As with all these properties....take the beauty of where they are 1st and foremost and then look at adapting them to your needs. What a beautiful area to start from.

They say to plan your living space based on your needs not those of an extremely occasional guest. To that end, I would consider a really attractive Murphy bed for my sleeping needs, to most likely be placed in the entry area adjacent to the bathroom, or alternatively in the current bedroom... or even the flex space next to the kitchen. I would use the current bedroom as a light, airy living room, and the room next to it for all my bookcases, desk and other study/library needs. The kitchen could remain much as is with the fridge slightly relocated opposite the sink and some new freestanding pieces to provide better counter & storage space, plus some upper cupboards (which doesn't seem to be a thing in Italy). With the minimal cost of some paint, suitable furniture (I would decline all the existing stuff), and some modest tweaking of bathroom & kitchen, I think this could be a lovely, slightly quirky apt. in a nice town and at an incredible price. Plus... the building is already completely vampire proofed!! Thanks as always for a very enjoyable tour and some fun fantasy fodder.

Absolutely love it! That first room is screaming to become a huge kitchen, galley units down each side. I'd then turn the kitchen into the dining room.

My wife and I walked past that building around 10 days ago and remarked on the garlic and the building with the missing window. We parked overnight in the car park at the football park. In front of the apartment you had for sale some time ago.

Without spending gobs of money, I think this could be turned into a bath and a half, guest available space apartment. First of all, you know most Americans would loose that bidet. But the beauty is the water and sewage hookups are still there. If it was me, the bidet would come out, the toilet would be moved over to where the bidet was, the washer would come into the bathroom to the hookups where the toilet was, the pedestal sink would be replaced with a cabinet vanity sink that was small enough to fit into the space between the toilet and the tub, but as large as possible (I absolutely detest a pedestal sink) and I would leave the tub alone (love the little tub). I would then put a toilet where the washer was, run little exposed pipes over so a small (super small) sink could be mounted on the wall, and extend the wall around to encompass the small half bath. There are other renovations I would do to create a guest area, but this old grandma is worn out for tonight. You know I told you my husband was a retired plumber. BTW, we're wondering about actually moving after this election. Will be researching. Once again, thanks for making this old Granma's night!

Love this one with enough views of the outside to let light in, close to transport & for a woman on her own could move straight in without having to be a handyman. Now all we need is to get the EU to change the pension rules so could get full UK pension paid (based on 3/4 Australian residence so UK would remove that portion & end up with approx 10% of normal pension). Would buy it tomorrow.

The apartment is really nice. It seems that the building it self isn't well maintained looks quite shabby. I would worry that if in the inner or outside had a major issue it would have to be split 3 ways. If the building was clean and well taken care of that would be a great vacation home.

It’s a cute place as it is, but it’s cheap enough to really do it up nice. I would be tempted to gut it and make it an open floor plan. Enter into your great room with a galley kitchen and dining area as you walk in, cozy lounge area clustered around the fireplace, and then I’d allow room for a small office/den area. Lastly, it would have a nice sized bedroom with ensuite bathroom.

Do you think there is stone or brick under that plaster on the arched ceilings? I would love to see if there was. I think a barn door or pocket door on that bathroom would be good. Unless there was a way to reconfigure a bit to put the bathroom in the middle between the bedroom and the kitchen. Not bad though!

If the roof needs replacing, do all 3 apartment owners pay for it? Is there a maintenance fee for possible repairs on the common areas?

Hey Dave, this is a very nice apartment, the size is perfect as well. In the states the seller will invest 20,000 dollars to get a return investment of that plus 10,000 or more profit. I agree the cost of a little DIY affords the better sale price. I think it will sell quickly. Love from N.Y.

No doubt it's beautiful in Italy. However, people must consider that climbing those steps for elderly and children is scary and dangerous. and so many houses are sometimes so close, you could almost shake hands with neighbors!

It’s Italy…you’re not going to get a large detached one story house with a large garage and driveway in the city center with no neighbors lol. A lot of the buildings are hundreds years old. No duh there’s going to be steps and close neighbors.
