Great videos! I am a Norwegian citizen now here in Batumi to save on taxes. I have a SBS (Small Business Status). Really enjoying Batumi so far! I actually lived in Guru Residence recently, from June until today. My review: - Elevators: good. Elevators are not too busy, 95% of the time. - Sewer/HVAC: bad. My apartment had a sewer/HVAC issue. Often the toilet smelled bad. I tried filling all the drains / P-traps, but didn't solve the problem. Maybe this problem is unique to my apartment. - Power outages: good. I think my power was reset 2 times in June, but after that no problems. I only noticed because I had to turn my PC back on after arriving home - Mosquitos: terrible until I decided to run the bathroom fan 24/7. I'm living on the 3rd floor, and the neighboring construction site has stale ponds. - Elevators: OK. The elevator availability is "good", but not "fantastic", so in this particular building I would like to live on the 10th floor or lower, so that I can use the stairs easily. All in all, for Guru Residence I am only concerned about HVAC / sewer smell, but perhaps the issue was unique to my apartment? I may consider buying in Guru Status, as I am mostly positive about this developer. My apartment had very nice-looking renovations, but I don't know if they were from the developer or an external company. In any case, I recently moved to Old Batumi, and I now live in a classical-looking slightly older building in Melikishvili Street near 6 May Park, and so far I'm very content with the quality. It's a 2-bedroom and I got a good price. I really don't know what to buy in Batumi -- if anything. You see, my Russian ability is useless. I speak English, Norwegian and Japanese. Other languages, not so much. So for now, I am planning to just chill here and save on taxes. I mainly work as a translator and invest in well-diversified index funds around the world, and this is a part of my retirement plan. I want to be location-independent. My mother lives in Norway, and all my relatives live in Norway. Norwegians don't generally travel to Georgia. Sometimes I want to buy from NEXT, but don't know if it's a good idea. I imagine the prices will be crazy! Will probably end up paying double for similar quality. I really don't like Orbi anymore. Alliance seem quite OK, but I now hate key cards, so I won't be staying there either. I prefer using traditional physical keys, because I always have the power to access my own possessions without having to waste time talking to staff. Orbi Sea Tower was terrible -- every 10 days I had to renew the key card in the reception, and the staff asked me for the Airbnb host's phone number. A problem however was that my Airbnb host never gave me a phone number, so it was always a problem... Orbi lack effective procedures, and a display in one of their elevators is broken and was never fixed. Embarrassing! I feel like Orbi Sea Towers should be called Orbi Sea Slum: "Welcome to the ghetto". So, effective procedures were lacking and normal maintenance was also lacking. I'm now very happy in Old Batumi. My rent is 700 USD for a huge 110m2, and I feel like I'm paying 50% of the normal price. Maybe it's a little old, but it looks great. I may never invest in Batumi real estate, but I am very impressed by your successes in the market, and I hope you will continue to make a lot of money here. I would like to invest in a Batumi Real Estate Investment Trust (REIT) if I can find one, because I believe this place will continue booming. My countrymen, Norwegians, are mainly interested in places like Spain, Greece, Bulgaria and Turkey for their summer holidays, but maybe they will discover Batumi in the future - we'll see. As someone who speaks only English, I find Batumi to be a bit of a funny place for me, but I feel like lots of people here look like me, because Russians, Ukrainian, Belarusians and Norwegians are all "northerners". It seems like many people here just assume I speak Russian, but I really don't. I wish I did! I lived in Bulgaria last year, but the taxes there weren't good enough. I paid about 15-20% tax there. In Bulgaria, you will pay a higher de facto tax rate the less money you make. It's like inverted progressive taxation. Roughly speaking, if you make 30k EUR a year, you will maybe pay 30%, but if you make 60k EUR a year, you'll pay more like 16-18%, and finally if you make something like 1 million EUR a year, you will pay close to 7.5%. Georgia is much better, because I'm getting a flat 1% on my income here. It's truly remarkable. I think in the future I may move to somewhere else, possibly Malaysia or Japan, but I'm going to be studying a bit of Russian and Georgian while I'm here.

I'm doing about the same thing as you, just waiting to sell my home in Canada! Canadian and US stock dividend payouts are taxed at 25% and 30% since Georgia doesn't have a tax treaty with Canada or US, however at least capital gains aren't taxed. How are you managing to pay only 1% on your income, do you mean 1% to Georgia excluding any withholding taxes?

@@Alexander_Short I speak some Russian (I understand around 60% of what is said and speak 40%). I spent 7 months in Minsk and 2.5 years (on and off) in Georgia in the past decade so I can communicate well enough in Russian (not in Georgian unfortunately which I find a beautiful language but very difficult to learn).

I look for a high quality renovation and I prefer Russian/Belarusian companies because from my experience the local renovation teams can be problematic (based on experience I had in an apartment in Tbilisi).

I am invested in 4 countries in real estate for 24 years. The best investment is by far the one I made in Batumi 3 years ago. The price has literally doubled. As for renovating an apartment in a newly built building it is best to do so in the months of October, November, March, April and May because during these months the price of hotels and rented apartments are cheap and the climatic conditions are optimal.

For clarification sake the 7.5% annual ROI (return on investment) from renting is per the current market price for my apartment which is roughly 1,300 USD per square meter. I was lucky to purchase @ 680 USD per square meter 3 years ago when supply vastly outstripped demand because there was a ban on direct flights from Russia and the Corona virus was still going on.

that depends how you ll manage. In fact owners who rent themself rent apartments averagly 80-100$\day per season with a buying price 85-90 000 for studio. Other depends on you (whether you rent it in time when season low for short period etc)

I agree that renting on your own and cleaning by yourself or with a cleaning lady that is trustworthy and charges a reasonable rate (ie 50 GEL for a 2 bed room apartment) is a recipe for getting an annual return of 7.5% net (give or take 1%). I bought my apartment on a high floor with a wonderful view before the conflict in Ukraine started and my apartment has doubled in price. I am tempted to sell the apartment because I am still years away from retirement which is funny because had the apartment not appreciated so much I would use it for renting or for myself because I really love Batumi.
