I started my Airbnb business in 2017 with an air mattress on the floor and garbage picked furniture. Every other year I added another unit, I now have 4 units and they’ve all maintained 98% occupancy all the years I’ve been hosting. I always wanted to work in a hostel (and I eventually got to) since I first started backpacking at 18 and stayed at a hostel in Brazil. I hosted tons of people on couch surfing, so Airbnb was a natural pathway for me to keep doing what I loved. It’s been hard work but Airbnb has made my dreams come true.

Great advice. Learn your craft before you automate. Software can help you (but not replace you). Hire your own cleaners. Retain the human touch to make guests feel seen and heard.

Great vid Sean! I'm finally launching my first property in a month, but am also strapped for cash, so I will gradually add amenities through the summer. Could I please have some advice regarding how to work the calendar (how far to open up ect...) and description upgrade info/help when it comes to an evolving property (knowing I'll be adding amenities in the next couple months that will increase the cost per night by $50-100+)? It would be awesome to see a vid on how to evolve/grow/transition a property from a lower nightly rate to a higher one, through amenities and an updated description and planned calendar price upgrades. Major Tom to Sean Control. This year our houses are experiencing a surge in bookings from VRBO. Up to 40% vs AirBNB. VRBO ads are great and bringing in high dollar guests. Mazda MPV.. What a great minivan that wasI. Bought a new one in 1989 and went coast to coast, border to border.

Would love to hear your gameplan now that Dallas has banned STRs. I know this battle has been going on for years now, but was still surprised they went through with it. It blows my mind - here we are in TeXaS where they claim they want less govt interference, but they actually want to control their neighbors and pay more taxes. hello, I am a beginner. As in Airbnb, booking and Vrbo, the way of pricing is different so the net cash is different. The channel manager can do the work to place the rental price in different channels for the net cash to be the same in the end ? You mentioned the hostfully. It can manage the dynamic pricing on differnt plaforms at the same time ? Tks in advance.

You had a video talking about what you use for locks (I bought them, great looking out😎) that is great for multiple properties. As in one type of lock and software that you can see and control each individual door for properties all over. Do you have recommendations for cameras for a person with multiple properties? So in same software and brand each property can be viewed or selected to be viewed?

How about teaching people to develop their own ideas with fundamentals of what makes a successful STR? Think like a guest, what would you like to have; which colors evoke different feelings; which type of furniture is the most comfortable and which fabrics are best; the little touches in the way towels are folded; beds are made; customer service details... What you're suggesting is akin to my taking a writing course and then when I get there, the instructor/teacher/professor shows the class 35 books and tells us to choose the one that has the most sales and highest reviews and copy it.

Get more experience. Use your experience to create a presentation deck. Seven years ago, you could’ve been a cohost with almost no experience maybe even zero experience, because the vast majority of people did not know what that was or what to look for in a service provider . Those days are gone. I am a host as are hundreds of thousands of others and we all know that we can cohost for other people. So this is nature means we are all your direct competition and the best way to be a cohost is to be able to compete with us and prove that you can. Or to find a complete newbie homeowner who has no clue what is going on.
