Hey! Thanks for the videos - I've got a couple of questions. 1) In this video, your BLT is ~30 days, which fits in well with PriceLab's 7/30/60 day Occupancy break down. But what do you do if your BLT doesn't fit in that break down? My market is a vacation destination that is planned way in advance. the average booking lead time in the market (not just my listing) is ~115 days. I would need to make my decisions based on something like 30/120/180 day occupancies right? 2) Is there a way to manage seasons separately? Peak season gets booked way in advance, so I'd want to make adjustments to peak season if it's not booking ~115 days BLT; but in the off season, BLT is closer to 15 days, so I don't want to make adjustments to that until much closer later, right?

They just changed their algorithm on us and the last two years revenue projections, retroactively. The change resulted in revenue projection reductions of 60%, again retroactively. For example, they said $100 in June 2023 last year, and now they say they said $40 in June of 2023. They told me this was an enhancement 😂. I love it, you're a data analytics organization, you make a total error by counting blocks as bookings, and tell me it's an enhancement when you fix it That should revolutionize software regression testing 😂. I cancelled our sub, it's worthless in my book.

I have 3 bedroom house. 1 king bed, 1 queen, 2 twins. So 6 people can sleep. Then there is 1 futon and 1 sectional . Can i charge extra if people want to sleep on it? I ll buy pillows and blankets, sheets for it but want to know if we can charge for it as regular bed.

Good video & interesting software. I think putting a photo of your high speed internet is actually a good idea. You can pretty much assume guests don't know anything about your listing except what they saw in the photos. If you consider that fact in every listing you create you'll have better listings. Also, why answer questions over messages when you can answer it in a photo? I want 99% automation.

If you are using price labs and don't want to charge a cleaning fee as you mentioned, how do you build that into your pricing with the daily fluctuations?

You factor that in when calculation your minimum price. Remember that it is not what you would like to charge, and it is not the base price. Instead, it is the price you would begrudgingly take if the alternative is no reservation.

I have two critiques of your feedback. The first is I would not document acknowledging confirmation of the issue until I have seen the issue myself, otherwise Airbnb will use your message to pretty much confirm that the claim the guest made was accurate and true. Second, I’ve added in my house rules that a guest must have downloaded the mobile app and reply within 6 hours of each of our messages during their stay. I also state that due to the property age there could be pests, including roaches , ants, etc. these things happen in $M homes that have full time maids! All my properties are in the southeast where it’s super common to have pests enter the house even when we keep the place clean and treat for pests monthly. I also state that we do clean and sanitize before every visit but we can’t guarantee there wont be any dust, cobwebs, or hair specifically. Guest agree to your house rules and the drones at Airbnb support are trained to follow checklists. I’ve won all my disputes by pointing to my house rules and saying that the first fact did break my house rules by not replying to me with my request to resolve the issues and they agreed to the property based on my house rules, so therefore they can’t get a refund for what they agreed to. Yes, take the complaints serious but unfortunately I’ve had to over optimize for guests who know how to wiggle their way out of a reservation because of a single hair.

Have to admit smart locks have been the number 1 headache for me both as a guest and a host. They all suck, and I'm always nervous they will not work. I accept that good o'l fashioned lock box and key is not quite as secure, but I sleep far better at night.
