Loved the tip at the end of the video.. I just bought two condos and felt really discouraged until I got to the end of the video. I wonder though.. do you know anything about protections for the owner? What if someone refuses to leave your property after the 31 days? Legally don’t they have a right to stay and can’t be evicted unless I take them to court? There is some law regarding that.. I just can’t remember exactly how it goes.

Very good question! Yes when the rental changes from nightly to 31+ days then they do get traditional renters rights and the game changes if they refuse to leave. You would have to go through the eviction process. I’ve never had that problem but I am apart of an Airbnb Facebook group and I have heard story’s of other people having guests that hold over. It can get messy but there is risk with short term guests as well. 🤷‍♂️ hope that helped! 👍

okay so work a deal with the hotel to rent it on a discount and then you go ahead and upload it to airbnb or you upsell the room in airbnb and you keep the difrance?

I just got an excepted offer for Lake Las Vegas now do I need to talk to the HOA I’ve noticed on Airbnb that people are renting their place out does that 600 feet or 1000 feet apply to Lake Las Vegas?

Lake Las Vegas is in Henderson so it follows Henderson rules for nightly rentals. Also if the house is in an HOA it won’t be allowed to do the nightly rentals unless the HOA DOCS say “ transient rentals are OK” which none of them do lol. Yes people have listings everywhere on Airbnb but most of the time it is illegal in Las Vegas.

It’s not easy to get legal in this town. You can not rent a property and sublease as airbnb. Depending on how much money you have to spend it can be easier or harder.

Would have to listen to this video again to really say since it was back in 2021 but the rules are different from city to city. Unincorporated Clark county now allows short term rentals but it’s hard to get one approved they are very slow to reviewing applications and only take them once a year. If you have a higher budget I just listed my licensed STR in the south west for $2M. It took 2 years to get the license. It probably would take 1 year now lol 😂 Henderson is very streamlined though

Hey Mark! I see you have had a few questions on Vdara. To speak in general yes the Vdara units have been going up in price and they do rent out very well like all hotel condos in vegas but I can’t tell you an exact ROI I usually say they cover the cost of ownership the HOA and taxes and give the owner about 3% per year return if in the rental program. These are more trophy 🏆 properties not so much major cash cow investments.

@@TheBrokerLife Thank you for your reply and input. The condos on the Las Vegas strip are nice and it would be fun to live in but they seem like a financial money pit. They are expensive to maintain, don’t sell fast if at all, and they are unlikely to cash flow positive if you rent them. Unless you got one cheap enough to make the numbers work. Maybe financing will lighten up but the fact there is an issue tells me they know a lot more than me. With the Vdara, at least you could have the hotel rent the rooms and cover your expenses. It sort of seems like they own the property and I own expenses. If I were to buy a condo such as in Veer Towers I would need to make sure I got a deal from someone who wanted out.

It all depends on a lot of things but in general if you are renting the apartment from the owner you most likely do not have the ability to sublease your unit in any way. You have to ask your owner. If you own the unit then you should check with your HOA to see if there are any rental restrictions in your community. If there are no rental restrictions then you’ll be able to rent 31 days or more under Clark county rules. Nightly rentals are something only allowed under hotel zoning. Your appointment most likely is not zoned for hotel use.

So you can finance on some of these high rise locations. Currently just went into contract with one of the properties that he said here that needed to be purchased 100% with cash. Contacted Steven and he refused to look more into it with me and by that he lost out on a commission check. Please please please get your information right before making videos and sending the wrong information to potentially buyers.
