One important question is that if someone buys a house they have to make fixed payments $2500 or even more depending upon the size of house. Now lets assume there is a recession and the person loses his job then he/she will be in an absolute chaos and has to sell that property at a significantly lower rate if he/she doesn't have any backup for the mortgage payment. Decision of buying a house is excellent no doubt about it but still it depends upon individuals capacity and i think reserve money is also very important

when the CRA says there's an allowance of 1 overlapping year for primary residence exemption in Canada, do they mean from the date the overlap plus 365 days? It doesn’t hamper the credit score but it affects GDS/TDS ratio and might hamper your chances to get the maximum mortgage approval. It all depends upon individual’s situation as well

Home Equity is the difference between your property Value minus mortgage amount. Yes You can get the money against equity in your house. Normally bank they go 80% LTV.

Yes you can that. There will be some penalty to break your mortgage which depends upon the term which you selected when you bought the house

Hello Sir, I've been searching on real estate in Canada before and from the start my question is that can a person take two mortgage loans for the purchase of house at the same time? As we are focusing on rental properties then what different sort of finance options are there available in the province of Ontario for an International student at first? And as you have said that you sold the house at the loan after two years and then!! paid off the mortgage and here comes the point at the bank that how does the paper work goes like as a mortgage your home papers are with the bank and how could I promise the client to sell that house to him? please kindly answer my questions because I've been looking for accurate and real answers. Looks like a video with a lot of good information however way too far from reality especially in Toronto where 1bedroom condo isn’t costing you anywhere less than 500-550k mortgage +property tax+ condo maintenance+home insurance which is nearly impossible for a single person to afford unless one is making more than 100k/year or is buying with a partner who’s earning as well! It was super easy to buy a property here in Toronto before 2016 but not anymore! These sort of videos looks really motivating but when reality hits you it hits you hard!

Hi sir, I am wondering that supposed I bought house around 400k in 2022 and I did mortgage of 10 year that mean my mortgage will complete in 2032 but by god grace in 2025 my house price will increase and now it will become 700k and I want to sell that house. Is it possible to sell house even my mortgage is still not complete though?

Yes you can but there are some penalties if we sell house and you have to put at least 20% for next one because you already used first time home buyer program
