Is it a good time to buy stocks right now? How long will it take for us to recover? I know everyone claims that equities are now inexpensive. the fact that other professionals in my sector often earn six figures. Although there are tactics to be applied in this market, the typical individual cannot access these strategies, hence I would be better off investing my money elsewhere. I am well aware of the costs associated with working more to get more money.

I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.

For 2023, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. I appreciate your approach to teaching.. To my understanding this just proves how much we need an edge as investors because playing the market like everyone else just isn’t good enough, we just need to hold onto our hopes and wait to see how things turn out because market movements are almost always unpredictable. @@Alejandracamacho357 The uncertainties accompanying this present market is more reasons I have my daily investment decisions guided by a portfolio-coach seeing that their entire skillset is built around going long and short at the same time, both employing profit-oriented strategy and laying off risk as a hedge against the inevitable downtrends, coupled with the exclusive analysis, it's quite impossible not to outperform. Netted over $550k in return on investment, since using a coach for about 2years.

Having been in the Real Estate industry as a Lender and Investor for over 30 years, here is my 2 cents... The Housing market has been out of touch with reality for one reason, the cheap cost of money. A homebuyer does not look at a prospective home and say yep that home is worth 500,000. Instead, they say that home is going to cost me 2,500 per month and compare it to other homes in the same price range... As the cost of borrowing increases due to higher rates, that same homebuyer continues to look for the same payment. 1 of 2 things happen at this point....1. The homebuyer removes themselves from the prospective homebuyer category or 2. The Homebuyer lowers their expectations on what level of home they are willing to accept. Eventually, the home sellers begin to reduce prices to accommodate the Homebuyers payment requirement. You must also keep in mind the other related pressures that will begin to affect a persons individual finances. When the Fed raises interest rates it immediately impacts personal debt including auto loans and Credit cards. This in turn affects the consumers ability to even afford the 2,500 mortgage payment they originally earmarked. In addition a very unsettling precedent was set in the 2005-2008 crash, banks began to reduce limits on credit cards even if the person was making all the payments on time and as a consequence credit scores began to drop adding further pressure to potential homebuyers. Putting it all together: The snowball begins slowly..... No matter what else is going on in the world, Politically or Economically, Life goes on....People get Married, have Children, Get sick, loose jobs, get Divorced, Die etc. Financial delinquency's for Mortgage loans and other personal debt remain low due to having equity in a home and using it for a piggy bank as needed. If you removed this safety net from the equation the delinquency numbers would be elevated significantly. Unfortunately, many people who purchased a home or refinanced at these elevated values will see their equity all but disappear. This is important to understand because it is the tip of the spear so to speak. When people are faced with one of life's negative events and carry a heavy debt burden, the only way out is to eliminate the debt and the Bankruptcy commercials will once again reign. As people begin walking away from their homes and Foreclosures start to present themselves in neighborhoods, further downward pressures on home values will ensue and if it's bad enough can trap people into becoming upside down on the homes value even if they purchased at a much lower price point. I have never heard any Financial guru/Economist other than ‘Dr. Doom’ Roubini accurately call the size and speed of the snowball before it gets halfway down the hill. So, with that, take my input with a grain of salt and conduct research for yourself..... PS. One of the little known reasons for the shortage of single family homes was not that builders were not able to keep up with demand. In reality, many studies were conducted focusing on Millennials and Gen Z as they pertain to housing, mainly conducted by Hedge funds. The analysis showed that both groups but especially Gen Z would become life long renters and the big money began to flow to Multifamily housing. I guess they were wrong. Peace and prosperity to all....

Hey real estte person, no mention of zilow at all. They started the whole mess and the Fed kept interest low so people will still borrow from the central banks. Inflation is the interest on fiat currency and the oversupply of it. Zillow valued every house in the US almost and tripled the value so property tax is going up and selling is not going to get you a bigger house. Cities are short on housing.

