I doubt you'll see this in the menagerie of all the other comments, but I am also in Ohio and ran into a similar situation when building my shop. Estimates I was getting were through the roof. For a tiny little 600 square foot shop. I ended up hiring an Amish concrete contractor to pour the footing/foundation/slab and an Amish framing crew to frame it and dry it in. I acted as my own GC and did the rest of the work myself. Even bought my own building materials. Literally saved more than half of the original estimates.

I am in Ashtabula County and had an Amish crew build my 3,600 sq ft barn. I contacted Carter Lumber for the material and they had the Amish crew put it up. $89,000 for my barn with 20' walls and 16' lean too. All metal siding and roof.

Travis you are correct, using a Bobcat is a hoot. I’m almost 70 and every chance I get to do a project for myself or others I am thrilled. Bobcat, New Holland, Case and other machines. They are all different but very similar. You can get a lot done quickly. I should have bought one 30 years ago. Great video.

I'm so excited for you. Building construction is exciting and enjoyable if you're a DIY type of person. I've been working for the last 4 years on getting a shop built. It's about the same total square footage as the shop you're building. But it has a basement instead of an attic and there has been a lot of concrete work as the basement is set into the side of a hill. I don't feel as bad when I hear about the initial building quotes you were getting. I've done a lot of the work myself and have a shell for the building and am already well past your original building quote.

The is literally an order of magnitude difference in pricing between contractors. In 2008 (also in Ohio near Columbus) I tore down a small garage and hired a contractor to pour a 24x24 pad for $6k. I built the rest myself with an attic for $15k. In 2020 we moved to a new house and added onto it. While it wasn’t broken out, the 600 sq ft shop with an attic was about $50k-$60k.

I work in utility construction and in our neck of the woods the 'call before you dig' service usually doesn't locate the fiber. If you're going to have a specific access point, you should throw down some 2 inch down gravel so it doesn't turn into a complete mudpit when it rains. It will still get muddy, but you can just throw down a couple more yards if/when low spots occur. It should also mitigate how much mud gets tracked onto the street, so your neighbors will be happy.

Ran Bobcat at a ski resort. Going down an alpine ski run is really fun and not scary at all. Relying completely on the bucket to prevent tipping forward is no problem and doesn’t at all feel like the whole thing is about to go. Going up requires you to go backward and that is fun too.

Having professionals with key items is very important. Make certain you have proper drainage behind the retaining walls, I have seen to many not properly built and then lean over until they fail. Big project, no wonder you didn't do a recap of last year's income.

I can't imagine the nerves involved in actually pulling the trigger on this project. Your backyard was already very nice looking. Having to tear it up is that 'point of no return' decision that makes most balk on these kind of projects.

I recommend pulling fiber as well as Cat6A. Fiber will over you for the future. Pull some SM and MM fiber. It’s cheap(ish)

$315k would be an absolute steal here in the SF Bay Area. Though we have some access issue to the area, we were looking at $500k 10y ago for a shell like that. $200k would have been the foundation/retaining wall. Now that would be $300k+ alone.

If you have the space and if you have the money build your retaining wall so it’s detached from your shop and you have a three to four foot sidewalk all the way around the shop so you don’t have nearly the amount of water issues.

Have them come out and run it temporarily, and then they can come back and bury it. Drape it up against the house. They ran it all around the back so they could avoid boring underneath any type of paving. Edit - well I see AT&T came out and fixed it.
