I am from Florida. A couple generations in. We are agriculture. But for some reason it is all going to tourism. I hate it. I also work in insurance. You CAN’T get insurance. Everyone comes here and then complains about it! The lady says $375,000 and under…… that is crazy. $375,000 is not affordable on an average of 54,000 income.

I’m a native Floridan and currently live in Plant City. Finding an apartment here for $1000 would be a miracle and there’s squat to do here. Schools are terrible and we don’t even have a Target here! And the “downtown” is literally 1 block long and all the shop close at 5 pm.

Well I'm sure that's exactly what members of the First Nations/Native Americans are saying also how Florida was a great place to live before all these white Europeans showed up😁 It's all relative dude. You want your state/city to grow and become economically powerful? Well in that case you need a lot of new people moving there constantly, not go there for tourism when they want to enjoy "a quiet wide open space with no people" like Alaska or Wyoming ...

True, and folks moving here need to understand that electric and water bills are HUGE. You need a/c year round and it’s expensive! Also I pay so much in property tax and homeowner’s insurance that it is like a second mortgage and I am not in a flood zone. Florida is NOT cheap, the housing in my county (Pinellas) is very high, yet average salaries are not high enough to afford rent/mortgages. So people are overextended. Rents here are almost as high as a real city, like Seattle….at least Seattle has high wages. I was living there and had to move her due to my mother’s declining health. The climate here is a bummer for me. And the sun really ages people. Folks in Seattle have much better skin/less wrinkles!

The Melbourne rent was way off. I live there. A one bedroom apartment will cost at minimum $1300-$1400, not $944, with prices climbing. Within a two mile radius of me, within the last 2-3 years, several large complexes have mushroomed, all billing themselves as "luxury" and one bedrooms in them are $1700-$2200 for a one-bedroom. Prices in the older complexes have risen as well, citing "market value" due to these new "luxury" complexes. Florida has no rent control. Landlords can charge what they wish. The theory of Florida's government is that no rent control will encourage new apartment construction and thus bring rents down due to competition. But in Melbourne this has not been the case. There is no company building affordable units. NY-NJ people are flocking here, as are remote workers from expensive states. Moreover, there are a lot of engineering jobs that pay high salaries. If you are in an older complex, you are stuck there, because to move, you must earn three times the monthly rent in monthly income at another complex. And, finally you get evicted or must find alternative housing when the rent of your older complex gets jacked beyond your means. I know full-time retail/hospitality workers who have had to leave Florida/live in their vehicles/or take roommates as mature adults. What is happening in Florida is a grave injustice as migrants from expensive states are driving locals out. Nobody seems to care. Just a few years ago, you could easily find a nice one-bedroom apartment for about $700. Now rent has doubled. Please have mercy on us, NY-NJ-California people!!

Affordability is important, but so is the quality of life. I’d like to know the cheapest places in Florida that have the most benefit and the highest quality of life. But, affordability is definitely the most important place to start. I just wouldn’t want to live in a cheap area that has high crime, and is often at risk for flooding and natural disasters. Things like these need to be considered too.

I live in Lakeland Florida in between Tampa and Orlando, next to Plant City and Bartow. The blue home featured in the Bartow clip is for sale, listed for $625,000. Beautiful home and town. The cost of living in Florida is high. I love it here but it is over populated and expensive. Rent in central Florida is $1800-$2100 a month. Home prices are $400,000 and up. You can still find homes for around $350,000 in some areas in central Florida but $55,000 is not a living wage in Florida unless you have a 2 person income. My daughter and her husband struggle to make ends meet at that wage. Young adults starting out in this market are having a hard time making it.

I live in Florida our families were born and raised here since I know of the 1800’s. It’s so sad to see so much of our farm land going to communities. People don’t realize how the cost of AC year round and our property taxes are very high. Home owner insurance is high too! Our fresh water levels are rapidly dropping. The Suwannee river isn’t anywhere near what it was back in the 70’s. Our farm used to be flat land, but has slopping land due to sinkholes coming with so much water being drained out. I don’t think a house could be built on most of the 75 acres. I wish they would check out the center of America and move there.

The over-development is one reason my husband and I chose to retire in Tennessee. One cold winter season, but 3 other great seasons. Low property taxes, no state income tax, although higher sales tax. Do have to drive farther for shopping and medical and there are spots of poverty and drug use--happening on all states. I liked a lot about Florida but worried about over crowding and sinkholes. Due to over building, I think you will have more problems due to ground compaction, over pumping from groundwater, and higher level of sea water incursion into the karst rock layer. (I think there was a video about problems like this, Rising Tides maybe?) I don't think Florida is managing its natural resources very well. I think a lot of the state's economy comes from the builders, so hard to change this.

I talk to apartment managers as much as possible at different complexes. They bluntly tell me that they will keep raising prices until transplants will no longer pay them. They tell me about Blue Staters who look at their apartment complexes, then ask for leases without even inquiring about the prices! The managers know what these migrants pay in NY-NJ-Cali. They know that in exchange for Florida sunshine, beaches, and no income taxes, the transplants are willing to pay at least what they paid in their home states, if not more. The situation is way more complex than mere supply and demand. The demand is coming from people moving from expensive states who either work remotely or who have cashed in their inflated homes located in failed Democrat states. I talk to many young retail/hospitality locals here. They are incensed, worried, and depressed because of the rent situation. For many youths, their vision of the American Dream is saving enough so that they can buy vans to live in! If locals complain about the greed-driven, excessive rent hikes, the managers shrug. They tell me that they can rent vacant places within 24-48 hours. Transplants do it all online. When the Tech Bros and Finance Bros get tired pf places like Miami, what place will they ruin next?

