg beli rumah pada jumlah loan maximum, saya tak perlu upgrade tinggi sgt kalau perlu, disebabkan rumah saya duduk skrg pun boleh jual pada harga tinggi (big assumption). Secara ringkas, saya rasakan cara pendekatan A lagi praktikal.

Some people even argue you should keep on paying the instalment for the whole 35 years to maximise the compounding effect in the EPF account. But as and when you grow older you will realise that money is not everything especially when your health is not at the optimum level. You would want to settle any obligations as early as possible so that if you die earlier than expected at least the house that are our family live in is already free from debt. This is one of the ways we can do to ease the burden of our family should we leave them sooner than expected.

The reason for that is you already has MRTA/MLTT, assuming you actually go for the full 35 years. You die, they wont be on debt, infact if you go for MLTT they will even gain more money. Also never buy a house without insurance if you truly care of your family.

Agree with calculations no doubt but everything comes with balance. But there are some opportunity cost in putting all in EPF as you can only withdraw the whole sum after 55 years old, and clearing existing house loan allows you to have more credit line with bank if any opportunity arise.

Kalau ikutkan dollar and cents, biar dkt epf is ok, u can maximise the compounding interest from epf..tp if u take into account being financially free and being able to use the extra money for other financial instrument such as asb savings, i would prefer to be financially free and being able to do other things with my money rather than being a financial slave to the bank

I can finish paying a housing loan within 10 years walaupun ambil loan 30 years..have u done anything like that? The best part is im enjoying a commitment free life since age 40...kalau aku nak ambik asb loan pun anytime sebab i free myself from commitments...and i have previously commented that its not worthwhile to compound ur money in epf sebab its money that u cant taste unless u r already old and unable to do much in life except worry about ur health and medical bills

If we can fork out some extra for monthly prepayment without touching from EPF, would that be ideal? Afterall you mentioned our salary should have annual increment. But yes I can understand it can be very challenging especially of our current inflation rate we need to be very discipline with our spending habits in order accomplish such practice.

@@dayanatojannah Nope. Dia suruh u bayar macam biasa setiap bulan tapi kaedah penbayaran every single cents kena follow cara dorang date dorang bagi sbb qoutation bayaran tu dorang yg sediakan. Jauh beza installment yg bank suruh bayar dgn table yg dorang sediakan. Tu I nak En.Faiz ulas cara dorang

Satu lagi, yg option B tu ialah assumption fixed RM500 sebulan sedangkan gaji naik setiap tahun atau tukar kerja gaji baru, jd sbnrnya realistically akan dapat lebih dari rm39k tu

Kita buat apples to apples comparison. Capital-outlay untuk tiga² contoh ni sama, rm6k je Kita tgk apa jadi dekat rm6k tu. Duit EPF lain, lain cerita.

That's why even I have the wherewithal to settle fully the housing loan, I still choose to loan as much as I can. Because as long as I can earn higher interest than loan interest, it is stupid not to loan the max you can. In saving account, you have compounding working for you, while a loan is a reducing compounding account. Even if loan interest is higher than interest you can earn elsewhere by a bit, it is still more worthwhile to loan as much as you can. Salam Hormat, Boss saya nak tanya, I am just about to purchase my new home and currently we are still undergoing the loan application and etc. I have done research and I have been watching your videos as well, I do know the compound interest term and also the MRTT & MLTT rule, my question is , is it better to give 10% down-payment? For example the unit is currently under construction, predicted to complete by next year, banker told me that they will deduct terus so takde progressive interest, but I will make sure betul keh tidak, just nak tanya 10% down-payment is something that i am trying to pay which is about 50-60k that's just about the cash I have, FD, EPF account 2, savings. So after paying the 10% i might be broke in terms of savings and I am looking at 25 year term as i hate debt, Do you think i should go for broke and pay that 10% or just pay maybe 5% and be safe? Job is secure so the savings may not be needed for atleast 6 months but we don't know. Just that kalau dapat bayar 10% in a long run EMI dia sikit la and it's also a good practice if you have spare cash. But a lot of people prefer to keep that cash like you said, Loan is about 500k or slightly lower, if i pay 10%. what should I do? Technically this epf is just a one off for the downpayment. I have withdrawn before for ptptn and college.

Salam Encik. utk cara B , kita masih membayar monthly installment rm2213 sebulan. untuk tunggu bulan ke 287, bermakna kita sudah keluarkan duit sebanyak 2213x287 : rm635,131. dan hutang rumah masih berbaki 237,528. saya masih rasa cara B rugi. sedangkan kalau cara A, kita dapat settle loan pada bulan 287. dan balance bulan 133 (420-287) bulan ,kalau consistent asingkan 2213 sebulan, kita dapat simpanan 2213x133 =294,329. Mohon pencerahan. mungkin saya salah faham. terima kasih.

