I want to offer some words of wisdom about this property, and area in general. My first Alaska property was not far from there. It turned out to be mostly swamp land. I lost about $20K trying to get rid of it. I currently have property and live north of Anchor Point, between Ninilchik and Clam Gulch. My main advice: don't buy this site unseen. If you really want to live in Alaska, especially off grid Alaska, live by these words: Trust, but verify. There is no electric service in that area, so you must have solar for power. That has it's own issues, mainly you cannot get companies in the lower 48 that make the equipment, to ship things up here. The batteries are lithium iron phosphate and can only be shipped via ground, which means going through Canada and that has it's own problems and import restrictions and tariffs. Next is water. You will have to have a well. The current estimates I have received this summer for drilling a well, start at $15K and go up to $25K, plus additional costs if the well ends up being over 50 or so feet deep. Another option for water is to haul in your own. There is a public water point in Anchor Point, behind the "Warehouse" (a convenience store on Sterling Hwy). You basically turn right at the street just south of the store, then right on Alder Rd to the water point. It's about 5 cents per gallon. What about septic? It depends on the water table in that area. If there are a lot of black (skinny) spruce trees, it's more than likely swampy land, with a high water table, so a septic system won't work there. How comfortable are you with an outhouse??? This is Mother Nature's backyard, how comfortable are you with moose, bears and firearms? Alaska isn't for the faint of heart. This video also didn't mention the Kenai/Soldotna/Nikiski area, which is about 50 miles north of Anchor Point, once you get to Sterling Hwy. That area has just about everything you would need, so that you would only have to make an Anchorage run monthly or less. There is a Home Depot, Spenard Building Supply (2 of those) 6 grocery stores, Walmart, lots of places to eat, but don't think you're going to find big chain restaurants. Overall, this is a great area, and I plan on retiring and dying here. I'm 71 and that isn't too old to start with something like this, as long as you go into with your eyes open, doing some research, and checking with those of us who do live in this great land!!!

Wow, amazing property! With Homer and Anchor Point nearby, you'd have access to help and services, as the home needs to be torn down and the trailer removed, but once that is done, this property has great potential. Any idea on well depths in this area? Would need a generator for sure and then perhaps solar and wind turbine for electricity. I am at that interesting age of 63--thankfully healthy and in good shape but certainly not in my 30s or 40s anymore so help would be needed, and after 42 years in Arizona, I want to head out and build my retirement home--thought it would be NW Montana, but . . . . . .hmmmm.

Most people in this area don’t have wells. There is a large coal seam underground that runs throughout the area making a clean well nearly impossible. If you’re on the road system (literally on the highway) you can get water delivered. Most people will fill up water jugs in Homer to take to their property. These off grid areas are very primitive and you have to haul in all your building materials. Most residential builders won’t risk getting their equipment stuck in the swamp and won’t build in an area like this.

In my opinion, buying any land from 50 miles north of Anchorage south is a very risky purchase due to the distruction possibilities of not if an earthquake hits, but when it hits. In my opinion, land in Southern Alaska is worth no more then $200.00 an acres due to the very high risk of complete distruction of your property....

Whoever buys this is probably in for a rude awakening. This whole area is mostly muskeg (swamp). You can’t put a well down because of the coal layer. You’ll be so far off the road system you’ll never get any contractors to do any work in that area. Whoever buys this will be on their own. Some people want that, and that’s great. This isn’t like property in the lower 48 where you can just get people to build you a house. This is 100% for the off grid DIY person. In winter you’ll have to snow machine in or plow the miles and miles of road to the highway.
