Thank you for taking the time to create this. It would be great to have a follow-up video about what you consider best practices for each customization. The options can be overwhelming and it's hard to know if you're making the most optimal adjustments. Giving us a baseline for best settings would be super helpful.

You should only be applying customizations to counteract patterns that you notice in your bookings. I talk about this in other videos on my pricelabs playlist. i'd also love for PL to suggest customizations based on your booking patterns.

Just came across this video and see the minimum weekend pricing where you saw the base of 725 * 1.10%, isn't that because you added a premium increase since its a positive #? If you wanted to discount, wouldn't you input say -10%? This video is 2 years old but wanted to see if that was correct

Pricelabs provide now minimum stay suggestions in beta. Did you used it ? I did and it suggest more than 2 nights , in one lusting its 4 and other is 7

Loved your video and books! On the adjacent factor, I would like to set it lower for the existing guest to book it; however, I have had a new guest book causing a turnover. I wish Pricelabs offered this to ONLY the current guest. My reasoning, is I am currently in short supply of good cleaners. I have only one currently - who prefers not to do turnovers (she is meticulous). My thought was to increase the adjacent day pricing to discourage, but maybe send a message to the guest offering 50% off. How does this sound? Yes, I'm looking for a good backup cleaner for my 3 houses. Thanks!

Hello first of all thanks a lot for this information. Also, is there a way to maintain by amount of guests please? I have a 3 bedroom apartment but do not want to charge full price if the reservation is only for 2 guests. I want to raise gradually by 20 dollars per guest from the 3rd to the 6th (last) guest. Is that possible in price labs please, as it is in Airbnb? Thanks again for this content

You've probably already explain this but it's still kind of confusing with regards to orphan nights. If my minimum stay is two nights no matter what, I never want a one night stay, how would you set up the Orphan night settings within price labs to discount a two night gap "orphan night".

2 night would not be an orphan nights for you then, a 1 night stay (which you don't want) would be

I have always thought that this should be the starting point for pricing, but I don't know if the PL algorithm would respect it. To make sure I have an efficient NOI even for one night.

Also, when choosing to opt in the specific check-in and check-out days, I wonder if the listing will still be "viewable" regardless with guest experience. Viewing the property listing regardless. Do we still show up with that setting on?

Do you know how to set price by a specific week? For example, there are certain school holiday breaks where we know based on historic data that the prices for that entire week should be much higher than price labs is recommending. I would like to set a price for that week only.

Many different factors, guests have a bigger supply of short term rentals, a plane is almost always leaving with more that 50% occupancy while your single home can’t be partially booked

Doesn't the gradual discount go the wrong way? 2% at the end, 4% day before end. etc? Shouldn't it be 2% at beginning, then 4%, etc.?

Discount starts low (the further out) and increases. Tomorrow has the biggest discount

Hey Daniel, we're still a little confused on what our settings should be for minimum stays for orphan nights. We're taking our property over from another property manager and trying to figure this out. We have a 3 night minimum set on weekdays and weekends. You mentioned in that section of the video "1 night no but 2 nights good." Curious why you wouldn't want a 1 night stay? We get a lot of last minute bookings and we think we're ok with a 1 night but want to get your take on it. I recommend single night stays. If you have a 3 night minimum, and you want to cover all gaps, then your orphan nights should be set to 1 in order to allow a reservation even if there's only a single night gap.

The "% change on base price" is from your fixed base price of 725, not from the day-to-day fluctuation

That's correct. But the base price effects individual days pricing to varying degrees.

@@OptimizeMyAirbnb Yes - my understanding was that you expected the effect of that "% change on base price" under 'minimum weekend pricing' to increase the stated price on that individual day to increase by 10%. Instead, that customization merely sets the weekend minimum to be a certain percentage above your personal base price target (in your case, 725). The effect would be the same as setting a fixed minimum weekend price at 875 (because 110% of 725 = 874.5). However, the customization allows the minimum weekend price to fluctuate when you change your target base price.
