They have lots of problems that you don’t know until you get into the business. The guests will destroy your house eventually. Airbnb can’t pay for the damages. They are the middle guy, who gets paid by commission. That is my experience with Airbnb.

Airbnb doesn’t care about your house. They are just the middle guy. They don’t pay you if the guest damaged your house. They never see your house or the damages. When you complaint, the safety department will punish you for it or make you go away. They think the house owners are rich and can take the lost. That’s my experience with Airbnb for 5 years.

2.9 in revenue last year(including cleaning) I appreciate your insights and it was a significant part of my growth. Never sit back and admire your work. Compounding interest is a game changer . Profits go into real estate . arbitrage is the "backbone" of the business currently but eventually it'll flip to thinner margin and much much more freedom. The goal for money is always been freedom. Don't lose sight and work till you die

I was an airbnb host in the past, and that's true, there's a lot work involved in this kind of business. Some guests destroy your furniture, specially beds etc, etc.

You're taking into account equity from a single year. If you look at the numbers buying the houses and holding them longer and doing good with Airbnb would net a bigger amount of cash gain due to long-term appreciation. Then when you make enough to buy higher-value properties to list on Airbnb 4 5-unit houses etc then you sell the property that has appreciated to buy more high value houses.

I'm a victim of just one of those stories. Guests wrecked our home, left all windows down in the middle of winter. All of our pipes froze, causing our following guests to have to cancel. @airbnb did absolutely nothing to back us up. Canceling our home permanently was the best thing we did.

You’re forgetting the huge tax benefits of buying the property, you get to depreciate the cost of purchasing while it’s appreciating in value, that is a huge benefit over you’re arbitrage method… plus you’re hedging against inflation with it. I think it’s. Great idea, but only doing one thing is always significantly more risky.

Having used airbnb for about 7 years I can tell you it is definitely declining and has lower standard and quality control and feedback when you complain about something. You should be able to take pictures of the places that you'll see and post them and show that a lot of these things presenting are phony. I have a hard time trusting airbnb's presentations.

I allow same day booking and pets in my cottage. Someone wanted same day for 5 days with 3 adults 1 child 2 dogs and 2 cats. I declined because of the number of pets. Was there a better way to handle it? Airbnb doesn't have a way to charge more for more than 1 pet. My cleaning fee is $150.

It's all well and good. However, in Australia there is an issue with Africans who hire out these locations and trash them. This causes MAJOR issues and damages in the tens of thousands. This seems to be a global issue to the point where many hosts refused to rent out to those whose colour resembles a tuurd. In response, Airbnb has now implemented a policy where profiling your client is no longer allowed. This is a bummer and puts the property and assets at great risk. What can you advise about this?

The information about running an Airbnb is good. But the prejudice against real estate agents is way off. He obviously does not understand that there are many kinds of real estate agents who specialize… Some in short term rentals. He keeps portraying real estate professionals as if they are too stupid or lazy to have a business like this. However, he is thinking only of real estate agents who want to buy and sell. Many are specialist in short term rentals, commercial, real estate, and other niche markets, where they may not actually advertise their real estate license. I’ve noticed that he tends to put down some industries that he doesn’t really understand. I still enjoy the information that I am here for, but it is definitely some thing I take note of so as not to trust everything I hear.

It’s true some real estate professionals have adapted. But only some. And these are the enterprising few. I am standing by the data on this. The vast majority of “real estate first” investors who’ve entered into STR are grossly incompetent. That is also why they hire cohosts. The real estate professionals who specialize in STR That you speak of. These often become cohosts.

It's not easy..Airbnb is very saturated....the guy in the video has multiple properties .. he doesn't have to charge extremely high cause his multiple properties are working together....so there fore everyone who is starting can only get lower rates because the market is so saturated ...effectively the guy In the video can price you out if he wanted...the only way the Airbnb works is if you in a GREAT area...

I absolutely can price people out. The key here is to have in-house cleaning staff that’s probably the biggest factor in price competitiveness. But people with one or two properties can do their own housekeeping which makes their position easier. It’s the medium sized hosts that have the hardest time

This is halarious this dude is skipping over 500 steps telling us. Buy one house old way make $100k. Do it his way getting landlords to drop sublet clause. Then start renting 4 houses instead and make $420k haha. He forgot all 500 steps in between first of all airbnb charges fees then you have maids, then you have mantanience, then 12 am calls when your next tenant can't unlock door. And periods when home is not occupied, and insurance. You better have umbrella insurance if you can get covered? Subletting props you don't own? Fire and casualty on props you don't own? Forget it. Need I go on? This guy could be sued personally for every last dollar he has that is a fact