There NEVER has been and NEVER will be a free lunch. My niece is a section eight tenant with six children from five fathers. For approximately two years she claimed every benefit she could while she still worked part-time at Uber Eats. (She drove and the children brought the food to the front door.) Her $2,300 per month HUD house was paid 100% by HUD, new hardwood floors, stainless steel appliances, granite countertops, 4 bed/3 baths. Along comes Jerome, Joe and Janet's printing press and she claims every benefit known to mankind. She made over $40,000 in free cash when nothing changed for her. Then HUD audited her and found out that she received all this free money as a GIG worker, so she now has to pay $500 per month for her home instead of $0.00. (She told HUD she didn't work in order to pay $0.00 for the home she was given. HUD also gave her a utility allowance to pay for utilities.) She sold the free car that I gave her, and bought a new to her car that has now been repossessed. The landlord is kicking her out because he wants to charge $2,800 per month and the HOA was constantly complaining about the grass not being cut, fights, items left in the yard, etc. She is now moving back into the gang infected area, without a car, and with very, very little money ($50). She thought the days of the government raining money on her would last forever and now she is in WORST shape than before the pandemic started. LET ME REPEAT SHE IS IN WORSE SHAPE THAN BEFORE THE PANDEMIC STARTED. The free money was good while it lasted and now, she has no hope of a car, a career or every getting into another HUD home again. This is what happens when you give tens of thousands of dollars to people that have no financial acumen at all. The two great years of free money will probably be followed by 10 miserable years for her, it not 20 years. FREE MONEY IS NEVER WORTH IT IF YOU DON'T EARN IT.

All his data says # of sales going down. Of course Compass dropped 10% agents, most areas are down on total number of sales by 20-30%. I don’t think he’s wrong that there’s a shift taking place right now but I think it’s a shift into a slow painful sideways market for 5+ years where homes just sort of stagnate and number of sales and number of listings stay incredibly low. Once the market moves sideways for a few years and cost of buying with new rates nullifies moving “up” from your current home with equity then inventory for rentals starts to go up. Now people who want to sell will have options with affordable rentals then maybe we can see some real downhill movement but it’s going to take 2-3 years to get that kind of momentum.

I was too young to see what happened in 2008 but as someone who has been working as an underwriter in the mortgage industry since 2010, he is spot on about the mortgage industry. The quality of mortgage applicants has never been this low in my career and a majority of my acquaintances and former co-workers are all out of work. My mother also worked in the mortgage industry for 30 years and her friends went from making 40k+/mo to having no job. My bonus plan was eliminated two weeks ago and we were told we were lucky to have a job. I also sold my home 6 months ago because it is going to be bad. I don't care if housing makes one more rally to 15% or even 30% higher, once real estate falls, it falls hard.

Don’t forget to add the inflation which just this week was 9.1 on the CPI , producers index 11.3, it’s going to be a rough ride for sure.

A housing "crash" should be expected just like everything else. The massive increases in value on almost every asset is obviously unsustainable. About a year ago I refinanced my house to a 10 yr mortgage at an absurd lower rate. My monthly payment went up $150/month and I shaved 8 years off my mortgage. All I did was cancel my TV provider and I was even lol. Live at or below your means, talk less, listen more and think for yourself.

We did similar a few years ago refinanced from 30yr to 15yr. Trying to actually pay that down in 5 to 7 yrs to be more liquid for when the next housing crash comes.

Sir, wonder why we havent had a reseccion since 08? a depression has been cooking since 2008... by 2029 it will make exacly 100 years (a century) since last time we were in depresison. But youre right, the cycle is here but its not a "reseccion" or "worst". Whats coming has a name, its called DEPRESSION!.... Covid, printing money, wars, riots, stock, crypty... you put everything thats going on in a blender you get only 3 things.... WW3, CIVIL WAR, ECONOMY DEPRESSION.

@@nickfit_ go ahead and don’t close. See what happens. Many people in 2019 figured they wait, and now they are screwed. There’s simply not enough inventory for the market to normalize. Too many things holding up those high prices. Besides, those that usually try to time the market lose out. Also, do not be surprised if the seller doesn’t keep your deposit. I would keep it, just for you wasting my time.

@@nickfit_ No, If you have a decent job and money saved, why worry. There is a shortage of homes and there is a shortage of labor due to Demographics. World population is decreasing. These channels are just producing FUD. Black Rock is buying real estate like mad. Assets like BTC and land will long run go higher due to money printing. It is math.

The stock market has plenty of opportunities to earn which I myself took advantage of. I made my first million from going diverse, mainly ETFs(stocks, bonds etc), bitcoin , and gold. Another factor to consider that many people aren't talking about, which was caused by the extremely low interest rates, is the fact that many people are in homes that they can't afford routine maintenance on, as well as many of the bills (insurance, A/C, heat, electricity, etc.). As Pat pointed out in the beginning, a low interest rate makes an expensive home much more affordable. The issue is, those homes also have much higher monthly expenses in terms of the routine bills. Many people walked in thinking "heck, I can do $2k a month. I was already paying close to that for my smaller home or apartment." But they don't realize that their electric bill is now going to be triple what it was. Along with property taxes, insurance and nearly everything else. Then tack on this inflation, and next thing you know they are way out of their league in terms of expenses.

