In Hawaii if you contest your property tax assessment, you must win the appeal by AT LEAST 15% or you automatically lose the appeal. They make sure you don't get anywhere near a 15% reduction in the appeal process. The whole system is corrupt.

A homeowner should have ZERO property tax due on his/her PRIMARY residence. Other properties are not for shelter, so they can be taxed. We should NOT be taxed out of the homes we've lived in for decades.

If your “ownership” can be taken away if you don’t pay your property taxes, then you don’t “own” your property-you’re renting it from the government. Addendum: we have a debt-based monetary system that requires inflation (ie, constant increase of currency supply) in order to maintain the illusion of growth in order to support unlimited government spending. This causes the nominal value of your property to get inflated every single year, which allows your local government to justify increasing your property taxes. The Fed fears deflation because it increases the cost of debt. It seeks inflation in order to help the government inflate its debt away-this is the Fed’s real mandate.

That is the intention. They need to keep you "in the system" at all costs. Property taxes should only apply to commercial real estate and to people who own more houses than the home they are living in. The government can find other ways to raise revenue. And no, I'm not getting into the cut spending debate. I already discussed a solution where we implement a wealth tax on assets on people who own over 10 million worth of assets

If you own your house and have less than 3 acres you shouldn’t have to pay property taxes. If you own more than one house then you shouldn’t have to pay property tax which ever house is your primary residence you shouldn’t have to pay tax on. They got to get this figured out a little better because older folks and people getting taxed out of their houses is completely unacceptable and inexcusable. One of the issues in my local county is that if you are over 65 and you move in from anywhere to the county you don’t have to pay school tax no with that being said at the same time the county is always screaming we need more money ok so instead of taxing the locals to death on property tax’s why not require that when you move here from another state you have to live in the county for a minimum of 7 years before you can be exempt because the move ins build million dollar mansions and it raises the tax’s on everyone in the area except most of the people moving in because most are retired. That’s unacceptable to the locals and unfair to them as well it also makes it hard for them to remain in the county as it drives up home prices so much that the local economy can’t keep up to pay for housing. I like roads and all but we are living in a time with insanely high housing costs and thus even higher property taxes. What angers me most is that cities can just charge more for property taxes until you get to the point where you can’t afford to live in the house that you already paid off.

yep that is me if I want to retire. My house is paid off, but I cannot afford to retire because of the high taxes and other things they want to extort from us, like insurance. Although it's not a government fee, the government has made it so that we are pretty strangled by it. And they can basically do what they want, charge what they want, and deny claims with no repercussions. I for one am sick of it. I want to retire. So I will be selling and moving elsewhere. Probably rent for the rest of my life since the trend is to do this all over our country.

People are angry over government and lash out. There is a huge gap…growing daily between haves and have nots. The tax situation is controlled by those who benefit the most. How does someone on a fixed income pay and increase off thousands of dollars in one year. Where I live they still approve spending increases via a town meeting. So, all the town employees and their relatives pack the meeting and vote to approve, new schools, new fire departments, new police and DPW buildings, everything new including new cars that they take home. My taxes went up $2200 in one quarter. This cannot keep going on.

Now they passed two school bonds and a large increase for the county hospital that supposedly is losing money and money for emergency services for the fire department. Next year they will want money for water and sewer infrastructure. It’s like our homes are their personal piggy bank. I can’t wait to see the property tax bill next year! 🥲

That's not what happens because so many are homesteaded. City and municipality workers need to get paid (and they are paid straight garbage here in Florida) and the price of goods went up which means more expensive maintenance. That's the way it works. We have freedom of commerce and travel in this country and these things are decided at local level. It's democracy in action. Plenty of places that have very low property taxes that share your views.

(it is legal here to basically not pay your employees and strip any benefits) Taxes are now shooting up faster than wages and many are being forced to sell and move even further away.

Tax collector and appraiser do not go from home to home inspecting each year. They simply pull your records out of file and add a percentage every year. When I bought this duplex 10 yrs ago, I had to make so many repairs.

My property needs maintenance, it doesn’t go up in value. It’s only raised in value so taxes can go up. The appraiser just raises all our duplexes $200 each for every one of them. I renovated, my neighbor did not do a single thing since 2000. His tax value is the same as mine.

Gotta love NV. Home values where I live in Reno are based on the year built, with increases capped at 3% annually for owner occupied homes. My taxes on my 1942 charming, historic bungalow with good bones in a good neighborhood are $800/yr. And no state income tax.

At the very least property taxes should be eliminated on a full time state residents primary residence if that property is paid in full. After all, if you don't stand to lose your home to the bank for non payment of the mortgage then why should you be at risk forever of losing your home to the state for not paying or not being able to pay the property taxes? You shouldn't. I know some folks fear rich folks will benefit but it's one primary residence for a full time state resident, not ten vacation homes or rentals etc...Of the very few people I know who have their home paid off in this scenario it's not the wealthiest as they tend to think having a mortgage benefits them on income taxes so it's those in their late 60's and up who have worked to pay off their home over 20 or 30 years. This might also encourage some different financial thinking and community building rather than house hopping every five years. Homes were never meant to be commodities.

Exactly, property taxes are the least equitable and fair taxes in existence...based on some algorithms valuation of your home. Income tax, if there has to be taxes, are the most fair as they're based on actual income. Imagine inheriting a home from a family member, but because the property taxes are so high you're forced to sell a family home because you can't afford the $25K per year...I think that is beyond ridiculous.

