For Americans 750Kwon is 560$ which is an amazing deal . I was living in Vegas and I was paying 4 times that amount .

No apartment in Vegas is this small. Plus, you have to loan the landlord $8K which you get back when you leave.

Should be very careful signing short-term leases in korea though. They're not protected by renters right's laws and the landlord can increase the price by any amount after the initial contract date has passed. I found this out the hard way. If you do this kind of 단기임대 (short term lease) be very very careful. It's usually very predatory towards younger people and foreigners. 월세 has a higher deposit, usually starts around 5mil won, but you're guaranteed a constant rent fee, the deposit is guaranteed and protected by law, and the landlord can't just kick you out like they can with short term lease.

Max rent I can afford on my own is 2.5k in Korea which way better than the u.s granted I did bust my ass to get to that point. I’m really proud that I can even put 40 to 50k down without really getting affected (I’m saving specifically for the move to Korea)

Business tenants are only for registered office unit by the city. Those units are only accepted only for ppl who need office but not much of a big space. Ideal business would be if u need a office for a rental car company that u own. Since its also a office unit, u cant declare ur living space to the city... thats the only problem for officetels in most of the units....
@itacv8185Ай бұрын
wait wdym. if you get an officetel can you go register it as the place you live for your residence card or no?
@Jhinn4869Ай бұрын
@ depends on the unit, but u can live on the unit, its just that some units wont allow u to register as a living unit becuz its basically served as a office unit. So its better to check in with ur broker or ur agent before signing a lease

I’ve always been curious about renting in Korea and how the deposit works since in the US it’s different.. from k dramas I know a little bit and from what you’re explaining it kinda matches up. What I’m wondering is if you do get your deposit back usually in full at the end of your term since it’s a big deposit and if not in full how much usually when leaving if you left in in good condition. I know the use you usually never get 100% back and more so like 50-75% usually because the standard clean up fees and replacement fee but also the US deposit is a lot less. Apts usually range anywhere from $0 deposit or like a couple hundred as a move in promo. I read some one else’s comment here saying that out of the let’s say 10 million won deposit you mentioned that’s like split up into your rent and that’s why it’s only like 500 usd is because of this. You should definitely do a video that goes into that a little more. If that’s true and the lease is let’s say a year then rent is actually 500 USD ish + the 10 mil won/12 months is really how much you pay monthly then? Also what about when the years overs then if that’s the case and your deposit is depleted? How does the rent increase look like? Thanks!! I will never live there just because it’s not somewhere that’s on my list where it would make sense for me but I’ve always found this. Intriguing is like how renting works in Korea. Thanks!
@HKim0072Ай бұрын
Look up "jeonse". These are more "banjeonse". Generally, it works on a sliding scale. The bigger the deposit, the smaller the monthly rent. The smaller the deposit, the monthly rent goes higher. The deposit isn't the same thing as a security deposit in the west. The tenant should receive everything back.
