In Texas 220k can get you a fat mansion. however Nairobi has become very competitive and its a big bubble. on the other hand the us federal reserve is printing money a lot of money so folks have money interest rates are low etc i can see why prices are inflated. but the bubble will pop as soon as the interest rates go up.

@@dtwach6820 infrastructure and location contribute to any price tag . 400k will get you a nice house to a decent house depending on the state. in Texas you will get a killer house. that might cost you say 700k$ in Nairobi. however infrastructure is on another level in Texas even if you in the country side they got water 24/7 lights are on 99% of the time they got nice roads in the rural area etc. Thika road is good but not that good for the price tag and the houses that surround thika road are overpriced. since we don't have many "thika roads" its just simple supply and demand. if kenya had other thika roads the houses around thika road would see price cuts. The good news is we have an opportunity to build kenya as long as we don't sell it to the Chinese. and lastly Kenya is nearly the size of Texas but Texas has half the population about 23milllion. so again demand and supply.

I agree. Kenya has no building codes as you have in the US where height of kitchen cabinets, room size definitions etc are written regulation. You will find in Kenya a 9 X 9ft room considered a bedroom... or door knobs and handles installed more than 36 inches off the ground, as in everyone seems to do their own thing. Also, land use in Kenya is poorly regulated. That is why a $220K home as the one highlighted in this video sits so close to the perimeter wall. In some States, this is considered a fire hazard.
