Real estate prices in metro like Mumbai are at extremely high valuation like large cap company with 70 - 100 PE. But nobody seems to be worried about very high prices of real estate compared amenities, traffic condition, pollution and safety & security. Everyone is only focused about expensive stock markets.

Advantages are plenty. MF due to their size cannot go to smaller lower vol stocks where alpha is. They cannot go to cash. You cannot talk to the manager. You have no clear idea what is happening at any point of time. You get delayed entry and exit. Regarding disadv there is tax disadvantage which if you SC is outperforming even marginally you are fully coveted