So here's a story from Melbourne, Florida and why it's impossible to come up with an "average home insurance price (even with in a city.) I've got friends whose 1958 built 3 bedroom, 1 bath concrete block house has a market value of $300,000. They just got their homeonwer's policy non-renewed and will now be paying $6,000 per year for coverage. That represents 2% of the house value paid every year in premiums. Down the road about 10 miles is a new (and massive) subdivision called Vierra. Some other friends built there in 2017. Their 4 bed, three bath house has a market value of $800,000. Their home owner's insurance is $2000 per year. That is roughly 0.25% of the house value paid every year in premiums. The net difference is that in my older neighhood some of us are paying 800% more for comparable homeowner's insurance (based on replacement cost). There is a major crisis here in Florida with homeowner's insurance in the older neghborhoods, who tend to be populated by either working class folks or retirees.

Unfortunately the least expensive places to live in florida is probably with your parents in their house - and after that there are SOME rural areas in the Panhandle that offer little other than a Florida Address but are cheaper. " cheapest" in comparison to what? French Riviera, Monaco, Dubai? Many many move to Florida every month. Very few can afford staying. Housing, insurance, cost of living are just a few issues they face. Affordable housing runs about $1800 to $2400 for a one bedroom apt in areas where most would prefer not to live. Florida living is for the rich and those who settled there long ago.

@Seeleygirl Just a ray of reality Seeleygirl. As of May 27,2022. Florida was ranked among the least affordable states to live in. 33 out of the 50 states. On other graphs, Florida was behind only Hawaii in affordability. I lived here in Florida all my life. I've seen areas that used to be run down, old homes torn down. Now replaced with homes starting at the low 400s. Developments have taken over, and even swamps have been shaved clean, filled, and developed. Florida is the only state that is looking to build desalination plants to keep up with the demand for fresh water. There's still plenty of huge ranches. Massive national and state parks. And much attention to the typical Florida Sunshine state image. In Orlando, a 2 bedroom apt average rent is 1840. Upscale neighborhoods, 3500. for the same apt. You'll not easily find any house, new or old for under 250k. Condominiums for 1 million and higher are not at all unusual, especially along the east coast.

Average income is 44k with home price being 330 you can’t afford the mortgage especially with high interest rates. Florida is extremely unaffordable so who is buying the homes, retiring boomers with fat pensions and service or government connected families. There are no more commuter cities because 1000 people are moving in a day the traffic got horrendous those hour commutes are now 2 hours 1 way. You’re paying a ridiculously inflated price for the decent weather. That’s why everything’s priced for transplants with big pockets leaving locals on their way to tent cities

I would say the opinions vary a lot because it depends on your situation a lot. My husband is a disabled vet which puts us in a great spot for income and thus waiving our property taxes, we know our realtor so she looked out for us when buying and we're about a half hour from the west coast. Of course electric will be higher because of the a/c but the cost of living compared to DE which is where we r from is about the same and we feel year round a/c is worth it because we hate the cold winters up north. We are in a no flood zone.

It has gotta crazy here in Florida. I was trying to think when exactly everything went sky high. I do believe we’ve had an influx off out of state people coming here. I know house prices went crazy, now they say their falling but I don’t see it. I’m sure they probably will eventually. Really not a lot of opportunity to make money here. Unless your starting your own business. Or maybe an aerospace job. Working a job at Walmart won’t cut it.

Henry, I am also on a fixed income and I moved here in 2021to be near my child. After a hurricane came through a few months ago, and I called about the deductible, it was $6,000! That is totally not affodable to me. The taxes are very high on a house! I am looking to move to Georgia because I have a friend there and have spent several months there and that is where I am planning in moving to. If your income is right, I would strongly suggest you move to Georgia. The lower part of Georgia around Valdosta, Tifton, Nashville, in that area!

WHen their houses were torn down for I4 they moved to north Orlando which had turned out to be a cesspool now - very bad neighborhood that was originally farm land. What is making Florida too expensive for locals is Hurricanes and Climate Change, people have been moving to Florida for a LONG TIME and it is only really happening in the last few years.

@@TheRealLivingWithLisa My point exactly, all info is easily available on line. No response if you have ever been to those cities you site as affordable? If your reason for recommending those cities are for the younger working class, are good paying jobs available? Housing prices on the west coast doubled from 2021 to 2022. In one year, my Sarasota condo appraised for $370k March 2021. I sold my condo for $640 April 2022. Taxes and the HOA went up 50% and Publix is charging $8lb for chicken cutlets. I live in NY. Floriduh health care is scatter shot. I survived covid, and was refused tests at Punta Gorda hospital and Sarasota Memorial hospital. The Iguana run in herds. Snakes have come into my condo through the toilet. And a palmetto bug could be looking you in face when you wake up. Expect power failures. The tallest elevation is Britton Hill. 300ft. The entire state is a giant sand bar. I dive. The marine life for hundreds of miles surrounding Tampa was nearly destroyed when DeSantis dumped 350,000,000 gallons of toxic lake waste into Tampa Bay March 2021. Speaking about toxic lakes. Floriduh has numerous toxic lakes. 60% of the population is transient.