Yep the electric bill is KILLING me on my 4500 sf house in Houston with these 100 plus degree days. Keeping it on 77 and its still over 500 bucks this past month. The Fall can't come soon enough. Water bill was 250, etc.

Not only are the utilities high, throw in maintenance costs. water heater/boiler, A/C condenser, washer/dishwasher etc. Those are the things the average home buyer rarely budgets for. So, if you buy a house that is 500k or more, typically you are going to have higher end appliances. If the warranty hasn't expired, it can get very expensive. I'm talking about a house in the suburbs on city sewer and water. I live in an unincorporated city with my own well and septic system so I had to put in a water system to treat my water and it still causes problems and is expensive to fix. I was talking to the appliance guy who was out fixing my washer and he told me the average years most people get out of their washer machines is 3-5 years!!! I couldn't believe it. Of course, some are more lucky than others and get a little bit more but wow was I floored.

On the contrary, even if you’re not skilled, it is still possible to hire one. I am a project manager and my personal port-folio of approximately $750k took a big hit in April due to the crash. PBD, appreciate you and the video. Disclaimer, I am a RE Sales Team Leader. We met at SLS at The Breakers. Thanks for all you do brother. A few months ago I would have said this headline is complete BS. With rates rising at the pace they are, much of what you’re saying is definitely possible or probably with the rates continually rising. However, there are parts of the data I think you are missing. You REALLY should get David Childress who’s the President of Keeping Current Matters (KCM) on PBD Pod. KCM is the world leader in all RE data. There’s a few points I think that are missing to paint the big picture. Some of those include percentage of homes that are owned free and clear (35%), and the number of homes with a mortgage that have at least 50% equity (1 out of 2 homes), among others. David on PBD Pod would be phenomenal. Overall, values HAVE to slow down. It has not been sustainable. In some markets, they must come down and will be heavier than others. I just think a PBD Pod with David from KCM would be incredible for the show and for a great debate. Completely unbiased, factual knowledge. See you at The Vault, brother.

I have gone through these housing market crashes several times since my body was birthed into this world in 1954. I remember warning my son in 2006 about buying a house him and his wife fell in love with. They were able to sell their condo and have enough money as a down payment to buy a house I knew they wouldn't be able to afford once the housing market changed. In 2012, they had to foreclose on their loan from the bank after his company had to shut down during the poor economy that started in 2008 but fortunately, his wife's name wasn't on the loan so they were able to buy another home in 2013 of much lesser value by her signing up as the homebuyer and getting the loan they needed to buy it with. They were just lucky they didn't lose the ability to get another loan from the bank after foreclosing on that other loan. If they both had their names on that loan instead of my son's half brother's signature, they wouldn't have been able to get a loan for several years until they came up with enough down payment for another loan.

@@freeestyleobsessed When people borrow money from their family or friends for a down payment in order to get a loan from a bank, it's time to quit buying homes if you have lots of money to spend. The peak of crazy minded people buying homes was this past year. Two of my sons are waiting for the housing market to crash so they can finally afford to buy one. Like my story shows, my oldest son managed to get through the crash in 2008-2009 that I knew was coming because of my experiences in 1990 and 2000 which wasn't too bad in some areas of the U.S. but in California, many people lost lots of money after buying a home they could not afford. My first experience with a downward economy was in the late 1970's and early 80's when we bought farmland for $1400 per acre and by the time the banks wanted us to pay off some debt, the land was worth only $700 per acre. Needless to say, our family farm was sold off to pay for the land we paid $1400 per acre for that the bank loaned us the money to pay for it.

I inherited a really nice house in Southern California last year from a family member. My Attorney made a huge mistake and didn't do a title search on the house for outstanding loans against the house. Well it turned out that there was two outstanding loans against the house that I was not aware of. I received the deed to the house and the very next week, I received a "notice of foreclosed house auction sale date on the house I just inherited." I had to pay 22K to get the house out of foreclosure. And what my new Attorney was shocked at was the speed at which Union Bank went to foreclosure on the house and refused to work with me to get the loans against the house current. Luckily, I had the 22K to stop the foreclosure. But how many middle class families out there have that kind of money to save their house!

