I live at the Falls of Ocala which is a 55+ Community. It is a relatively small community consists of 89 manufactured homes. We have a clubhouse which has a kitchen. We also have an exercise room. We have an outside pool. Our HOA includes gardeners, clubhouse and water. We are 100% full.

I debated on whether to add the 55+ manufactured home communities to this video, but it wouldn’t be a true comp, and the video was already a full length feature film lol. So after much debate, we are putting together a separate video for those communities. Another issue arises in that we can advertise and sell homes in neighborhoods like yours where you own the land and have an hoa, but we have to be careful not to add any 55+ manufactured home communities that lease the land as that may be considered selling something I am not licensed to advertise and sell. (In FL I would need a car dealership license to sell those ???) But I appreciate the info as I am working on a follow up video for the incredibly popular 55+ video here.

We now have two mfg. homes for sale. One is listed with a realtor and the second one is for sale by owner. No lot rent. You own the land.

Enjoyed the video. A little outdated . I purchased a home in Del Web spruce creek preserve in Dunnellon. 2 years ago. Property has went up 55% in just 2 years.

Ive lived in Palm Cay for 8 yrs now, you’d be better off in a West Virginia trailer park, The amenities here are out of order more often than not

Enjoyed your video a great deal! Reading about a lot of these places on the internet but actually touring it with you is so much better! Do any of these communities offer a trial stay like The Villages’ Lifestyle Visit? Also, you mentioned that one of the communities allows fences. Do most of them not allow fences? And if fences are allowed, can they be wood fences? I didn’t see any. Thank you!

Most don’t have a set up for trial stays. I believe on top of the world does have that. Most of the communities do not allow fences. Some do allow privacy fences. I will make sure the type of fencing is on our spreadsheet

Can you drive into the gated communities? Are they state funded roads like in the Villages where you can drive into? We are going g down to visit and would like to self tour the area before involving a realtor. Looks beautiful!!

I so much enjoyed your video of the 55 community. I have been interested in Spruce Creek North of of SW 103rd . Looking for low HOA. clean safe neighborhood. If possible a 3bd 2 bath. under 140. Retired fixed income living with my Down Syndrome son who is 43 yrs old. Any info appreicated.

I am doing research to see if Florida is a place I would like to retire. You don’t mention HOA and I’m assuming that all these properties have HOA?

Yes, they all have HOA/Developer fees and rules associated with them. Each community has its own, and some communities have different rules and fees for different sections of the same community. So, it is next to near impossible to share what is each ones. Best thing is just to pick out a few communities you would like more info on, and then just let me know so I can get you the rules and fees for those communities specifically. I was also wanting to leave this video up for as long as possible since it took forever for me to compile it. Those fees and rules are all subject to change, so I kept the video neutral.

Downtown Ocala is awesome! The Villages always has something going on. Anything more and you just pop over to Gainesville (College town 45 mins North) or Orlando (Theme park center of the world 60-75 mins SE)

And yes, pets are allowed just to varying degrees. Size and quantity being the most important factors.
