On the topic of commissions there will be a subtle change. Myself and other industries are now using the commission as an negotiating tactic. Meaning if we get a full price offer, replay the buyer's agent the full 3%. If the offer is less than full price, we start to drop the buyers agent commission. I have gone as low as 1% on the buyer's agent commission. So I see the agent taking the biggest hit here. It will be tough to ask the buyer to pay commission out of their pocket after the fact.

Things are definitely trending this way. While it is not maybe called a ban, in American cities. But many of these cities are essentially doing just that. Effectively legislating ABNB out of business, or drastically limiting the ability to operate. And in many ways it is hard to blame these cities. Investors and ABNB did it to them selves. Coming in and not only buy up. But using arbitration to clog up inventory. You have literally had "gurus" on youtube talking about how to use arbitrage to rent out entire buildings. This is not realistic or sustainable. They basically forced the hand of many cities.

The ignorance of people on KZbin terrifies me as a real estate professional. We don’t have an Airbnb issue, we don’t have a private equity firm problem. What we have is a government that turned off the tap on construction spending during 08 and caused construction to dry up. Only when Covid happened did construction activity spur up delivering only maybe 10 to 20% of that 5m unit deficit. As a percentage of single family housing private equity probably owns less than 5%. They are on the sidelines waiting for commercial, not your grandmothers cottage. Airbnb was only a mechanism to monetize a property that otherwise wouldn’t cashflow given price inflation and rate increase.

We don't need to regulate Airbnb It will figure itself out There are many cities that now have oversupply and guess what?? Hosts anre making less. Now some are starting to go long term or they are selling. Everything doesn't need regulation!! Regulation sucks! Supply and demand will regulate it naturally
