44:30 John is so right. I get into so many arguments with people regarding buying a house. Please, as soon as you can, buy a house and get away from living in an apartment. Apartments do not build wealth. Houses do. Also, all you are doing when it comes to apartments is funding someone else's lifestyle because you are constantly paying rent. Your mortgage will come to an end, but rent NEVER ends. Please people, buy a house as soon as you can.

Easier said than done, u think everyone who rents wants to? Do u know how much $ the avg person has to have in savings before buying a home? Even with a loan, u gotta factor in having money to repay said loan, emergency funds in case sum’n breaks (bc as a homeowner u responsible for all repairs) your mortgage, car note, food, on top of trying to save for the emergency fund. Yea good luck with buying a home for the AVG person. We all know being a homeowner is better than renting, but everyone not financially in the position

@@nealmike5490 That Netflix special is giving out bad information. I know plenty of property owners who make tons of money off of those who rent from them. These people have no idea just how much they get taken advantage of by these property owners, and these property owners are laughing all the way to the bank. I have a co-worker who just moved here from the south, and she, literally, talks about how she rents her house out and is making all kinds of money off of those who are living in her house.

I respect and value the conversation but let’s be fr everyone can’t just launch out and start ballin. 2 things he said that i have learned on my journey: 1. mindset is everything and you constantly have to be feeding yourself positivity especially when you first start out 2. The real real capital is people, but money is still capital also. so build a network with as many people as you can, even if it look like you have nothing in common

Breakfast Club Producers, PLEASE have your audio engineers separate the mic bases from the goddamn table. Those of us with headphones on pick up the vibrations whenever ANYONE bangs the table.
