SEMPR FI! You left out the most important question( probably on purpose). How much are YOU MAKING on my loan!! Very important. Some brokers steer you towards loans that pay a higher Commish that may not benefit you but makes them more money.. They MUST disclose this info! Conveniently, he left that one out?? Do not trust any brokers!! I'm a broker!

Hey Andrew. Almost had a heartbreaking situation happen. My lender dropped the ball. The builder gave us a list of things to have done before closing. Well it got to that date. And my lender didnt have their stuff together. which cause delays in closing. which cause some friction between the lender and the builder. the builder ultimately decided to cancel my transaction. Leaving me without the home i watched be built for 4 month. Luckily for me the builder was open to me using their preferred lender to continue my transaction. And hopefully I'll be in my home in 2 weeks.

Being a local lender is much more advantageous since they know, or should know, the local market; employment, income, demographics, loan limits, FTHB guidelines, etc... love the video, the only part I would scrutinize a little more is the selling of the loan. It happens all he time and makes for much more aggressive rates and product diversity. When the loan is sold, the terms and the rate stays the same, so why not sell it. In the grand scheme of things, they’re all packaged and sold on Wall Street anyway, just in a larger scale. Love the video, but a selling of a Lon versus servicing is most common and no one should ever worry about it being sold.

I am a home mortgage consultant and every loan I do is via phone. In today’s technological age while face to face interactions are more tangible, I find that my clients really enjoy the flexibility and ability to do their mortgage start to finish with me over the phone and then close in person with their title company ect. With mortgage lenders as with real estate agents, I think experience is everything. I can't fathom why anyone would go to a boutique mortgage lender when the source of money is ultimately the bank, which has in house underwriters right there!! Better than going to a flashy brokerage house with lots of brokers who want a cut of your $$$. I went straight to a few banks. Legit service cutting out all the middle men who want a handout.

Terrific question May DD! In short, that's one variable that caused issues in with the collapse across multiple markets in 2008. It reached a point that homeowners didn't know who their service providers were, where to make their mortgage payments, and ballooning costs they the homeowner didn't agree to. Even though, under President Obama, that Dodd Frank act was passed to tighten/ regulate the process, in my humble opinion, a lending company that services their own loans is a better bet than those that sale the mortgage note. Wikipedia: Dodd-Frank Wall Street Reform and Consumer Protection Act en.wikipedia.org/wiki/Dodd%E2%80%93Frank_Wall_Street_Reform_and_Consumer_Protection_Act Either way, it's something to consider. I have had several home loans over my life and they all have been sold to another company. Many of them before I even make the first payment. Never had a problem with them selling my loans.

To be honest, in part it will be what they share with you directly in concert with reviewing, specifically, the loan officers ratings and reviews from past client's that are likely on Google, Zillow, Yelp, etc... Every top performing loan officer and real estate agent I know of ask their past client's to review them honestly. This was very enlightening. I'm not a new home buyer, I've purchased a home and refinanced it previously... and you cleared up some things for me that other people never did. I know the right questions to ask now. The last go-around I chose my bank because I knew they weren't going to sell my mortgage. Great video. I'm dealing with a pretty good lender but their communication skills are a bit lacking, at least the LO i'm dealing with seems to be lacking. I always get the sense that she's really busy, which is understandable, but I feel a bit neglected because of it. I can usually prod the info out of them with an email or phone call, but I really wish they'd call me or email me as soon as they get an update on something, even if it's not a major event. They've been great with asking for whatever they need for underwriting, signing papers etc, but like with right now we're waiting for the USDA RD approval and they haven't really said anything to me for a week. So I call them yesterday and they say 'oh yeah we called them this morning to see their turnaround time and they said they should have it done tomorrow". I wish they would've let me know that. Right now we're 2 days out of closing and still haven't gotten the USDA approval, so I'm slightly panicking and just trusting that the lender/usda/title company communication is wide open and coordinated behind the scenes. I'm sure they got it all figured out, it's a very reputable company and in the top 5 of USDA approved lenders. I just wish they'd keep me more updated on what's going on.

Hi Preston! Thank you for watching! What's most important in choosing a lender is your comfort level with the loan officer, their communication abilities, and their closing rate. Whenever possible, as a professional, I prefer working with a solid local loan officer for due to great response and ease of reaching them. Having worked with clients selecting a larger financial institution I've found it is generally much difficult to reach them and that they don't seem to care much about any one buyer since they are often tasked with working multiple files. When they aren't in the same time zone it adds another layer so needless difficulty on getting things done. These are just my observations from my own experiences helping 170 families buy/ sell their homes. That said I'm sure, like any profession, that there are some great loan officers in that and other organizations. Hopefully this helps you?

When I talk to an lender they give me a quote with the estimated monthly mortage payment ( including pmi,insurance , etc) And the hazard insurance is a different price at ever lender I’ve been to & I’ve seen that it really affects the total mortage payment. My question is do you pick your home insurance or does your lender ? ( I live in Florida )

Andrew I have a question in your experience would you happen to know 2 questions? 1st who is the best and honest lender in Jefferson county Missouri. And 2nd who is the best honest reality in Jefferson county Missouri. Only reason I ask is you really can't trust the internet anymore with the internet neutrality with Agencies basically making their customers write a good review and the same with loan agents. It's hard today with all the False information out there. I'm looking to buy a house but with the market being crazy pricing houses that I know are valued at 140,000 being priced at 220,000 you just don't want to buy. It's extremely easy to find the value of a home but extremely hard to find an honest loan company or real estate agent or company to give a honest price or rate they end up making the purchase to where you end up paying every person involved in the transaction basically paying all their mortgages it's getting out of hand.

great video! .. i have a question on an experience i had..I got a CTC on a loan while insurance was re-rating , 2 months later insurance comes back and states insurance is $500 a month ?!? when the borrower closed with $35/month.. is this legal even though they closed their contract with a much lower rate ? lender does not want to assume responsibility??

#5!!! I want to know every cost pertaining to the closing of the home. I have heard of buyers not being an,e to close due to “pop-up” costs. You’d think 🤔 the damn Realtor or loan officer would advise beforehand. I don’t buy houses every day and I wouldn’t expect someone like me to know everything needed to complete a business transaction such as this! That in and of itself would be enough for me to just get up and walk the hell out.

My grandmother passed away in October her house has had a loan took out on it.how many payments can u miss before the bank takes the house and. How do I take over the payments

Hi Christopher Bailey, I'm very sorry to hear about your Grandmother's passing. I'm sending you and your family positive mojo and healing vibes as you remember the wonderful times and rejoice in celebrating her life, just as she probably would want ya'll to do. That said, one can only miss 3 mortgage payments before a notice of default is filed against the property. That's the beginning of the foreclosure process. Call the bank to see how you can assume the mortgage payments, it may require you to take out a loan in your name. If you're not getting anywhere with them, it may be wise to contact a real estate attorney in your area to help you. Wishing ya'll all the best for a favorable outcome moving forward! =)
