Note - ALL of Vegas has bugs. You don't give them food/clean every day, and you'll be fine after a few months.

I wish that apartment owners would realize that most people would prefer you do not include the gym, the pool, or the fancy espresso machine in the clubhouse, and instead pay a lower rent - and let the tenant take care of their workout and recreation needs.

Some people prefer the higher rent with the amenities than having to go somewhere separate. My family owned property in HB since the 70s, and our tenants would never move because the rent was rarely raised. Since the buildings have sold, the rents have more than doubled

​@@theejayzeeable false, it's all in how the apartment complex is managed. If complaints are taking seriously then everyone will be mindful. I've seen downtown luxury high rise reviews stating dog crap everywhere and thin walls with music booming, all the way too management acting like its a frat house.

I've lived in Vegas 2x as I have family there. There are lower rents you just have to look around. Many don't advertise, they just place a sign in the window. If you see a building you like just pop into the leasing office, they will know if anyone is scheduled to move within the next few weeks or months. Also, if someone is looking to get out of their lease. Let them know exactly what you want. Do you want a quiter area away from kids, partiers etc. Do you want to be closer to the playgrounds if you have kids etc. Vegas is a 24/7 city so your car insurance is going to be high so include that in your budget.

WOW, I COME FROM A LOVING 2 PARENT HOME. My Dad Worked in Production for 39 Years, and Along the Way and Purchased 12 Rental Properties. But, This IS In A INDIANA AREA. He Accomplished This Back In 1970. What I Don't Understand The SAD LOGIC, with These Land Lords. They Already, Know Realistically, People Wages, Cannot, Keep Up With High Rent. My Dad was Decent, And Kept His Rent Reasonable, That's Why He Kept Tenant's 20 years. Thanks

Also, In My Home Town, You Can Get A Whole House For $1,000& Up. There was a Couple who Left California, House Sold for 420,000. They Came here and Purchased a Doctor's Home for 200,000 . That's Being Smart. My Dad is Right Alot of People in Bigger Cities are Living Paycheck to Paycheck.

I’m also from Indiana looking to move to Vegas in the near future I work in production in Walmart Fulfillment center for 2 years I’m 21 thinking about trying to get manager position before moving bc rn I only make $2600 a month and the girl friend makes around $1800 a month as a day care teacher here

I bought a 2 bed, 2 bath townhome on Jones near Vegas Drive in September of 2023. I work at Red Rock Casino and needed a place closer to work and my location works out well. My mortgage is $1,550 with another $253 on top of that for HOA fees. After watching this video I think I got a good deal on the price of my townhome. I looked at renting for a few months before deciding to buy and the rent for 2 bedroom apartments at the time was between $1,800 and $2,200 depending on what part of town you're looking to live in. You don't have to be that close to the strip in order to find affordable rent but with the added costs, application fees, pet rent, etc, it can get unaffordable really fast to rent. Buying isn't much better with the cost of housing but if you don't need a lot of space then consider a condo or townhome. I paid $203,500 for mine and the mortgage isn't much more than the $1,600 that I had been paying at my last rental. I had to move because my landlord wanted to fix up the place and raise the rent substantially after we lived there for 11 years.

@@trevorgwelch7412 Where I live in Markham Ontario new townhouses start around the 2 million dollar mark. Just west a few miles in Richmond Hill they start around the 2.5 million dollar mark.

It’s a lot but with the amenities and the fact that it covers Cox fiber optics internet is cool. Living here for 3 years, and it’s been nice but there are definitely a few kinks… not to mention management has changed more than 10 times over the past 2 years. We like it and the location is great!

Typical Vegas-like the hotel rooms for $20. Then $50 resort fee. Parking at, what, $30/day (if you drive. I don't, so don't quote me on that price). Plus at least Luxor has that $100 security fee, which you do get back if everything is good. But yeah just lump it all in.

They do this so that people with lower incomes can qualify, because typically you have to make 3x rent. So at $1,800, you’d need to make $5,400/mo. But if they say rent is $1,500, then you need only $4,500/mo income to qualify.

Love this, I ended up starting at the Copper Creek Apartments off of Silverado Ranch. My one bedroom is 1475, it the slightly nicer appliances, comes with a gym and such but never used it. I have view of the strip from some distance, but it nice to be away from the strip area. It was enough for me for the time being. I'll admit finding stuff in Vegas is rough as hell.

That first apartment had me...all that for just $1599? You pay $2500-$3500 for the same apartment here on Oahu. The lobby is gorgeous, the amenities are off the chain, and that sky roof with view is just perfect for relaxing & entertaining. Hope Ryan was able to grabbed that apartment. I bet in a year it will not be available at that price.

Yep. I provide a service there at highline and on many occasions our stuff was tampered with or just stolen. And it is not high value stuff, just people being geto.