Hello En Faiz, one thing i noticed about my home loan is that, not 100% of my monthly payment goes into reducing the principal amount. I pay around rm2000 monthly but only rm800 paid towards principal while the rest rm1200 goes into interest payment. Are all malaysian home loans like this or i'm the only one who took the wrong loan? Huhu. I read somewhere that the principal contribution will increase gradually but i don't know exactly how long it will take to get to 100%. Below is example of gradually increasing principal contibution. Month payment breakdown: Year 1: 30% towards principal + 70% towards interest Year 2: 40% towards principal + 60% towards interest Year 3: 50% towards principal + 50% towards interest Year 4: 60% towards principal + 40% towards interest Year 5: 70% towards principal + 30% towards interest Year 6: 80% towards principal + 20% towards interest Year 7: 90% towards principal + 10% towards interest Year 8: 100% towards principal + 0% towards interest Of course, the interest amount over the balance of the loan will continue to be applied year by year until the completion of the loan. I wonder if the online calculator has included the factor i mentioned above. Thank u.

yes it is the interest is calculated based on loan balance every month…let say first year loan amount 500,000 interest 4% total interest is 20,000 for the 2nd year your interest is based on balance after first year which is 480,000 roughly around 19200 as you calculated the interest amount will keep decreasing

@@brian5682 i ask u bro if u have 500k now and in 30 years i pay u the same amount, will u agree on that? even RM 100 30 years ago is different from now…can u see the risk exposed by the bank to let u having a house? the interest rates is actually not just include the bank profit but also the inflation risk exposed by bank and can u see the benefit will u get if the value of the house appreciate or increase in 30y? the benefit will u get if u rent the house? it is actually opportunity cost for the bank…can u see it?

Maybe cara D, saving up every month extra cash from salary eg: RM500 and paid the total of RM6000 every, so ZERO usage of EPF ( RM277,320) all yours. or Maybe cara E, pay out the principal using extra money from lets say (bonuses, extra allowances - which may get yearly). Save the EPF for the last, u might need it the most. TQ sir faiz.

Kalo ade extra from gaji, pilih dkt tempat yg bg most return and most initial capital (kire sndr ASB vs EPF vs TH) dah cukup bru buat full settlement dgn baki akaun B/2 EPF. U will get extra from bank sbb early settlement I always used this technique utk loan kereta for HPA 5 year contract. Insyallah akan dpt balik at least deposit or more. Then u rolling balik utk next car. But ensure that value car 1st dgn 2nd same. If 1st 200k, 2nd pn 200k. 2nd car HPA pn amik 5 years. Rolling smpi abg jamil mampus. Advantage? New car, waranty available n free service

Saya buat cara 1 alhamdulillah masa pkp hari tu rumah dah settle bayar, Ni on the way beli rumah ke 2 dah sign snp. Sye tak kisah nak keluarkan epf tu sebab: 1. EPF bukan macam bank boleh keluarkan sesuka hati, hanya indikasi tertentu je boleh. Ada orang nak keluarkan sebb sakit kanser pun sampai mati pun tak dapat, So selagi boleh keluar kelaurkan je sebb kita masih ada akaaun 1. 2. EPF ni pun kita tak tentu umur kita sampai mana, tak tentu dapat merasa ke tak. Again, untuk keluarkan bukan macam bank bolek keluarkan bila2 masa. Kalau dah mati pun waris nak dpt pun susah (delay process). Kalau sempat guna pun jangan risau account 1 masih ada. Kita nak kejar 5% berbanding settlekan rumah, kita pun tak tahu hidup sampai mana. 3. Nak buat apa2 pun terpulang. yang penting sye nak merasa nikmat dunia sebelum menutup mata - simpan duit lama2 kalau tak guna pun rugi

Saya dah ajar tapi ini memang salah saya. Bukan salah murid yang lemah Cara B boleh settle hutang rumah tu pada masa yang sama dengan cara A iaitu pada bulan 287, malah dapat baki duit lagi sebanyak RM40k Cara C boleh settle lagi awal pada bulan 274, awal 13 bulan dari cara A So maknanya cara A ni cara paling teruk berbanding dengan cara B dan C. Tunggu 35 tahun apekebenda? 287 bulan bukan 35 tahun. 287 bulan bahagi 12 adalah 23 tahun 11 bulan. Mana awak dapat "kena tunggu 35 tahun..." ni? Saya yang tak nampak ke awak yang buta membaca? Dah tulis terang² pun masih tak faham? Sukati je kata orang tak nampak walhal dia yang buta kewangan. Nak saya tulis pakai crayon ke baru faham? firsly i apologize if i refer u to mean u, i refer to people in general, actually i misterprete a few issue here due to my mental state in nature. i think i agree not to use EPF to settle the loan but is good to use excess money to settle the house loan instead otherwise people may fall trap in today's society temptation, from being scammed, loan by fren and never pay back, over buying, gambling and make wrong investment move but yr video is generally a comparison based on datas which is pretty accurate but human are controlled by their emotions too much sometimes unless people can stay very rational all the time. that is all i wanna say, @@FinancialFaiz