This is going to happen a lot more in the near future as the elderly people that used the HAMP and HARP programs in the late 2000's start to die off. The dramatic rises in value have created a massive opportunity for banks to quickly swoop in and those descendants without massive amounts of cash are going to get screwed.

My sister and I went through something similar after our father passed a number of years ago. There were no liens against the properties, but the attorney my father hired did NOT fund the trust. It was a huge mess! Needless to say, the attorney my father hired before he passed away was fired and we found someone who was very competent to help us navigate probate.

Umm 700%...there was a mortgage foreclosure moratorium...so yeah there would be an increase. This just made all your "stats" fishy because you chose not to present the whole truth. Just a bunch of misrepresented numbers to skew your video to make your statements seems true. I just bought a house and feel perfectly fine. My mortgage is less that 30% of my take home. The key is to buy a house when you are ready...instead of taking advise from a random guy on youtube. Side note...nice Jason Bourne music to make it more intense.

@@danawhiteisagenius8654 The system we're living in almost forces people to live in debt which is the worst possible way to live. I have been debt free for 20 years now and live with the little income I have. I went bankrupt twice in my life and it is not a fun experience if you want to buy anything afterwards. Even with a foreclosure in your resume is enough to keep you from getting a house in the future unless you have friends or family you can borrow money from which one of my friends did to get his first house in California after he went through a foreclosure on his condo in North Dakota. He ended up becoming pretty wealthy until he died of a brain cancer a few years ago.

700% more foreclosures because the banks COULDNT foreclose, there were next to no foreclosures with the moratorium. This is worth noting when puffing the foreclosures increase statistic, Pat.

agreed, he failed to mention the main reason for the 700% increase in foreclosures, which as you just pointed out, is the moratorium. The foreclosure rate high since 2005 was 2.23% in 2010. In 2009 it was 2.21%, 2011 was 1.45%. 2019 (pre-covid) was .36%., 2020 was .16% and 2021 was .11% (moratorium result). 700% of .11% is .88% which puts us back to where we were around 2014 and considering the backlog we are dealing with due to the moratorium I believe this will be a healthy correction for the RE market. I'm not saying Pat's data is wrong, in fact it is correct, but it fails to provide a complete perspective. However, big picture he is 100% right, save cash and be ready to buy assets at a discount.

yea i forgot to add that foreclosures were so low during the pandemic probably because of the moratorium so if anything theyre prob at average rates now . facts are all about what mind frame youre in when reviewing them. no one can predict a crash. they usually happen when no ones talking about them. i can see price decline but not some huge 50% drop its ridiculous to think of it. Feds arent going to keep rates high for long. once we hear 'recession' in the news and inflation starting to come down , feds will have no choice but to drop rates to get things going again or else we go into depression. and with an aging demographic millions and millions retiring in the next 5-10 years, they need their stock and real estate money. If that doesnt bounce back up quick , well say good bye to the entire country lol. feds wouldn't allow suicide like that. rates will be normalized within the next 2 years maximum

At 6:12, Pat says,”If you were to buy the same 500k loan…”, that’s EXACTLY it. You buy a loan NOT a house. You BUY a house , when you buy the house with cash. Even then, because you are being taxed on the house every year, you don’t really own the house. If you have investments that can pay the property tax , then this would be ideal. However, this is very difficult to achieve….

Few years back i was assistant to a wealthy pen artist and within the short period i worked with him i observed that he had quite a chunk of investment everywhere, stocks, crypto, dividend investing to name a few, so he had revenues coming in from all angles. And in a year his worth doubled. With this i learned that the rich stay rich by investing.

Most newbies and would-be investors often undermine and most often neglect the importance of technical analysis with regards to investing. Technical analysis overly predicts the movement of asset prices regardless of what is happening in the wider or broader market. Essentially, the process involves studying the paths of a particular asset movement in the past so as to establish a sustainable pattern that can be used to predict future movements or better still get an investment advisor who'd guide you and help you manage your portfolio just like my boss back then, He was working with an IA Nicole Brusher and i would bet he still does. I can boldly recommend her because i've witnessed her performance first hand. She's the real deal.

You have to take the things experts like Ramsey says with a grain of salt. After the 08 crash, the experts said we would never see home values appreciate as rapidly as they did leading up to the crash again. They were dead wrong.

