Just a thought, but if you don’t pay the mortgage and your sister can’t pay the mortgage, what if the house gets repossessed? Then you’re out all the money you’ve put into it so far, plus any additional you may have gotten when it sold: a very poor return on the investment you’ve made so far. So maybe keep paying the mortgage, but get all of these agreements in writing, with witnesses and notarized or whatever else you need to do to get it solid if you have to go to court with it. That way you can continue being a good son, but protect the expected returns on your investment.

If this is an amortized mortgage -- & the vast majority of mortgages are amortized -- if the bank forecloses, the owners will get a share of the price it is sold for. So not all of the money OP has put into this house will be lost. In any case, OP should not insist on a written contract ensuring he gets a share of the house when his parents die. It's only fair.

I suggest continuing to pay for a set period of time (1-6 months) with the agreement that your sister finds a job and moves out by that point. If she doesn't, withdraw all financial support and tell them they are sol. NTA regardless though, because they broke their promise in the first place.

Kinda TA. No one can afford the house expenses now except OP, so they should continue to pay it. But OP shouldn’t have to keep paying so much. When sis gets a job, she should pay half of the house costs while she lives there, including back rent for the period before she starts working again. Also, if the parents can’t cover their own living expenses without considerable help, they really can’t afford to be fully retired, and should consider getting part time jobs, or something. What if something were to happen to OP? They’d have to sell the house, possibly under unfavorable terms. And they’d probably run through the proceeds pretty quickly. And everything should be IN WRITING! No verbal promises; no shifting ground. It’s sad that OP feels she can’t trust her family. But since that’s the case, hire a real estate or estate attorney, draw up agreements for all the various contingencies, and have everyone sign them. Failing to do so will cause discord in the future.

NTA, but it may come back to bite you in the butt if your parents have to foreclose on their mortgage and the house goes back to the bank. You will then get nothing. On the other hand, your parents might have to come out of retirement and go back to work. Nobody is guaranteed retirement, and this is one of those times.

YTA. Your sister moved back because she lost her job. Is she helping around the house? Do your parents need someone to help care for them as they get older? There is so much more to family than money, but you want to oversimplify everything to dollars and cents.

You are being petty and mean spirited …. Now, your unemployed sister is going to cover these costs? Deal with your sister privately. Your high and mighty reasons for originally offering to pay parents mortgage So that they could be retired stress free has devolved into a money grab squabble between you and your sister. Stress for your parents must be sky high. Is that what you intended? Have parents draw up will and specify to whom house will left to, and what percentage goes to each daughter. That leaves no doubt in the mind of each child. Your behaviour is reminiscent of sibling rivalry. You can do better.
