You are SO spot on with everything you said! I did not properly take into account maintenance costs, 401k home loan repayment, appraisal, inspection, and other closing costs when I was in the home shopping phase.

I put an offer on a house but, something didn’t feel right. A counter offer was made with some changes. Called the lender for the numbers. Realized that the home mortgage would be more than I would be comfortable with. Could not save money, budget for remodel, etc. I realized that it would not be a good idea and receded the offer. I don’t want to renegotiate after the appraisal, things should be right before that time. Another excellent video that is needed. Thus, at this time the search continues.

My biggest mistake was not taking into account the additional cost of options in my new construction! I’m spending an ADDITIONAL 40 GRAND over base price. Base price = shell of the house to code ONLY.

Some thing I have noticed that you don't cover buyer's back out dates. The date when you can get your deposit back & the date the you don't get your deposit back. We have this in North Carolina.

Definitely get an appraisal! Lots of stupid buyers with more money than brains waive the appraisal then pay WAY over what the home is worth. I see a lot of bay area buyers invading Sacramento doing this crap.