A lot of "experts" were also wrong about the pandemic too! People behave in self interest, including those who work within certain industries. If the ship is sinking they will tell everyone that everything is okay,. Just cask in and buy your cruise vacation. They will BS every time. The difference now with mortgages is that global economies have reached their end game, especially due to the economic hit from the pandemic. The golden years of low interest rates are never coming back. This will definitely effect residential and commercial prices. It takes more than demand to keep a market afloat, it takes affordability. The demand will still be there, no doubt. The difference is that in order to sustain that demand, with higher interest rates, the prices must lower. Banks are like a casino, the house always wins.

What you are talking about is exactly what I have been expecting to happen. I sold my home of 18 years last November, completely exited the markets and am sitting in cash just waiting for the fireside sales. But my gut is telling me this is going to take longer then 6-12 months more to play out. Maybe another 2 years to bleed off all that injected bloat in assets. And then there is the FED to make things more muddy and screw with the natural order. Already seeing cracks in economies around the world. Something bad is going to happen, probably not the same as 2008 but something like it and maybe worse. All I can do now is wait and watch it happen. Like Burry said, “watching a plane slowly crash”.

Great content! The only stat that seemed misleading was the foreclosure stat. 2020 had forbearance and historic property value increases. Nobody, very few rather, were foreclosing in 2020.

I've looked at a lot of this information. The only issue I have is with the foreclosure data. You did mention the total amount but gave no reference to pre pandemic norms. Why this is important is that most states placed a moratorium on evictions and foreclosures. Granted I think the spike still matters as you should be able to simply sell your home if the market was still healthy.

My house has been the best investment I ever made. My housing costs have stayed the same for 12 years. Renters can’t say that unless they have been moving to cheaper places as their rents increase. Being able to control your housing costs is huge.

That's not exactly true. You have periodic repairs to make on your home that add to its cost. Taxes typically go up as does insurance and other bills. The only cost that is generally fixed is a mortgage.

Such great free content! I'm unbelievably thankful! Here in Germany, I see so many young families running into the biggest mistake of their lives by buying 500k houses having 3k monthly income and only fixed interest rates of 2% for 5-10 years. When it goes even up to 6% they're all done! Sad to see that but good for people who know about that situation and use it as an opportunity.

@@dejabu24 maybe I read him wrong, but looked like he said their 2% fixed was only for 5-10 years. Maybe he didn't mean fixed? May be there what got us here in 2008 when people's rates went up when they weren't in a fixed.

@@dejabu24 of course it will affect them. Let's assume from 500k they paid 200k off after 10 years. Then there is 300k left to pay of with an interest rate of 9% now. e.g.: 500k with 3% --> 1250€/month left 300k with 9% --> 2250€/month That's a lot!

@@HairyPixels I put it very simple here- I think culture plays a major role. Germans were told to "save" money (Sparbuch = savings book) not invest money. They think buying a big house to live with your family is an asset (what it almost was 30 years ago) but it's a liability, especially now. Times have changed.

I was selling real estate in the 80's and yes, they did go to 18% and it hurt! In order to even make a dent in the inflation rates Powell has to go to double digits. I am taking advantage of the lull and going to ask for a price cut. The sellers know the gig is up. If in the future, we have a dip I will refinance. I need to get out of Los Angeles. Homes in the middle of nowhere are on the market longer and price cuts have been pretty consistently. I don't intend to leave for a long time if ever and can do the payment. Loans may be harder to get in the future as tightening will happen also. As things go downhill, I am looking to escape L.A. Traditionally 30-year fixed loans have been 7.7% on average. My payment will be around the same as my $300 rent raise or less. Gonna roll the dice on this if I find a good spot. I will be happily growing a garden with a well over the country's largest aquafer for the next few years in a house with no neighbors out of Los Angeles and the lovely tent cities and all that comes with them.

The real question is this: can the federal government afford to pay 9% interest on its debt today? The answer is NO, not without raising taxes drastically. So, IMO the Fed WILL chicken out well before we hit 6%.

Thats what I don't understand. Even WEAK men know you can't live easy forever. Hard decisions have to be made. They just want to do anything to avoid making it because the accountability is too much. Me too, I’m waiting for the drop. Sold one apartment 1year ago. Made profit . 1 apartment rented out with no mortgage . Only mortgage is my residing family home where me and my wife share. Now I’m waiting to buy a house next to a UNI so I can make a lot of bedrooms and rent it to students. Will be at lest be a 4k month profit.