These two joints are but dumps. Should have taken the newbie to some of the classic bldgs in town, like to the 22-story high-rise, the Mark One Tower at 1020 East Desert Inn Road at Maryland Parkway. Stunning views to the fabulous Las Vegas Country Club, Regency Towers, and the Strip. That 22 story bldg went online in 1975, and yet it is far nicer today than these new corporate low and mi-rise rip-offs. I paid $260 a month, and that incldued all electric, all AC as well.

Am in Alaska. 1700 a month plus fees for dogs and trash. Nothing like the high line. In Alaska you get slum conditions for the same price as the Highline. The difference is night and day. Crazy.

2008-2012 I had a beautiful one bedroom in summerlin for $700 month with 2 car garage. I loved it. Walk in closet, vaulted ceilings, large shower tub, and balcony viewing Vegas. Miss that place.

Rented a brand new luxury flat on the 7th floor with floor to ceiling window walls in a highrise bldg for $260 a month. View was onto the L.V. Country Club, Regency Towers, L.V. Hilton Hotel. Rent included all ameniities including 24-hour pool and jaccuzi. Also included garage parking and air conditrioning, all electric was included! For $260 a month. Yeah, that was a few years back, I admit. Check it out today: Mark One Apartments Tower, 1020 East Desert Inn Road, near Maryland Pkwy.

FYI- There are no Rent Control Laws in Nevada. Often, these apartment complexes will advertise low rents for new tenants to attract them, get them to sign a one-year lease, and move in. But when the first year of the lease expires, the rent gets increased anywhere from $100-$300 a month. Sometimes more. These apartment complexes are willing to take a hit the first year of a lease. They are banking on the fact that many people find it difficult and stressful to look for another apartment and move all their furniture and belongings again in such a short period and, therefore, wind up biting the bullet and signing a new lease. But remember, when year 2 of the lease expires, prepare for another significant rent increase. What starts as a great experience becomes extremely stressful because one never knows how much their rent will increase year after year. Nevada- The U-Haul State!

Even back in the mid-1970s, when I lived there, Vega$$$$$ was notorious for people MOVING OUT under the cover of the night. I never once saw anyone moving IN to my complex at night, But lots of move-outs at night.

True, which is why you rotate to off-season. If your lease is in Feb, for instance, you'll be on the down-side of the economic equation for the next few years as opposed to the august/may periods when the rents are all higher due to increased student rentals. Mine is up about then and I will be able to have my pick of most of the nicer places for $1200 a month, most likely. the downside is you have to live light until you get your own home - and just move every year.

Thank you. The future concern is how will rents and home prices look when that Brightline West train is completed in four years and getting to and from CA and LV is just a hop on the train away. But that's another story and video.

Depends on the part of town. $1,500 won't get you much around Vegas. There are some condos/townhouses that go for $1,500 or lower.

Moved to Vegas from Mesa Az in March 2024 i went on hotpads and found an owner in Paradise between Eastern & Maryland pkwy 2bd 2 ba $1400 washer/dryer in the unit no extra fees im renting from the owner of the condo. Nice quiet complex no complaints here...

Specials are only good for your first lease period. After that they jack up your rent ridiculously. All the common areas close after 6pm. Which you wouldn’t be able to use anytime anyway. Because they’re only for show. Same with the gym. No choice internet WiFi only. The closer to the strip, the more hassles you’ll get from management. All these newer buildings are the same as described. If you’re looking in Vegas, further west you go the better. Always read the property’s reviews. It’ll save you a lot of headaches and good luck!

Winter is slower and the best deals can be had then. Vegas get a lot of flak, but it is price-wise where Los Angeles was in the mid 90s, 30 years ago. With no natural disasters to really deal with - just a bit more heat than most of the rest of the U.S. for 3 months. Rent and then buy in in 2 years when the bubble has crashed ( and it will crash hard - typically 40-50% in a major recession ). $200K for a decent condo should be possible by then, and rates will be probably closer to 4%. ie - even I plan to rent for 1-2 more years as now you're wasting money and renting is worlds cheaper.

I hope you are not moving from Florida to Vegas for cheaper rent because Vegas has become very expensive almost the same as Florida and it’s only going up every month to be honest I would hate for you to make the moves and then in six months you’re paying more than you were where you are at I would really do my research!

Paradise and Twain..... They should pay YOU to live there. That is a nasty area. I doubt their security is what it needs to be in that area since I did not see barbed wire and guard towers. The place looks nice enough, but that is not the issue. I live in a nice area in a nice 2 bedroom apt for a bit under 1800. I am 15 minutes form the strip. In a crap neighborhood like that one, a 1 bedroom apartment should probably be about 1300 or a bit less when you consider what I am paying and where I live for a 2 bdrm. All in all, I think both these places are overpriced for the area. Put them in Henderson or even Rainbow and Tropicana and the prices would make a lot more sense. Going East of Jones is now getting a bit dicey when it comes to living in a decent neighborhood. I lived at Lindell and Trop (one major cross street east of Jones). It was OK, but the neighborhood to the immediate east, say Decatur and Trop was not good and there were lots of shady looking folks that did not seem like they really had anywhere to go or be,

The only truly secure place in the area is The Rays, which does have security and guards, 24/7. But even then, you DRIVE everywhere. You don't even walk 2 blocks to the university or across the street to the Target.