2/3 of my property tax goes to the public indoctrination, i mean education, system. Im 60 years old. Ive paid 4-5,000 a year in property taxes for over 25 years. The average cost od 1 year in the pubic system is 9-10,000.00 per student. By my math, ive paid for my own k-12. Ive never had any children to use the system and, additionally, I taught 7th and 8th grade for 7years! I dont think i should have to continue paying public school related property taxes!

It's like you read my mind! I was thinking this same thing today. My property taxes went up 25% I assume because my Township realized places around me have gone up in value. I didn't see anyone come around to do a revaluation so, I assume my Township just did one from the office! Then I said to myself "this is like being taxed on unrealized gains!" It's the same thing if your not selling. It's great that the value went up but, if you aren't planning to sell, you wont ever realize the gain BUT, you'll certainly pay the increase in taxes. They are on top of that! It may be time for my 3rd tax appeal against my Township! I'm 2-0 so far!

So…the system works for you. Be sure and tell the appraiser review board they can’t tax you on unrealized gains in your opening statement. People who own newer vehicles see the value going DOWN every year, yet the registration tax remains the same. Is that logical?

@ I never thought about that! My car is now 9 years old and the registration costs the same as the brand new car. My tax appeals were handled by a law firm. They sent out letters to local residents because THEY SAW the Township was over valuing the properties. Cost me $5 plus 1/2 of the first years savings but, they represented me in tax appeal court. Well worth it. It’s a condo and my taxes went from $2000 to $2500 all at once. That’s a 25% increase! Crazy.

I'm all for funding schools but my property taxes have gone up almost 50% in the past 3 years, the schools are still broke and my property is being valued at more than I could sell it for. Older people on fixed incomes are getting forced out of their houses by the schools and I will have to sell if the property tax goes much higher. Its clear to me that giving schools more money is not the answer, we need to fire these high paid school administrators that can't balance a budget, can't get our kids to pass a test and don't teach our kids the skills they need to survive in the working world. They are not earning their exorbitant salaries not even close. This is part of why Kamala lost the election she didn't even talk about this problem. I will not support another school levy until 1) I see better test scores 2) My property taxes are cut to a more reasonable level 3) My property is fairly valued.

They notified me of the hearing date 3 weeks after it had happened. My Seattle Neighbors think California is messed up but incidents like this make think Washington is worse.

most states' k-12 school systems are funded primarily through property taxes. Roughly 80% of state budgets are dedicated to k-12 education. the money will have to come from somewhere or yes, k-12 education in the affected region will suffer. Unless of course sales taxes are allowed to increase to 20%.

Michael I live in Florida like you and if you have homestead in Florida your taxable home value increase is capped at 3% or the CPI whichever is less per year which is called save our homes. If you decide to sell you can also take the difference between market value and the current taxable value of your current home and apply it to another home in Florida. In my case this amounts to about $300,000 and would then reduce the taxable value of my next house by that amount if you purchased a home of equal or greater value. The taxing bodies can still increase the tax rate. How would you suggest we pay for schools, police, court system, fire, roads and parks? I moved to Florida because they do not have an income tax and would rather pay property taxes even though I also feel that the tax rate on my taxable value is too high.

Idaho raised the house taxes for next year over 100% We paid for nine years about $1680 and now they want $4650! That is insane. Another thing is here if you sell your house and it is empty for a while why you moved on they double it again. Means $9300 until it is sold again.

Great point. I never thought of it as taxing unrealized gains. Once you realize it, it becomes obvious that property tax assessments need to be based simply on the purchase price of a property and limited to a 2% maximum increase per year. To be fair, it shouldn't then go down just because the value of the house goes down. If all property taxes were tied simply to the purchase price then there would be no surprises. This would also discourage people from overpaying. Exemptions to a reassessment like the passing of property from parents to children would still exist.

Up in mass I went through the dispute process cause my tax went up 12% compared to homes around me and similar homes. When I went the hearing with the assessors, bring all my comps of similar houses, they said "we'll have to get into your house in order to consider it". That's not fair since they would not be "inspecting" the inside of the other similar homes. They have the right to inspect my house from the outside but I won't let those vamps inside. Denied of course, that's how they operate to screw you.

@davidmann2524 it's all just ramping up here. Valuations have skyrocketed often on the basis of holiday rental viability. Where I am a few hours from a capital city, on the coast, locals can't afford to buy any homes at any level of the market- it's $400k for the most basic houses & $800k-$2 mil for nice places- in a dairy farming & tourism region- only wealthy retirees can afford. The shine is rapidly fading on holiday rentals but those valuations will stubbornly linger for years regardless.

Stop using things that are paid for with taxes then. I bet you wont. Maybe you should pay for that road you use to get to work and to the grocery store by yourself instead. Stop using the sewer system since that's paid for and maintained with tax money. Everyone wants everything but don't want to pay for it. The American way of course.

I refinanced my house at the end of 2020 from a 30yr/3.25% to a 10yr/1.875% .. my payment went from $1165 to $1565 When I asked my agent if it was possible to get a lower rate if we did a 7yr-ARM, and he replied with, "Quite frankly, I know several people that would throw themselves out of a 2nd story window to get the rate you have. No, I can't get you a lower rate."

In va we got, personal property tax , not only real state tax . In va you buy a car , a boat .a motorcycle, you have to pay a tax for ever , only because of value of what is worth, forever. The more you buy the more you pay , personal property tax , is not real state tax , is personal property tax ….
