For the common person this look like a good house but for a trained architect this is a bad design.

Trained architects do talk about bad designs, they just call them different. We have them in the team.
@xpresstv7689
@xpresstv7689 2 жыл бұрын
@@AfricanRealEstate you sir have no idea what a functional design looks like.... Yes the design is different but i has basic mistakes.... What in the world would posses anyone to design a sunken bedroom its hazard waiting to happen. The curved bay windows serve no purpose they are just a waste of space and resources. The shapless lounge will be a nightmare to arrange furniture. My mentor once told me houses arent built for architect to ogle at them . This is exactly what is happening here.
@taucetus3657
@taucetus3657 2 жыл бұрын
Agreed. I'd say more of a poorly designed than a bad design especially for a residential home. A building with such design would function better as a satellite state office for licensing or a private law office, a remote dentist office, a farmer association outpost, or even a 'lady justice of the peace' courthouse... as in anything but a residential home.
@xpresstv7689
@xpresstv7689 2 жыл бұрын
@@taucetus3657 there is nothing like poorly designed.... Its simply bad design. He claims they have architect on the team but they couldn't get basic things like the height of the high level cabinets right, the door and window on the kitchen are on different level & half of the pantry is not functional because of the bay window. They basically have a corridor for a pantry. And dont get me started with the finishes.
@taucetus3657
@taucetus3657 2 жыл бұрын
@@xpresstv7689 Yes and that is Kenya unfortunately. Kenya is among a handful of nations that have no building codes or if any, no one cares to follow them. There is no uniformity, nor enforceable building codes nor oversight or regulation regarding cabinet heights, window heights, railing heights, fire safety codes etc... there is literally nothing... builders do their own thing, also, Kenya does not do home inspections and builders get away with egregious mistakes like flooring with multiple fall hazards, poor construction standards and craftsmanship such that good craftsmanship in Kenya is considered a 'selling point' while in other countries it is the law and considered a safety standard. There is also the lack of exposure which is why many Kenyans are easily exploited by both government and the unscrupulous real estate industry.

Living in a stand alone house in kenya is like suicide unless you have money for atleast 10 highly trained and armed security officers in your home. Many people die mysteriously in such homes or are targeted frequently by local criminals every now and then. What people need are high end apartments within gated communities where people can pull up their resources and employ some security whilst asking local police to post atleast some officers within such a community. I live in kenya and Kenya is not that safe when you want to flaunt 12 million shillings in the middle of a highly unequal society we have become amid joblessness and hopelessness among millions of our citizens! You become a perrenial target. Be advised. God Bless Kenya

I won’t buy this house for 12M. Reasons The kitchen design is poor, and small, use some pantry space to create a spacious kitchen with an island. You don’t need a huge pantry. Bedrooms are small and hazardous, why do you need a sunken bedroom, kids will trip on the steps. The closets are small especially the master bedroom, that isn’t enough for my clothes alone let alone my spouse. I didn’t see a storage room or an closet space There isn’t any green space outside… how many cars does this person own? Overall the design could have been better! Avoid unnecessary stairs/steps if this is personal house. Unless it’s absolutely necessary.
