I never liked the fact that the ITV is on the riser manifold. Although its accepted means of testing some jurisdictions still want them on end of the line for a proper flush. If the system is ever drained and recharged you will also have trapped air. During an inspection it may also be possible to disable the alarms and still have the panel annunciate properly. If there are multiple risers, each flow switch should have its own zone as well as each tamper switch. If they don't, that's usually known as the cheap bid. If there is an adequate jockey pump, some occasions you can perform n inspection with the pump off. However if there is only an annual inspection the fire pump get flow capacity tested by actually flowing water out hoses and checking that it meets its design capacity under peak loads. Additionally the fire pump (electric) shall be churn tested for 10 Min on a monthly basis, Diesel Pumps- Weekly- 30 min. Sorry for rambling on but in this business you have to CYA because most building owners don't want to spend money on something they cant see.

After slowly/carefully recharging a drained system, why would the flow switch and mechanical bell continue to sound the alarm with a steady stream of water continuing to flow from that alarm drain line? Could the alarm valve flapper have failed to seat again?

Jim what do you do if the main drain valve is so old and corroded and it like like it will snap or leak?

I would only change it if it was leaking. I have seen some ugly valves that work just fine. Save your money Tom Maheras.

Hi Jim, do you always have to ring the panel during annual inspections? I'm new so I need to learn this. An inspector is trying to initiate an annual inspection at our property but we have tenants and the date he scheduled is near Christmas 😬

Yes you do. You just need to make sure that you get a signal to your alarm panel. Sometimes you can disconnect the strobes and bells from going off. If you have an electrician disconnect, the strobes or you’ll have to notify everybody that there will be going off for a few minutes. But that’s part of the inspection is to make sure that the alarm panel receives a signal from the switch. Thank you for watching. Thank you for your nice comments. Good luck. @@JoyCool1 also, there's a flow switch that isn't connected to the fire alarm panel, does the fire alarm company who services the panel have to be the one to connect it? Or can an electrician from the management company who services our property do it?

No, the Alarm Co. does not have to be involved. Anybody that knows how to do electrical work can look it up. There’s a lot of KZbin videos on the wiring on how to hook up a flow switch. I do believe? Do not wire a lot of flow switches. I leave that up to the electricians. But I’ve done it a couple times. It’s not that hard. Good luck again. I kind of wonder why the flow switch wasn’t hooked up? @@JoyCool1 there's a problem with the water flow switch wiring and the vendor we hired fixed the wires, however they didn't take care of connecting it to the alarm panel and told us that the fire alarm panel company has to do it because it is not their panel (vendor who fixed the wires is also a fire alarm company) there were no alarms/signal upon annual inspection, that's why we failed. And we were just recently informed that it is not connected to the panel

you do not have to sound the alarms during any sprinkler inspection but you must sound the alarms during every annual alarm inspection.

when we do annuals we usually have an alarm guy to disable everything and he does his inspection. if we’re doing a quarterly inspection we’ll be by ourselves so we just disable the panel ourselves, we do not want the customer to be upset.

That is a great idea. I wish we would schedule our inspections along with the Alarm guys also. Then I could see what they mess with and I could probably learn some things and they can learn some things from me? I don’t know? That makes too much sense and we don’t do stuff like that anymore. here at my company every inspector is required to do alarm, sprinkler and backflow inspections. that way you can send 1 tech to every site and get it all done in 1 stop. also you could just learn to disable alarms it’s not hard at all.

Shouldnt the pump be running for your static and residual flow from main drain? Also you can disable the horn strobes on the panel typically.

How do you a pump run

If you don’t know how to run a pump, you should not be running it. Somebody that knows what they’re doing should show you on site. Maybe you can find a video on KZbin. But basically you just relieve the pressure and the pump will automatically start. Then shut it off after 30 minutes if it’s a diesel pump. If it’s an electric pump you run it for 10 minutes once a month. Diesel pump gets tested once a week. Thanks for watching. And thank you for your nice comments.
