Totally agree, it’s a NO! I am a numbers nerd and I would actually would like to see the spreadsheet as you do it. I am a buy and hold investor and I prefer the Real Data software than the Bigger Pockets. I have only bought house/duplexes in good shape as I do not have the knowledge and ability to Re-do the house. I figure it’s more months of rent coming in anyway because of not waiting on it to get fixed up.

Uneven and floors that aren’t solid when you walk on them will cause that laminate and tile floors to break and pop loose. Roll vinyl is best if you can’t replace the subfloors. I like that back door and would. Partition the bedroom off and keep it.

Very good evaluation. Do you ever do work in Florida? I'm buying a doublewide that needs some renovation. Nothing as bad as this one. It's just outdated. Needs a roof and possibly new floors and kitchen redo. We are seniors and sure need a good contractor we can trust.

I'm having the same problem..... the south side is where the storms seem to hit... the T-111 paneling is failing AGAIN after 6 years of being replaced.... personally, I'd go with the hardy board... a concrete solution that's better then the t-111... the house you are looking at seems to be about the same age as mine, 1993. they did the same thing with my walls and its OK, but not professional... if you take it, good luck, its in livable condition. so you probably won't have to completely remodel the house.... but the outside, what a pain! I hate having to fix t-111 because the problem keeps coming back.... the front bedroom is just like mine with the water heater in the closet!

I have been left the trailer (free!) on site. Land, well etc... all installed, just very old. My question is you didn't mention heating or a/c ? Is there a heating/cooling solution you would recommend for a 2 bed/1 bath single wide? We are in NNY

Is there enough profit in flipping a trailer home? Just on the resale cost of a trailer it can be risky. One is the park it is located in would be a big factor.

That’s definitely not 40000 $ home here in Louisiana, not sure 5 wouldn’t be too much. Invest in a 400$ paint sprayer and do the ceilings first then stay with a bright light color and spray the whole house. And if you do the outside first, paint and add some shutters on front windows. You’re going to save thousands on painting by doing it yourself.

That project looks like I would take a pass on that one. The plumbing, sub flooring, mold and rot is a major problem and major money. Mold alone has to be specially handled. Lots of siding rot is bad news.....

Wow, that’s a rough one, to say the least! The gold bathtub......🤦♀️ I hope the seller isn’t set on getting his asking price because.....wow. When the “Cons” are more than the “pros”, it’s walk away time! But what really stands out to me is that this was once a very nice mobile home, and it just really makes me sick to see it in such a run down condition. This is beyond normal wear and tear; this home has been outright abused. Such a waste.

Yea, when I inspected that bathtub I think they literally just spray painted the bathtub. lol yikes! Like so many mobile homes, it's all about how well it was taken care of that matters. If it was abused, it ends up going to guys like me that have to restore it to its former condition.
How do you know if u can remove a wall to make it an open concept?

Ok so I'm about to buy a trailer on a acre of land, It pretty much needs a total rebuild, All the pipes, Wires, Ducts, Every 2x6 in the walls, 2x10 in the ceiling, 2x12s in the floor, Let's just say all the materials for an entire single wide trailer, Except the roof and metal trailer floor frame lol, And I'm doing all the work myself. How much for just the Materials ? I even make my own kitchen cabinets, So just the wood and hardware. It already has gas and electric, Water and sewer going to the house.

When they said they wanted $40k for it would of been the end of that conversation. I don't know why you wasted all that other time going and looking at it, figuring out a budget etc. Unless it was just for the video educational purpose.
