We need to be mindful of the newer listings that the algorithm is pushing based on your query to start determining IF that listing will start to become a top property. Fairly minor, but just to flag, not all of those are truly the "top" properties in any area you're searching as of yet. You'll need to put an "asterisk" by the one's under a certain review threshold as ABB's pairwise search algorithms are still building SERP level performance for them in order to determine how they will feed in future queries. It is beneficial in other ways though to gain an understanding of up and coming listings. Again, great content - love it!

Remember It will vary in and out of season, special events in the area, etc. you then have what you need to move forward with purchasing a property and cost of furnishing it to compete. It’s also totally worth it to pay for professional photography. $300-$500 will be made back quickly with great staging lighting and pro pics.

Here in Tuscany the situation goes as follows. Politicians, both at national and regional level, are implementing strict rules against short term rentals, improperly addressed as Airbnb rentals. Airbnb is therefore associated with the original sin from which everything else accrues: overtourism, housing problems, unaesthetic key-boxes (increasingly vandalised!).... Municipalities (the main ones) are empowered to rule who can and who can't run a str, for how much time...yet legislation here is different and many enactments may go against hosts' civil rights guaranteed by Civic Code under whose jurisdiction str fall. B&B, vacation houses, room rentals are considered different from a str (which, unlike them, needs a contract between host and guest) and it's a jungle which may lead many to get fed up with this business and to return to long-term rentals to residents. Moreover, while regions are banning or at least deterring many from short term renting, at the same time they made up weird regulations which urge and allow hotels to take over houses in place where their room supply is scarce in order to.....satisfy short term rentals' demand, which is absurd. The truth is that some politician is backed by hotel chains and lobbies and they're struggling to wipe the floor with Airbnb and private str. It's very ironic that Airbnb is seen as absolute evil and the cause of all the issues while, as matter of fact, they were created by those very same administrations who have been promoting tourism over the years as a pivotal branch for the economy while at the same time housing policies have been no more dealt with since the 70's-80's.
