ADU houses have little to no yard in Lyric. Houses are under the flight path of airport which isn't bad.....until the air force does touch and goes and rattles pictures off your wall. High lots are selling now, and you had to put in money many month ago to get them.

I'm glad the daily flight noise isn't a bother for you. Most folks I know don't mind the plans from Buckley. In our neighborhood a lot of neighbors post so they CAN run out to see them

It might be helpful to mention the high property tax rates in the Colorado Metro Districts which include many of the communities that you review. To pay off infrastructure bonds, homeowners in these districts pay about twice the median Colorado property tax rate. 1.25% in one planned community. On that $1.2 million Toll Brothers house, that is $15,000 per year in property taxes. Not senior friendly! 1.25% puts the property taxes in the Colorado Metro Districts on par with the median property tax rate of New York state. Yikes!

Your info is right. And I do speak to this in many other videos about the specific new build communities. With the reality of the tax rates not being changeable, and only one client in all my years (so far, at least) ever choosing to go the existing home route b/c of taxes alone, it didn't make the cut for THIS video :) But this is something I talk about with all my clients when they say thing like "a new home will end up costing me less"...I let them know that may not be true if they factor in taxes for the new build vs taxes for an existing home over time. But usually when they consider mechanical updates and maintenance, the new build still wins out if that is where their heart is set. Thanks so much for watching and leaving a comment!

@@AlysonWahl Thanks for the explanation, Alyson. I do enjoy your videos - entertaining but quite informative. Not a fan of the video clips - its a fine art and if they don’t connect, ugh. Perhaps the better solution for those concerned about the Colorado Metro Distric property tax burden would be to buy a new build in an area where the infrastructure had already been paid for? We did visit Montaine, The Canyons and Solstice recently. Hard to beat the amenities at Montaine Regency. View lots at Solstice - a $300,000 lot premium, an extra $3,750 in property taxes. The natural beauty of Colorado is undeniable, but the Metro District property tax rates may make the real estate market less competitive than areas like the Boise, ID area, for example, which also possesses great natural beauty.