Selalu org persoalkan laguni; buat apa beli rumah cash, duit cash tu kan boleh dapat interest yg banyak… mmm ada org memang takmau berhutang langsung macam suami sy, beli tanpa hutang hidup tenang, masa jatuh sakit beberapa bulan pun dia takde risau nak kena bayar sebarang loan. Ini untuk org income besar lah (contoh bisnesman, pilot etc), income besar boleh saving besar, lepas 2-3 tahun beli rumah tanpa hutang. Tapi bukan rumah yg harga berjuta dan kena berhutang

Tapi macam tuan ada terlepas satu lagi point,tempoh pencen adalah usia 60 tahun,saya generalize saja staff tu awam,swasta mahupun glc.katakan sy berjaya buat loan rumah usia 30 tahun,loan max 35 tahun by right habis ketika umur 65 tahun.jadi kalau dapat cut 13 tahun awal,maka menjadikan umur saya 52 tahun dah selesai hutang.52 masih bekerja,tiada isu kerana KWSP akan dicarum kembali oleh kita dan company secara bulanan dari 52 tahun hingga 60 tahun.kalau setahun 6000,jadi 6k x 8 membawa pulangan 48k dan lebih banyak dari cara B.

kepada yg nak guna epf method A tu , just be reminded yg boleh keluar tu akaun 2 kwsp shj. for few months maybe boleh tp long term until habis not exactly easy. eventually acc 2 will deplete and to continue, if you plan to rely on the monthly that comes from salary deduction, rm500 per month will mean that 30% of the contribution to acc2 should be 500 which means total monthly contribution employee+employer should be around 1667 per month Thus let's say both you and your employer contribute to minimum contribution (11%+12%), your salary should be around 7300 for you to pay 500 monthly from your acc2 now my point is, people with 7k++ salary will highly likely have issue with paying 500 per month for mortgage (which is lesser than 10% of your salary). option B or C is better imho

Saya ada buat cara mcmni pengeluaran akaun 2 .....Dan menguntungkan Dari biarkan byr mengikut jadual....bank ...walaupun EPF kurang .dgn full settlement...tapi Saya akan dpt kembali dlm Masa 5 tahun epf Saya melebihi Rm100k ....dn Rumah ni pun Saya mendapat income bulan ...kerana menyewa kepada org ....bagi Saya 😂untunglah Rumah harga semakin naik ...😊

terbaik abah sangat bertenaga dan bersemangat....nak tanya pendapat mohon sudilah jawab.. Term simpan tu maksudnye simpan dalam bank ke ataupun simpan dalam asb/EPF. Because seperti sahabat @abunaim4058 sebut, 1 juta today tak sama dengan 1 juta in the future because of inflation. So my humble opinion is , jika tknak pening kepala manage the savings. boleh pilih low risk investment that pulangan die above inflation rate such as asb and epf. Physical gold pon boleh, tpi dengan syarat beli gold bar bukan emas perhiasan( emas perhiasan ade kos upah tinggi)

my opinion is kalau EPF dividend % is higher than the loan %, then it works. Sebab duit dalam EPF dividend will compound more to cover the loan interest. ....lagi tinggi EPF dividend like bigger the gap difference.

Is it true we can use epf2 acc just to pay principal? What I know even you pay extra as per Financial calculator (regardless from ur EPF2 or own money) that is not go to 100% principal. That is why there are services out there like FIS to help us in calculating exact amount to be paid not just just dump extra money to the bank and hoping it will reduce the principal

Hai bro, need your opinion on housing loan. Is it advisable to pay more during the progressive interest for a house under construction? I hear some say that it’s not worth to pay extra during progressive interest but I’m not sure why. Scenario :- House worth RM500k.. Phase 2 (RM50k is the current loan outstanding and progressive interest would be around RM130 (Interest Rate = 3.95%).. Full Flexi Loan (Maybank).. Could you please share your thoughts regarding extra payments during this stage? Thanks.

Hi, during prog period, monthly payment kita fully goes to bank interest sahaja. Principle amount langsung tak sentuh. Principle amount kickstart when fully disbursed he loan. Kalau you nak bayar juga principle amount, you kena pi buat surat hantar kat bank you apply loan.
