I have done commercial door and frame and hardware installs for twenty years ,and now I do building maintenance for a large city ,and I can attest that the major cause of commercial door failure is ...mis-use and abuse by the tenants , cleaning staff ,contractors ,and delivery people . It keeps me and my crew very busy !! Todays doors and hardware can operate efficiently for years ,if used properly ,chocking doors open and floor cleaning machines ,and occasional scissor lifts needed for lighting repair or painting is also detrimental to our thousands of doors .Our facility spends tens of thousands of dollars per year on new door ,and hardware replacements ,where as ,if some responsibility awareness by these door abusers could be taught ,these costs could be lower. These items are expensive ! Your video only scratches the surface on what does damage doors and hardware ,but,they were absolutely correct ! Thanks ,it's nice to know ...we are not alone out here !!

1st hinge are fasten tight to frame & door. 2nd door must fit into frame without hitting, rubbing or binding. 3rd lubricated all moving parts 4th adjusted closer.
