oh hey, you're in my ward... yeah, i suspect if there's an akiya in Tokyo 23 wards it'd either be in some corner of Adachi or Katsushika, basically east of the Arakawa river, where any time there's torrential rain there's a chance of flooding. (my place doesn't flood, but i've gotten evacuation notice on my phone a few times during typhoons) btw, if it's Ogi-Ohashi station, you're under 10 minutes to Nippori on the Nippori Toneri Liner. It takes me about 15-16 minutes and i'm close to the end of the line near Toneri Park. Whoever got this place is lucky. Adachi gets a bad rep but it's such a cool unpretentious place to live, and there's plenty of decent food at good prices. Very high cosper(cost-performance) district. If you drive, you're right by the north part of Shutoko expressway to get out of Tokyo via Saitama to the west and Chiba to the east(towards Narita). Bike up route 461 and you'll be in Nishiarai in no time, and there's a big Ario mall there and a very popular local public bath, Hotta-yu (they did a collab with Mountain Dew last year. lol)

There are 2 abandoned houses right in front of Harajuku Station, they are right behind the "I'm Donut?" store. Crazy these plots haven't found new owner yet.

Might be an issue with inheritance tax and whoever received it can't afford to pay the tax to do anything w/ it. Happens a lot in Tokyo. During bubble keizai a guy inherited his father's building in Ginza. He couldn't pay the inheritance tax and sadly took his own life. 😥

@@rhymeister yea I heard about this too, a lot of abandon building/house in Japan and especially Tokyo is because people cannot pay the inheritance tax, why the Gov doesn't see this I'm kind of baffled.

I am no expert, by any means, but this property "had me" when you said Tokyo. WOW! Estimate to renovate might be low. There is SO much to clean up and dispose of. There isn't a parking space, is there? All in all, this one has potential. I would add another 1M yen (at least) to the total cost (due to clean-up). Thank you for sharing this one with us. I can imagine it isn't always convenient for you to get a car and evaluate these properties. Much appreciated. P.S. The "vacation"" home you shared in a recent short is the BOMB! I'll take three just like it, please! 😲😜🥰❤

There’s quite a few monthly parking lots within a few minutes walk, one directly behind the house’s location. Maybe there’s a way to inquire about getting one of those spots? I dunno if they’re specifically assigned to any particular building, as there’s no signs saying so. just 月極駐車場 (monthly parking) signs.

I visited Japan many times. The major problem for me to invest in Akiya in Japan really is the language barrier. I personally found that a LOT of Japanese don't speak English and it's super difficult to communicate with local people with English. If this pain point can be removed, then I think it would be awesome to invest in Akiya. Not sure why Japanese local people don't want to invest in Akiya and renovate (flip) themselves. A lot of people (flippers) are doing that in San Francisco Bay area (USA) and it's a super lucrative business!!

Personally I don't find Adachi-ku a very desirable location, but that's just me, a guy who always lived in Central Tokyo, heh heh. I don't think I can live in a house that is so close to the neighbors also, but only lived in one house very near Komazawa Koen, the rest in apaato. Wouldn't be a bad investment, but I would think it needs more ¥¥¥ to get that house into good condition to rent, but maybe if buyer got it for ¥3.5 mill so ¥4 in reno.

That's such an interesting property. In Tokyo, no less. I have one question, though: why would you need ¥1 million to close the deal? Would taxes and real estate agent fees really add up to 25% of the property??

Hello Again I am wondering are there any in country settings with land. Is it feasible for a person to think about room for gardens and neighbors further than arms reach. Semi retired but would open lapidary and Jade shop. Stone cutting I am internationally known for my stone work. A man from Australia brought me a Boulder opal over 100 lbs and had me dissect it. It was thousands a carat. I cut Jade as thin as paper sheets and finish them. A sheet makes a lot of guitar picks earrings or ... I would appreciate your input I would think of a stone for You a little effort may be worthwhile. Any way I Thank You for posting it is interesting and Educational??

Maybe sooner if there's a fairly large earthquake. But you can rebuild the structure, just can't tear down and rebuild something new I'm pretty sure. However rebuilding the structure will make it not worth doing for this particular house.

When they say that you can’t rebuild, that seems to mean that you can’t tear it down completely. However, if you leave just parts of the old structure still standing, then you can remake most of the building.
