I bought an apartment in Batumi exactly 1 year ago in the same area but nearer to the sea and the mall (only 300 meters from the sea to be precise) on the 19th floor with uninterrupted sea views and mountain views for $700 per square meter (white frame). I paid 30% down-payment and the rest by interest-free installments for 36 months (the last payment will be a couple of months after the building is to be completed and fully functional). I feel EXTREMELY lucky to have made this investment because it has almost doubled in price in just one year. Those who think they are late to the party should not be discouraged. The situation in Russia and in some countries in Eastern Europe (especially countries that are highly dependant on Russian gas and petrol such as Poland, Germany, Greece, Romania, Slovakia and the Baltic States) will worsen with time. The US can ship as much gas as they want but it is Alaskan gas and costs 300% - 400% more than Russian pipeline gas. If the infrastructure in Europe for storing gas is damaged/destroyed there will be frequent black outs and no heating in many parts of Europe for the coming 4 to 7 years. Batumi will boom because it is the natural choice for wise people to relocate. There is sea, sun, mountains, nature, gastronomy, friendly people with a cosmopolitan and welcoming mindset and a superb infrastructure. In short : it is a winning combination (imagine you could set the clock back 20 years and invest in Shanghai.. Or set the clock back 30 years and invest in Dubai or set the clock back 45 years and invest in Singapore... What are you waiting for?

@@Alexander_Short Surely no investment in real estate is risk free but Georgia generally (and Batumi particularly) capitalises on its favourable geo strategic position and the events likely to soon occur in Russia, Europe and Turkey. In Russia, anyone who is not a part of the internal economy must relocate to other countries if he/she wish to be able to trade, work, bank etc. with foreign companies. A full blown conflict with Nato will wreak economic havoc on the Russian economy (the damage to European countries will be even greater as their economies are larger and more concentrated in manufacturing and service hubs whereas Russia relies mostly on natural resources that can not be blown out of existence... In Turkey, according to 98% of analysts the economy will get a lot worst before it gets better (if ever it will). The prospect of war between Turkey and Greece in 2023 is very real and the Greeks are fully aware of it and are preparing for it. Yes, Turkey is a member of Nato but this is 2022 Johnny and de facto Turkey's foreign policy is not in line with Nato + it openly demands a redrawing of borders with two Nato countries - Greece and Bulgaria. If it materialises Greece will shower Western and Central Turkey with tens of thousands of conventional missiles that will decimate half of Turkey's economy, destroy most of its infrastructure and plunge it into an economic depression that will last a few decades. If only 1% of Turkey's 88 million people move to Georgia (of which 125,000 - 150,000 will be high worth individuals) this will be a huge boost to Georgia's economy and especially to Batumi which will almost double (!!) in population in the space of a year (already the influx of 45,000 - 50,000 Russians, Ukrainians and Belarusians in this year alone added 25% to the city's permanent residential population). Unlike the affluent Russians who gravitate to Tbilisi, the affluent Turks will gravitate to Batumi because it is a 25 minute drive from Turkey (the Artvin Rize Airport can be reached in a little over an hour and it connects to Istanbul, Ankara and İzmir) and because of the many ethnic Turks and Ethnic Georgian Muslims in the Adjara Region. May I add that I am not an optimist by nature. What I do see is that Georgia's government pursues a policy of open and cordial relations with all its neighbours as well as the EU and Russia and that Georgian GDP doubled (in USD terms) in 9 years and I see no headwinds that will reverse this trend of economic growth. And I forgot to mention Iran which is also likely to be involved in a devastating war or worsening civil unrest (or both) in 2023 hence more people (aka money) seeking refuge in the regional safe haven that is Georgia.

This guy is Ukrainian and its a problem with English speaking sales departments in Batumi. That's why I finall had to find an agent for presentations.