The best in the city that I know of, just at $1500 a month, is the Paramount in Silverado Ranch. Safe, gated, and no nonsense. But, yes, $1500.

At the end of the day, all you really need from an apartment or house is a place to sleep, shower, change clothes and cook and eat a few meals, everything else is a bonus which is a waste if you're only at home for one or two hours a day outside your sleeping hours.

That place was originally built by elysian. they have invested way over a billion dollars in new properties all over vegas. I met someone who works in that industry and I was told that Elysian builds properties and in short order sells them off, hence the new names.

This apartment would only be between $700-$900 here in Oklahoma. My last townhouse was a 3 bed, 2 bath with pool, gym, clubhouse etc and in a great part of town and it was only $850 a month. I couldnt ever imagine paying $1,500 a month anywhere. We do have apartments, condos and townhouses here that are executive style that $3,000 to $5,000 a month. But those are near downtown and they are mostly housed by business executives and "rich" people.

First joint: "High Line' at Paradise and Twain. Common areas are fine. Apartment itself is pretty much crapola. Man, they could not even put a $20 pedestal under those huge washing and drying machines. In the kitchen, you also have to bend way down to use the oven, yuck! There does not seem to be a "back patio" in this flat. You meant to say a small balcony, perhaps? As for the sky-high rental price, the assorted "extra $300" rip-off charges immediately show you that you are not in any Normal City, USA anymore -- but in frigging Vega$$$$$. Second joint: "Las Vegas Grand", East Flamingo at Paradise. Now the Vega$$$$$ nightmare show really commences. They have the audacity of making a 587 square foot hole in the wall -- and calling it a one-bedroom with one bath? My, my. How big is a STUDIO or EFFICIENCY in Vegastown today? 300 square foot? At 7:28, you can see "The Wimbledon". A classy condo/rental bldg from the mid-1970s. Much better than these newer corporate stables.

I would agree with put everything in up front... but that $300 gets you quite a bit. Plus the amenities, apartment, and location definitely justifies the spend! High Line FTW🥃

"High Line" Apts is considered to be in one of thre iffiest places in tow,n next to Freemont Street area D-town.

I love my apartment here at the High Line the only negative is when the Sphere has events the traffic is terrible especially F1 Event.

Highline and those like it are a $ pit. Nickle and dime you to death. They do this to draw people in thinking it's only $1500 but soon ching ching ching. Plus they do this because you'll find that those small "extras: keep increasing. But I do have to say the location is fantastic of the Highline. That huge globe at night is amazing.

Our cousin stays 6 months in Vegas. The Tahiti village is renting him a place for 200$ a week, since his time share ran out. He did make a deal & he raves about it.

I have a 2bd in north summerlin, $1695 plus a bunch of extra fees. They don't keep the amenities up at all, but it's a nice area. If i didn't have kids, that first one was dope!! I see $1412 studio on the website. You can find much lower if you want a shit area.

Nellis area is bad, I used to live on the base in the 90's. If you are a man by yourself though, you can do it, hopefully you have not yet been jumped/ robbed. It was a bad area back then.

The first apt was really nice. At first I thought what a steal at 1599.00. But than adding 300 for extras really made it more. Amenities were really good but in reality would you use them all. Something to think about

It's not included, with the summer here, electricity is running us around 100 per month and gas is around 60.

$1,500 a month where I live in Canada would get you the elevator in the apartment to live in. A tent in a backyard rents for anywhere from $1,000 to $1,750 a month in Canada.

That first place would be about $3800 a month where a live, I would take that in a snap! They make the payments separate because of taxes, maintenance fees versus rental income.

The best apartments, IMO, are a small section at the edge of Henderson. 5400 Vistas /Quinn and around the corner, the Citron. This little nook the other side of the freeway is reasonably priced and not in a completely terrible neighbrohood. The freeway restricts access greatly to only one side, so the homeless people tend to be a little more wary. Not 100% safe, but worlds better than most of the town without breaking the bank. NOTE - all of these places, like all of Vegas, have roaches, so ignore that - spray before you move in and don't give them any food and it'll be fine after a couple of months. lol.

Paradise isnt the best area to live in. Probably one of the most hood places to be in. Heavy traffic, pot holes, constant construction. 1 way streets. The list goes on and on. I drive thru there and University Center Dr. everyday and i hate it. The deals are out there in much better locations. Just do your research. Great vid, very intersting 👍

did you have a problem with people/ homeless wandering around the hallways, trying door handles? I read some bad reviews, we were looking at that one before we found this place. The reviews turned me off , did you experience that? The Red Rock one said the same thing, homeless wandering around the hallways, got in somehow and they were trying the door handles of people's apartments. You are right, we have a 3 bedroom for the xtra room and it is crazy , it's getting like California.
